Hi Harish – Thanks for your earlier response. Was really helpful. Two additional queries as below:
A. I checked with Prestige and understand the current market rate is Rs5450 / psqft ( Rs 5650 for premium apartment) all inclusive (except registration). Considering this rate there is technically no appreciation of our investment value in last 3-4 years (there is actually a loss considering interest cost paid on home loans),
Would really like to have your view on prospect of recovery of investment value (including interest cost)? Whether it is worth staying invested ?
B. I recently did a site visit and noted that they are significant gaps in white tiles provided in flats and these are filled with grey cement giving a really ugly look across the flats. These kind of tiles were not used in sample flats shown to us. Tried approaching Prestige but with no positive response. Would like your view if you are aware of any particular reason for grey cement and can we approach builder for rectification?

Although being with lot of hurdles in the realty sector like demonetization, RERA, GST etc… the sector has seen bit stagnant in the prices, and definitely, this would be a temporary effect. But also, we think that the rate you mentioned is base price only; plus other charges need to be calculated, and if considered last 4 years back the base rate was Rs. 4000 psft. So, our recommendation would be, you need to wait another 2-3 years for good appreciation value because the traction in the realty sector has initiated so the wait would be worthy.
2. As we have noticed in sample /mockup flat the flooring was with gaps and cemented, and which is in trend now.

Any visibility on project completion. It’s already been 6months delay and we don’t have any visibility from Prestige on handover. Every time the handover dates are pushed. Also, prestige is responding mentioning no delay compensation pushing the blame on BESCOM for delay connection where we still see the project work is way far from completion.
Further, generally all prestige projects have good infrastructure; however in sunrise park we see the company have provided grills instead of compound wall reducing the overall security.
Even talking to CRM is not helping me with a solution which is highly unexpected from such builder.

As per the management, Mar 2018 is scheduled for possession; On the delay compensation pl refer to your sale agreement copy if there is any date mentioned then you can act accordingly.
The front compound wall portion (Entrance) is provided with half grills, but rest all other sides is of compound wall completely, however this is given as per the design and aesthtic purpose and more over it is costlier when compared to the complete compound wall without grills. so which is actually beneficial for the residents.

The current base selling price from developer is Rs. 5650 psft, and in secondary market the avg selling price is roughly Rs. 5300 to 5500 psft and it is purely on case to case basis

If we cancel the booking 4 month prior to the handover of the apt, will prestige deduct anything more than the cancellation percentage on sale value they have mentioned in agreement. Some say in addition to cancellation chgs (certain percentage on sale value) there is interest to be paid as well. Do we really pay interest for cancellation of booking? I though interest will be taken only if we are going ahead with with the purchase and clearing the outstanding payable to Prestige. If we cancel (even when project is almost getting ready, will wee need to pay any interest or just the cancellation on sale value is what they may deduct from out booking amount.?

No there is no such interest rate on cancellation charges; subject to that one should have made the payment to the builder according to the construction schedule mentioned in the agreement before getting in to resale option otherwise the interest will be charged on the remaining payable balance as per the demand from the builder.

Price revision has taken place couple of months back and also due to low inventory availability and slow sector growth due to the effect of Demonetisation, Implication new GST, upcoming enforcement of New Regulation RERA, NGT etc.. have made the price stagnant but for sure the prices are expected to grow higher in coming days

As far as we know and discussions with management of prestige the PRR is expected. But yes, The PRR from SW direction i.e from Tumkur to electronics city has got cancelled long back, and which doesn’t make sense the PRR to start from Ecity Phase I.
As said in articles the PRR from South to North will be connected via NICE road.

Currently 1 BHK are not available in this project – all units are sold, for other units the basic price starts from Rs. 4950 psft onwards, so you can consider the current base price as benchmark for selling of your unit.
Suggest you to hold the unit for some more time, until the complete projects handovers with all facilities and then you can plan for disposing of your unit.

Now since possession is due this year I am thinking if I should register the flat or exit and invest in some other good under construction or prelaunch project which could earn good returns in future. Since I am onsite I can still wait for occupancy at least 2-4 years.

The current base price for the project is Rs. 5150 psft for 2 BHK and Rs. 4950 for 2.5 & 3 BHK; and has very limited stocks available as of now. Since you are on site we suggest you to hold and give the same for rent. Try disposing the same, may be in 2 years from now.

1) Personally i did not like the concept of closed utility, keeping washing machine in kitchen
2)Closed kitchen concept
People are doing open kitchen noways and a separate utility section attached to kitchen
In whole in PSP we will end up with no space to keep washing machine, dustbins and other things which we prefer to keep away from kitchen.
No separate space to put clothes for drying other than balcony

Prestige Sunrise Park provides E-Khata (Electronic Khata). E Khata is Electronic Format/Computer format of A Khata. E Khata will have same content as A Khata, It is useful for a person to pay property tax Online.
As far as we know there are no cancellation in Amenities. It is kind of semi luxury project and the distance between the two towers is sufficient enough to get good ventilation and sunlight and it does not lack any open as appx 6 acres of open space is been provided (As per the norm the distance between any two towers should be minimum of half of the tower height)

On what basis is this judged as a semi luxury project and not luxury apartments even when it has all these amenities courts, gym, pool and clubhouse. Does this mean it’s not a premium residential development and average project with average units? Like Prestige Song of south is a much premium project and Sunrise Park isn’t?

Certainly it is good project, Its individual choice how they rate as per their preference, for some the premium would be luxury and for others the luxury would be premium. There is no as such rating
But as per our views we can bifurcate with the factors like location, density of the project, specifications, smart home technology, car parking space allotments etc…

We have a 3 bhk apartment at Prestige Shanthiniketan at whitefield and another 3bhk at Prestige St Johns wood. So we feel it’s safe to buy a Prestige apt as prestige is a reputed builder. But recently, I read a few reviews regarding Prestige sunrise park on your site here. So being a little worried, i have a question. Can a project be started without having environment certification, occcupancy certificate etc. Do you have any update on Prestige Sunrise park NOT having obtained the necessary approvals for which we as customers should be worried about and hold on for some more time before thinking of proceeding /buying in that project. Could you confirm this to us. You mentioned that it will have an E khata. But anything you can tell us about the other approvals not yet obtained for that Sunrise park project.

There is no as such any approval pending for PSP project, all are in place and OC will be followed once after the completion of the same and which is expected by next year Q3.

Thanks a lot for all this information. You’ve been of great help. We’ll definitely get in touch when required. We have two apartments of Prestige of 3bhk. one we bought long back at St. Johns wood. Another is at Prestige Shanthiniketan. The Shanthiniketan is massive. But a closer look at towers reveals the finish quality of the project bit not up to the mark. This time we actually had shortlisted three projects. Prestige Song of the south at begur, Prestige Lakeside habitat located at Varthur and Sunrise park. Unfortunately, the roads to Song of the south project at begur arent so developed. The place begur still isnt upto the mark yet i feel. I dint like the access to Prestige Lakeside habitat either. (from whitefield via varthur lake, or panathur road, or sarjapur road). Unlike how easily we can access Sunrise park from Koramangala or even mg road. The Bellandur traffic at Ecospace tech park can be a real pain at times for lakeside habitat i feel. Also Sunrise park will be ready soon next year hopefully. One of our known friend has booked it Dec 2015 at 5010 rate per sq ft which includes 25th level pricing as they’ve taken on 25th level. I’m only hoping that the 1128 sqft unit of 2 bhk at sunrise park will have some decent space for two people to live in and the Norwood block will have bit of open landscape like how it is at Prestige St johns wood with all the amenities in clubhouse that they have listed. We cannot able to comment on the Prestige Shantiniketan Project, because the technology even in the construction industry change oftenly, so all we can say it was the landmark project of Bangalore at that point of time.
Also, We suggest you to look at PLH as well, reason being as per the knowledge report, varthur and thanisandra when compared to other localities in Bangalore are going to boost good appreciation values.

Looking in to current situation the appreciation to hit at Rs. 5500 shall take time of another 12-18 months. and yes this would be only the base price Plus other charges extra.
The rental value for 2 BHK would range between 18k to 24k and shall depends on the PLC and outlook of the interior

Hi Shri, I booked 3 BHK in Feb 2014 inn PSP -Birch wood tower 8 , Unit B8113 , they charged me 4550/- psft+ Floor rise value = 4750/- psft = 76 lakh At that time the builder said the flat price will cross 1 crore but the current price which they are Quoting in 86 Lakh. Lets see what happen at the time of Possession. Usually landscape facing units will be sold faster when compared to Road facing units. There is nothing to worry if you quote competitive pricing while selling the unit and when there are no landscape facing units available road facing units will automatically fall under demand . Basically you need to hold the unit till all the landscape units get sold to make higher profits.

Would you like to comment on a statement that the PSP project has still NOT got A khata. Its a “Panchayat Khata”. When I asked this question to the sales guy, he was saying they are in a process to convert the same to A Khata, and the promise to provide A Khata before possession. So how risky is it to invest in a “Panchayat Khata” property, and whats the guarantee that it would be converted to A khata, and that too within next 2 years. As a matter of fact, apartment owners one of the adjacent project (smondoville) are still yet to get A khata and OC even after 4 year of possession of their flats.

As far as i know, Smndoville has got OC & Residents have received E Khatha. Lands which fall under Panchayat Zone will Receive E Khatha Only. Lands which fall under BBMP Zone will receive A Khata. Technically there is no difference. between A Khatha & E Khatha.
Hi Harish, we have looked both projects Godrej E city and PSP Birchwood 3 BHK flats… Both looks good… Which one would be good for staying purpose? we are little bit confused now.. so any suggestions would be greatly appreciated. Hey guys, I have a 2BHK in Norwood Block (1128 sft) which I am looking to sell. I know this is a disucssion forum and i would like to put forward my opinion on a few things being discussed here. The first one being from Shivali; If I’m right, Yes, The environmental clearance has been received. The second is from Kans. Yes the real estate market is stagnant at the moment. However, the calculation of the returns done by kans is purely from an investment perspective and if you are actually doing the probable calculation of RoI, please factor in the time linked payments up to 2017. Yes, purchasing a flat from reputed builders is a less risky affair, cause they have a reputation to live up to, hence the quality of a construction including the hiring of contractors such as L&T is not expected to be compromised. That leads to a premium being charged over other builders who are relatively new in the market. However the above is purely my opinion. (You might think its probably a little biased cause i hold a 2BHK in the property)
Notwithstanding my opinion above, I had purchased a 2BHK (1128) sft in Norwood Block in 2013 and am looking to sell the same as I am moving out of Bangalore by June 2015. Request the interested buyers to contact me at modi.manu @ gmail . com.

This is where my concern is:
1. This project sold like hot cake, priced at Rs. 3900 psqft in mid of 2013. You know prestige’s atrocity, its like no construction binded payment, its all time binded one.
2. Now, if it sells as per what Harish Achar (the moderator) says, that is by 2020, Rs. 6500 to 7000 spqft, then its a money put on dust really.
First of all, its very very difficult to get buyer these days, even if you get one for that price, the yearly return on investment is hardly 7%. 3900*1.08^7=6685, then subtract the 2% brokerage, 200 psqft transfer fee etc etc, you will end up getting literally 5% year on return…FD gives much better guaranteed return. The other combination of investments with that high money of 60 lakhs can fetch you atleast 13% return…
Thats why i am saiyng, the real estate investment with high builder is not just a riskier game, its a sure shot loss making game..

Honestly i am late to consider investing in ecity now in 2015. however i have gone through Prestige Sun Rise Park Birchwood units available for sale ranging from 4400/-sq ft – 4800/-sq ft.
What is the current rate of appreciation considering 2017 June as possession time for the units available at BirchWood?
This project was launch in Dec 2013, should i still consider investing in a 2BHK here?
What will be the rate of appreciation by possession year 2017 and 2020 year?

Prestige builders being reputed brand and L&T being their contractor, the project seems promising in terms of handing over, however due to climatic conditions and other factors like labour issue etc.. its ideal to have 6 months of buffering time

For same specs it comes to 18 Lakhs difference. Is it still worth buying in Bhannarghatta road? I am planning to buy for residential purpose in 3 years time and not for rental.
