Hi Harish, i own a 1bhk unit in Birchwood, PSP and now planning to go for a 2bhk unit in resale in Norwood. Could you please give me idea about the resale price I should go for in order to have a good deal and how much appreciation is expected from this project in the near future?

Hi Harish – Thanks for your earlier response. Was really helpful. Two additional queries as below:

A. I checked with Prestige and understand the current market rate is Rs5450 / psqft ( Rs 5650 for premium apartment) all inclusive (except registration). Considering this rate there is technically no appreciation of our investment value in last 3-4 years (there is actually a loss considering interest cost paid on home loans),
Would really like to have your view on prospect of recovery of investment value (including interest cost)? Whether it is worth staying invested ?

B. I recently did a site visit and noted that they are significant gaps in white tiles provided in flats and these are filled with grey cement giving a really ugly look across the flats. These kind of tiles were not used in sample flats shown to us. Tried approaching Prestige but with no positive response. Would like your view if you are aware of any particular reason for grey cement and can we approach builder for rectification?

Hi harish

How much rent can be expected for 2bhk at 8th floor

Hi Harish

Any visibility on project completion. It’s already been 6months delay and we don’t have any visibility from Prestige on handover. Every time the handover dates are pushed. Also, prestige is responding mentioning no delay compensation pushing the blame on BESCOM for delay connection where we still see the project work is way far from completion.
Further, generally all prestige projects have good infrastructure; however in sunrise park we see the company have provided grills instead of compound wall reducing the overall security.
Even talking to CRM is not helping me with a solution which is highly unexpected from such builder.
Given your expertise, would request your advice on the same

Hi Harish

I am having 2bhk in PSP on 7th floor in Norwood block. What price you are expecting if I want to resale.

Hi Harish,

If we cancel the booking 4 month prior to the handover of the apt, will prestige deduct anything more than the cancellation percentage on sale value they have mentioned in agreement. Some say in addition to cancellation chgs (certain percentage on sale value) there is interest to be paid as well. Do we really pay interest for cancellation of booking? I though interest will be taken only if we are going ahead with with the purchase and clearing the outstanding payable to Prestige. If we cancel (even when project is almost getting ready, will wee need to pay any interest or just the cancellation on sale value is what they may deduct from out booking amount.?

Hi Harish.. I m looking for a 2bhk flat in PSP.
Although the offers are good but resale flats are available at a lower rates as compared to Prestige.
Also I checked with Prestige but they do not have the required flats.

Hi Harish

what rent we can expect for 3 BHK at 21 floor

What would be the approx maintenance charges in PSP?..

Hi Harish,
Since peripheral ring road is planned between the Norwood and birchwood. Any latest update on this? Also, how will it impact the Society/area.
Second thing is prices are really not moving. Any specific reason for this or there is any specific issue withe project?

Hi Harish,
Thanks for the reply.
People are confidently giving the contrary update.

Are you sure on the PRR to pass through PSP?

Hello Harish,

I am following your website since I booked 1BHK (630sqft) apartment in PSP Norwood. I bought the apartment (18th floor out of 19) in pre-launch at 3900 pqft base price.

Can you please tell me what is the current market base price for 1BHK (620 sqft) in PSP.

Also kindly advise if I can sell the apartment or rent it (I can hold it for few more years).

Mr. Kamath

Thanks Harish for you quick response

Garima Mehta

We have a 2.5 BHK in Birchwood which we want to sell. Anyone seriously interested in buying please get in touch at [email protected] for further details.

contact me at [email protected]

Hello Harish,

I booked a 2.5 BHK apartment in PSP Norwood during prelaunch (self financed) . Now since possession is due this year I am thinking if I should register the flat or exit and invest in some other good under construction or prelaunch project which could earn good returns in future. Since I am onsite I can still wait for occupancy at least 2-4 years.

Please advice if I should rent the flat or exit.

Hi Harish,

One of my friend visited yesterday this project. It seems Prestige is selling now Rs 4900/sqft for 20 remaining 2.5BHK flats out of 1900. why sudden jump in the price?

Hi harish

We are planning to book 2 bhk in PSP. I have few queries
1) Personally i did not like the concept of closed utility, keeping washing machine in kitchen
2)Closed kitchen concept
People are doing open kitchen noways and a separate utility section attached to kitchen
In whole in PSP we will end up with no space to keep washing machine, dustbins and other things which we prefer to keep away from kitchen.

No separate space to put clothes for drying other than balcony

Utility was much needed thing.

M Babu

What will be the registration charges for this property? Is registration charges based on land value or guidance value or actual amount paid? What is the guidance value for this?

Hi Harish,

I am looking for 2 bhk in electronic city .Prestige offered a 2 bhk of 1007 sqft in 1st floor and at cost of around 58 lakhs and at the same time godrej offered a 2 bhk of 1070 sqft in 4th floor with 65 lakhs which is better? My budget is around 55 lakhs.

What is the current cost of this property

Hi Harish,

I just want to know what Khata does Prestige Sunrise park in Electronic city, Blore come under. If it’s not A khata, then will that be changed. If it’s not A khata what are the consequences of not having A khata. Also i’ve heard lately that they have been cancelling some amenities like swimming pool for example. As this project is split into two (Norwood and Birchwood block) does it lack open space? Can you provide some information if this project is a premium prestige project and provide us some answers to our questions. We were planning on taking a unit in Tower 3 Norwood block. Thank you

Harish, thank you for that quick reply. Really appreciate it. As we know this project Sunrise Park is a project from a reputed builder, Prestige group. On what basis is this judged as a semi luxury project and not luxury apartments even when it has all these amenities courts, gym, pool and clubhouse. Does this mean it’s not a premium residential development and average project with average units? Like Prestige Song of south is a much premium project and Sunrise Park isn’t?

Hi harish, I have couple more questions. But on a different note really appreciate the help. We have a 3 bhk apartment at Prestige Shanthiniketan at whitefield and another 3bhk at Prestige St Johns wood. So we feel it’s safe to buy a Prestige apt as prestige is a reputed builder. But recently, I read a few reviews regarding Prestige sunrise park on your site here. So being a little worried, i have a question. Can a project be started without having environment certification, occcupancy certificate etc. Do you have any update on Prestige Sunrise park NOT having obtained the necessary approvals for which we as customers should be worried about and hold on for some more time before thinking of proceeding /buying in that project. Could you confirm this to us. You mentioned that it will have an E khata. But anything you can tell us about the other approvals not yet obtained for that Sunrise park project.

Thanks a lot for all this information. You’ve been of great help. We’ll definitely get in touch when required. We have two apartments of Prestige of 3bhk. one we bought long back at St. Johns wood. Another is at Prestige Shanthiniketan. The Shanthiniketan is massive. But a closer look at towers reveals the finish quality of the project bit not up to the mark. This time we actually had shortlisted three projects. Prestige Song of the south at begur, Prestige Lakeside habitat located at Varthur and Sunrise park. Unfortunately, the roads to Song of the south project at begur arent so developed. The place begur still isnt upto the mark yet i feel. I dint like the access to Prestige Lakeside habitat either. (from whitefield via varthur lake, or panathur road, or sarjapur road). Unlike how easily we can access Sunrise park from Koramangala or even mg road. The Bellandur traffic at Ecospace tech park can be a real pain at times for lakeside habitat i feel. Also Sunrise park will be ready soon next year hopefully. One of our known friend has booked it Dec 2015 at 5010 rate per sq ft which includes 25th level pricing as they’ve taken on 25th level. I’m only hoping that the 1128 sqft unit of 2 bhk at sunrise park will have some decent space for two people to live in and the Norwood block will have bit of open landscape like how it is at Prestige St johns wood with all the amenities in clubhouse that they have listed. Thank you.

Hi Harish..whats the current base price at prestige sunrise park

Hi Harish,

The current base price is Rs 4700 as you mentioned and your forecast is Rs 5500 once it gets completed. Does this price include the VAT/car parking and additional charges which we already paid. How much rent we can expect for semi furnished 2BHK of 1128sqft?

I booked in Oct 2013 in Birchwood and the base rate was 4350/- plus floor rise, parking, other charges etc. The sales person estimated 1000 rupees hike per sq ft per year. But it didn’t happen.

Do you think the base rate given to me was bit high at that time? Will there be any more growth in the price?

Hi Shri, I booked 3 BHK in Feb 2014 inn PSP -Birch wood tower 8 , Unit B8113 , they charged me 4550/- psft+ Floor rise value = 4750/- psft = 76 lakh At that time the builder said the flat price will cross 1 crore but the current price which they are Quoting in 86 Lakh. Lets see what happen at the time of Possession. And also builder claim that its an A khatta Land but in the above few Posts i saw that is B khatta land. Can Any budy tell me how much rent i can expect for 1571 sft 3 BHK?

I have booked an apartment in Prestige Birchwood in Oct, 2015. Is there any common forum for buyers which I join in? If yes, is there any formality I need to do?

Hi Harish, Don’t you think PSP price is not appreciating that much as of today? Also we are hearing some noise related to Peripheral ring road. Will there be any positive impact whenever it will be built.

P Suryaprakash

Dear Harish,I intend to buy a flat PSP middle hight in birchwood. ..the rate quoted is floor suggest …if the rate is you think I would get appreciation for my investment.

Hello Harish,

Appreciate the work you are doing.

I’ve booked a 3BHK in PSP Norwood on level 13. Bought it for about 4700 psft. The size of the flat is 1644 sqft.

Is this a good deal?

Any issues about level 13?

I am planning to buy a flat in PSP. Should I buy a lower level flats(2nd – 4th floor) OR higher level flats where the higher level flats are costlier(5-6 lacs difference). Appreciate your response in advance.

Hi Harish, I read your reviews regularly. It is very helpful. Thanks for the same. I have a query. We had invested in PSP 2 yrs ago (March 2014) at the rate 4350+ floor rise. Now the current rate is 4750+ floor rise. Given the current situation what is the rate we can expect during handover( June 2017). Also is it better to sell before registration (during handover) or hold the flat for 3 yrs and sell(LTCG). Kindly share your views on this. Looking forward to ur reply asap.

Hi Harish, can you please tell us what is the current rate is going on of PSP Norwood, 2 bhk.

Hi Shaan, I could be wrong but as par my information all the flats are sold out from builder. Now individual owner are selling. Also I saw in prestige website that 2 BHK are priced approx. 67-68L.

Hi Harish, I bought a 2 BHK flat during launch. I believe it will get ready by June 2017. Will it be good decision to sale before registration during possession or after 3-4 years after possession. Please suggest.

Hi all,

We are looking for 2BHK and 1BHK in PSP in Norwood. When we checked with builder we came to know that there is no availability. Kindly help us if there is any investor flats available at best price.

I have 1BHK in PSP Norwood. North Facing. 18th (Out of 19) floor.
What is the current resale price in the market?

Hi Harish, I am looking for 2bkh in ecity. So will it be better to go with SNN Raj Neeladri (Ready to move-60 lakhs) and to go with Prestige Sunrise Park. (67 lakhs). Please suggest.

hey are you still getting a 2bhk in sunrise park ?? & how much are they quoting now

Hi Harish, I have brought a 2 bhk flat in norwood on 21st floor in tower 2( its the top floor). will that be an issue with resale of the flat or renting it out? What appreciation can i expect from this flat?

Hi Harish.. Main reason for a good ROI was PRR planned between Norwood and Birchwood and ofcourse Prestige brand name.
Now that PRR has been put on HOLD do you think you still stuck to 80% appreciation. I booked a flat in Norwood 30 months back but return is just 10% YOY

Pls advise

Mr.Harish,is it a good option to buy a 2 bhk flat in norwood on 11th floor(tower2 unit6),facing the previously proposed outer ring road? The purchase will be purely for investment purpose only. Will this flat give good resale value if it faces the road(supposedly will be landscaped as per prestige brochre). Please give your valuable input/advice.

Hi Harish,
PSP is a Panchayat Khata project and not a A Khata project. I have concern regarding this. Can you please tell me if there is any problem in buying the apartment in PSP and what’s the probability that it would be converted to A khata in next 2 years?

Sam Paul

Hi Harish, like Mr Malay, i too have a similar question in my mind. Kindly do let us know, if there is any problem in buying a panchayat khata property like PSP. How problematic it would be in future to get a occupancy certificate of the PSP property, and probability that it would be converted to A khata. Also, Would there be any problem in future to sell the property, because of any documentation problem, as the land being a panchayat khata.

Hi Harish, I am following your comments from a long time since I bought unit in PSP.
I bought 1bhk Norwood 630sqft (18th Floor) at 3900psqft on Pre-Launch in Jun-2013. I purchased this unit just for investment purpose. Do you think I invested correctly? What is the current price and what price I can expect by Dec-2017 and Dec-2020?

Hi Harish by 2017 the time of possession what would be the rate per sq ft & I bought this for investment purpose so what is the rent u expect for a 2 bhk?

I have 2bhk with 300sft of terrace east facing in PSP- Birchwood tower no. 5
When i booked this house- only one unit left with open terrace in 2013 1st quarter. So it has high demand.

anthin thomas

Can u please advice me regarding prestige sunrise(2bhk on top most floor) and purva palm beach.(2bhk )

which is better considering evrythng-living ,connectivity and resale value.

anthin thomas

sir im getting a 2bhk on the top most floor. Is it a good deal?Considering both living and resale?

Hi Harish, The map shows HT wires passing through the site plan, how do you think it will affect the residents of towers in Norwood PSP especially?

Hi Harish,

Today from Prestige I got the confirmation that they have no plans to move the HT wires from the site and they have not communicated about the movement of these wires to any customers. So this HT wires will be there inside the site which is quite disturbing fact. Do you have any other update on this?

Sam Paul

Hi Harish,

Would you like to comment on a statement that the PSP project has still NOT got A khata. Its a “Panchayat Khata”. When I asked this question to the sales guy, he was saying they are in a process to convert the same to A Khata, and the promise to provide A Khata before possession. So how risky is it to invest in a “Panchayat Khata” property, and whats the guarantee that it would be converted to A khata, and that too within next 2 years. As a matter of fact, apartment owners one of the adjacent project (smondoville) are still yet to get A khata and OC even after 4 year of possession of their flats.

Look forward to your candid advise.

Hi Harish, we have looked both projects Godrej E city and PSP Birchwood 3 BHK flats… Both looks good… Which one would be good for staying purpose? we are little bit confused now.. so any suggestions would be greatly appreciated. Or do we have any other options other than these two in that area? Awaiting your reply…

Hi Garima,
Could you please send me the details like floor , facing, tower ,price etc to my email-id [email protected] ?

Hey guys, I have a 2BHK in Norwood Block (1128 sft) which I am looking to sell. I know this is a disucssion forum and i would like to put forward my opinion on a few things being discussed here. The first one being from Shivali; If I’m right, Yes, The environmental clearance has been received. The second is from Kans. Yes the real estate market is stagnant at the moment. However, the calculation of the returns done by kans is purely from an investment perspective and if you are actually doing the probable calculation of RoI, please factor in the time linked payments up to 2017. Yes, purchasing a flat from reputed builders is a less risky affair, cause they have a reputation to live up to, hence the quality of a construction including the hiring of contractors such as L&T is not expected to be compromised. That leads to a premium being charged over other builders who are relatively new in the market. However the above is purely my opinion. (You might think its probably a little biased cause i hold a 2BHK in the property)

Notwithstanding my opinion above, I had purchased a 2BHK (1128) sft in Norwood Block in 2013 and am looking to sell the same as I am moving out of Bangalore by June 2015. Request the interested buyers to contact me at modi.manu @ gmail . com.

Dear Harish, as moderator, please correct me if i am wrong 🙂

This is where my concern is:

1. This project sold like hot cake, priced at Rs. 3900 psqft in mid of 2013. You know prestige’s atrocity, its like no construction binded payment, its all time binded one.
2. Now, if it sells as per what Harish Achar (the moderator) says, that is by 2020, Rs. 6500 to 7000 spqft, then its a money put on dust really.
First of all, its very very difficult to get buyer these days, even if you get one for that price, the yearly return on investment is hardly 7%. 3900*1.08^7=6685, then subtract the 2% brokerage, 200 psqft transfer fee etc etc, you will end up getting literally 5% year on return…FD gives much better guaranteed return. The other combination of investments with that high money of 60 lakhs can fetch you atleast 13% return…

Thats why i am saiyng, the real estate investment with high builder is not just a riskier game, its a sure shot loss making game..

Hi Harish
I have read most of your posts here, and as i understand Ecity esp Ajmera appreciated invalue 80% in 2013 year.
Honestly i am late to consider investing in ecity now in 2015. however i have gone through Prestige Sun Rise Park Birchwood units available for sale ranging from 4400/-sq ft – 4800/-sq ft.
What is the current rate of appreciation considering 2017 June as possession time for the units available at BirchWood?
This project was launch in Dec 2013, should i still consider investing in a 2BHK here?
What will be the rate of appreciation by possession year 2017 and 2020 year?

Hi Harish,
Please advise if investing in PSP is a good option. I have heard that they havent got the environment clearance yet. Is this true? Are these guys still hiding certain approval details from us? Kindly advise.

I have a Flat 2bhk east facing , PSP Birchwood
