Hello Harish, I am looking to buy a 3 bhk flat in Orchid Lakeview. But I am concerned about the bellandur lake issue and the garbage dumpyard just next to the society. Also, I want to know if it has supply of cauvery water or not. If not, then don’t you think that the borewell water will be toxic as it just next to the polluted bellandur lake. And what is the value of rent there for a 3bhk flat?

All we can say is, the price is very competitive when compared to the same standard of projects with in the near vicinity, so it is worth the price at which is been proposed. Yes, there are possibilites of underground water being polluted with the high concentration like sodium and flouride contents. But the water is being filtered before sourcing it to the tanks and precautionary water treatment methods is being used by the developer.
Rental of 30-35k pm can be expected.
Hello Harish, I am looking to book 3 BHK in Goyal Lakeview Orchid. I have read about Ballandur lake issue on your board apart from the cemeteries close by issue. I went last week to the site and didn’t find stink and all. I am wondering is this livable area (as I do see some families have moved in already) and is it safe investment? Is there any reported nuisance due to the close by cemeteries recorded by anyone. Or is there any other ready to move in project around that area from a good builder in same price range you can suggest?

As such we have not come across any issues pertaining to nuisance from cemetery area.
This project is at a very competitive price because of its current situation, in the long run, we hope this would be a good investment as because the concerning issue of bellandur lake is on high priority to the authority to make it better and livable in the surroundings.

I’m almost on the verge of buying this. One last stop before I GO for this. I read – with new NGT regulations, the building comes under less then 75 meters from the storm drain. What is the consequence? Will there be any impact? And hearing, there are many unsold units though the developer is not confirming. Looking for some strong motive points for me to go forward on the buying. Also, any strong advices please.

Project has got all the necessary approvals before NGT issues arising with new norms, this project can be considered as retrospective in nature ie. new NGT norms shall not be applicable for the project which are approved prior to Aug 2016, so post Aug 2016 onwards for the new upcoming projects the new norms shall be applicable.
So I don’t think any issue related to NGT would arise to it. Also for better understanding and guidance my team representative Mr. Ravi would call you further and take you forward

Is it worth purchasing considering my investment thought is only for rental. How much rent can I expect in this? Also, please advice, ready to move-ins are better or pre-launch stage is better when purchasing properties for investment.

Overall with the project quality and configurations is good, but only concern at present situation is bellundur lake issue, also we have strong view that the situation is temporary, LDA and govt authority are working towards resolving the issues permanently (If resolved no doubt project holds for better investment return)
Currently the rental trend for 3 bhk is between 35-40 k pm ( depends upon the interior outlook and PLC of the unit)
Ready to move projects are getting better discounts and freebies, whereas now RERA coming in to effect, pre launch project would show consistent growth gradually.
Thanks. One more thing I was told is , there won’t be any projects around Orchid due to NGT control. Is that true? I tried searching for that, but couldn’t find any reason. Did you hear anything of that sort?

The sales executive in Goyal and co does not have manner to speak to customers. One of the third class sales executive have been hired by Goyal and co. They have very casual attitude and negligence towards new customer which I faced during my today’s visit to orchid lake view property. I carried my initial booking amount but their attitude towards customer made me detain my decision to go with this property.

Project is good and the price quoted is the ideal for the location., as far as we know the buffer zone is maintained as per the norms of NGT so seems no concern as of now. However we suggest you to get vetted the legal paper and proceed further.

As far as i know, There are no better option in that vicinity for 70 – 80 Lacs from CAT A builders.
It is not garbage it’s still worse than that. Bellandur lake is in need of complete restoration and cleanup and then maintenance. I’m not sure when it will be achieved though.
I went around the project today and the mouth of the lake just across the project and full nalah from there towards mantri commercio filled with white froth, not sure what that was. There is still garbage being dumped, surely from the residents in the bellandur village.
Further another small worry is the area around the project would be dusty and noisy till the other projects come and get completed, as all the area behind and around orchid is fully vacant lying adjoining to the lake.
Also the builders are trying their best to cover up the sides of nala with planting bamboo plants on the sides till their boundry compound walls, but would other builders continue the same for the continuing part of the nala which is so much visible from the project on D,E,F block sides ?
Would they be able stop the people from dumping the garbage on the mouth of the lake which is across the project. This garbage dumping is one of the reasons why this lake has gone that bad and stinky.
Again on driving down the road on the lake towards Yamlur, you would notice huge pile of garbage dumped on the land few meters away from the project. How could this be stopped.
Till these things are addressed properly, no matter how good the project be, the filthy surrounding seems to take away all the shine with it – these need to be addressed seriously asap.
