Hi Harish, I am planning to invest (for investment 5-7 year timeline) on a 2BR. I have two properties in mind:
1) Prestige Kew Garden.
2) Prestige Boulevard.
Based on my study they are almost similar in nature(other than number of units).
Which one will be better choice you think?
If you can highlight salient pros/cons of these two, it will be really helpful.

Both these projects are situated at very good location,
PKG was good option but now the price is been appreciated and more over the unit availability is very less (getting Choice of unit will be challenge)
So suggest you to go with prestige Boulevard

Is it a good option from investment point of view @ 44 lac( all inclusive). 1 BHK being 615 Sq ft, can there be a demand from tenants to choose for rental. What will be the approximate rent I can get once project got handedover.

Yes there is demand for 1 BHK especially for working bachelors / women. By the time of completion of the project with amenities as an add on 15 – 20 k per month can be expected
Hi Harish, I am really concerned about the proximity of this project with the Bellandur lake. It is at a walking distance of 1.3 km from the site and hence the area is going to be extremely polluted. Also, the approach road from both the sides (Old Airport Road and wind tunnel road) are extremely narrow and in bad condition. With 1000 new families moving in, how is the daily commute going to be affected? Your thoughts?

Pertaining to the Lake issue – It has become major concern and every often you may see news on Bellandur lake, a very strict action is being implemented on this, Direct and indirect authorities like KSPCB, BDA, BWSSB and LDA etc.. have been struggling to solve the issue before getting worse furthermore by setting up of multiple STP’s, ETP’s, demolish of encroached properties, cleaning and rejuvenate of lake and maintaining of lake etc.. and we hope this could happen in near future and pollution may be prevented. In the same way if the authorities are giving approvals for apartment complexes it is fact that they would have taken measures on connectivity problems arising in the near futures.

I am an NRI and i would like to invest in either east or south bangalore which will give me good ROI over 5 to 8 years of span.initially i would like to give it on rent and after 8 to 10 years i would like to either sell or use it for my own use.i prefer to go with prestige or sobha.i have considred prestige kew gardens and falcon city but I am not sure which is preferable one.i would like to go for a location which will have good surroundings and preferred place for living.can you please suggest best property to go for ?

Both are equally good in terms of catchment area for schools, hospital and other public ammenities…Prestige Lakeside Habitat holds upper hand with respect to project concept and configuration. I suggest you to consider PLH incase if your’s and your wife’s work place is in white filed.

Both projects are good for self use; Based on your work location you can consider either of the project which is convenient to you.
if both projects are falling in the same radius to your work place, then i suggest you to look in to Prestige kew Gardens reason being Low Rise apartments and low traffic density compared to Prestige Sunrise Park.
If there is no borewell water that will be a huge concern as this is a big project with many apartments. Harish, do you think this is still a go ahead considering water scarcity?

Water Scarcity is a common problem across bangalore. Govt is working towards the same. Considering the location & Project Configuration, Yes – I suggest to consider it.
Hi Harish I want to know about water supply? Whether Kew garden will get Cauvery water or we have to depend on bore well water which is polluted because of bellandur lake? Basically I want to know about water connection in this project.
There is no borewell water in that area. It has all dried up upto a depth of 1500 feet. So borewell water wont be available there. The residents will have to depend on Tanker water only. Don’t trust Cavery connection, even which if you get will be limited to one or max two days a week.

Cauvery water lines work are under progress hope by the time project gets ready,Cauvery water will be available. Besides, There is no project in bangalore which is completely dependent on Cauvery water its always mix component and there will be treatment plants in every project to treat bore well waters too.
The Prestige Kew Gardens Management people are lying (Lying with so confidence that buyers are getting confused) about the Possession date. The Possession date is Dec 2019 with 6 months of grace period. They will lie and say June 2019 is the date of possession and with 6 months of grace period you will get possession in Dec 2019. They will hide 6 months grace period beyond Dec 2019 not beyond June 2019. Guys beware of this BIG Fraud. Joint Development Agreement mentions Date of Possession as 42 months starting from June 2016 which means Dec 2019 and 6 months of grace period. So, effectively the possession will be in June 2020, definitely not before that. Their Sales Manager are lying and once you pay the booking amount, you will not be able to cancel it since the cancellation charges are minimum one lakh.

Given this, do you have any recommendations for a 3BR project other than Kew Gardens in the Yemalur area? As far as i know,I have not come across any issues with K2K & Prestige and Kew Gardens is the only recommended option @ Yemalur Area which suites your requirement.

There are lot of questions regarding these project,
1) The project is near to the Bellandur Lake and the lake is polluted to an extent that cannot be cleaned. What will be the effect on these project i mean the health wise issues, the water used in the project during stay? What are the pros and cons related to this point? In the long run how will these point hold?
2) Also the project is near to the Air-force airport, are there any legal issues related to these project?
3) The surrounding area might be subject to the vibrations and the noise of the aircraft, whats the solution to that?
4) Is SBI one of the housing loan partner for these project?
5) What is the floor reise permitted in these area, as i hear there are some projects in the near vicinity which are caught in the legal clearance and is these project qualifying all these criteria?

Bellandur Lake pollution will not effect Prestige Kew Gardens, As its far from the project location. Besides, LDA is working towards cleaning & improving all the lakes across bangalore. There is no legal issues related to this project from Air – Force Airport. Buildings are built considering the Vibration & SESMIC factors. SBI has approved the project for home loans. Yes, Project is qualified by building less than 15 meter height of each towers.
Also observed in the master plan,
a. The unit clusters are too much congested and ventilation may be a concern.
b. Very less open space.
c. Very few amenities and absence of some basic amenities for 15 acre property and for the price being charged. Particularly No dedicated children’s play area, No cricket net, No pet park..

Ventilation wont be a concern, because sufficient set backs are provided and its a low rise apartment complex.

Both the projects are equally good for Self / Investment. Prestige Kew gardens is low raise apartments. This holds upper hand when its comes to lifestyle.
