Planning to buy 3 bhk 1744, Tower 5 facing lake side in PLR. Seeking your advise on the below 2 questions.
1. Some website quote that Tower 5 is very close to the lake and might get into litigation as Tower 5 might not adhere to NGT norms. Please advise.
2. What would be the source of water. Prestige tells that there are 4 borewells. Isn’t 4 borewells quite less for 1192 flats?

Need not worry. Prestige is constructing the project as per NGT norms & Project is clear from NGT as well. Besides, the rule is retrospective. With respect to your quire regarding the source of water – 4 borewells won’t be enough, there will be a dependency on water tankers as well. This is quite common across all the projects in Bangalore.

Water treatment plans are mandatory as per the govt norms and will be monitored for every 15 days period So you need not worry about the ground level water contamination. Prestige will install high level sophisticated treatment plans to make sure the quality is good.
I have purchased a unit 1073 in PLRD. Was going through the discussion and wanted to respond to a few:
1. The govt has sanctioned 3 Cr for the revival and beautification of the lake as per the deccan herald 3 days ago. The work has started and anybody passing by can view the same. They are clearing the contaminated water and making a walking track around the lake. Once done ,they will be clearing the weed and the stilt water. The process will take 6 months to a year for the same. Once done,you can imagine the view:-)

As far as we know; considering the past performances of reputed builders, even during the recession times the price went up to a certain low points, but never in the industry the builder has given lesser than the prelaunch price. But if incase, because of the demonetisation effect if the inflation turns to lower side and where by WPI (Wholesale Price Index) of construction industry reduces and thereby if the prices slash happens for future customers then you have all the rights to approach the builder for your justification and thus even the builder shall accommodate with the reduction uniformly on prorata basis because their brand loyalty matters then.

By considering a good move from the government on demonetization & RERA towards development of the nation, definitely there will be improvement in realty sector and in infrastructure. We suggest you to consider your buying decision. Do not expect there will be correction in the price – Because even the builder would have consider his estimates based on the Land cost, Construction cost, Marketing Cost, Project investor (PE) Interest cost, Landscaping cost, Marketing cost, Liasioning cost, Overheads, Services, Architect & legal fees etc… prior to this demonetization. All this will not change because of sudden implementing of demonetization. So no business will run on loss.
And yes there would be changes in home loan interest rates where you can benefit and also you have an option to switch over to new home loan account, which gives you the maximum benefits.
