Prestige Construction has become horrible now, I bought one property in their Prestige Fern Residency and They delayed possession by 1 year. Funny part is that when you send email for compensation they do not even reply but they are asking customer to pay some additional money close to 50000/-, which was not mentioned anywhere in the agreement while buying the flat. They have interstate vat, which non builder charges unless they have communicated. They only reply to emails when they want to get money from flat owners that to Money which was not mentioned in any document and they are forcing flat owner to pay to do registration. Most importantly, they are compromising on many safety majors also which is even not expected by small builders also. Some areas after so many complaints also there is no fencing so dogs keep coming and some area there is not boundary wall also even after complaining also they are not doing anything. It is horrible experience with Prestige Constructions which all flat owners experienced.

Mahadevpura & whitefield is a better place than Varthur, the chemical froth emanating from Varthur lake is hazardous.

I am confused between couple of projects which are in different areas. First one is obviously PLH, and I am specifically looking for 2.5 BHK here as 3BHK doesn’t fit into my pocket. On the other hand, SJR Palazza City on Sarjapur road gives me option having 3BHK in same budget. Which property is better for end use? Also, which area (Varthur or Sarjapur road) has better chances of development in near future?
Are there any points which I need to consider before locking down on any of the above projects?


I will suggest Palazza City as I stay near in SJR Verity. PLH location is really bad, no way comparable to Palazza City as it is near Eco space 2. Prices will definitely appreciate once Eco space 2 starts. Harish please give correct suggestions.

I am new to this market. I am looking to buy a 2/3bhk apartment and have a total budget of 72 lacs including cost of registration/stamp duty and all extra charges. Can you suggest some properties to me? I am looking at investments near IT corridors in Bangalore as I work in an IT company.


This property looks beautiful except for the approach road. PLH team says that the SH-35 widening work is going to start soon. But is this news true? Also, what’s the status on PRR road, can we expect the work to start soon? I have been hearing about PRR since a long time and hence a bit apprehensive on the PRR project.
What is a realistic completion time for the project? Does early 2018 look feasible? PLH team was mentioning the construction would be over by March-2018.
@Harish, please suggest if this is a good property for self-use? which other option should I consider in this area and whitefield?


One Major concern I have is the CDP road running right through the property.. Wouldn’t that literally make all the landscaping go for a toss?Especially with the traffic situation here, people might use this road frequently to cut right across the property….This point has never been addressed here actually.

I am looking to buy a 2.5/3BHK apartment and I am unable to decide between PLH and Habitat Eden Heights. Looking for a place where I can stay or can easily put on rent in case I switch jobs to a far off place. While PLH provides the brand name and the comfort of a massive society, HEH has better location and proximity to metro (thus, better connectivity).

I saw your comments about widening of Varthur Road and also of road to ORR. However, on a recent visit to the area, I didn’t see any scope for the widening of the road connecting to ORR. Kadubeesanhalli is a congested area. Is there an alternative road coming up? Also, what are the prospects of PRR coming up and does that impact this project?

Hi Harish, I am truly in the awe of PLH but wanted to get your views on certain aspects of the area. I work in PSN and strategically closer for me to stay there. But i wanted to understand the value of owning a home in PLH will create for me. Do you think the area around would develop like another whitefield? Is there any IT parks coming near Varthur Lake? Prestige claims that the main varthur rd will become 150 ft wide rd which is approved. they also mentioned that a open public rd would newly built which would pass through the property and in 4 kms connect ORR at New Horizon College of Engineering. any views? also is there govt efforts to clean up varthur lake as prestige mentioned govt has set up a STP plant for this? I am holding an 2 BHK(1195 sft) in PLH. It is east facing main door and the view from the flat is towards villas and open area. It is in 23rd floor and costing me around 80 lacs including registration. One of my friend recently took an Villa very near to Sarjapur Town and the possession is in 2017 and costed him the same 80 lacs. I am now worried on the appreciation of the PLH compared to that Villa and thinking or reselling my flat at PLH and buy the Villa near Sarjapur Town. My friend says Villas will appreciate atleast 50% but flat at PLH might not. Need your suggestion on this to retain the flat at PLH or sell it and consider the Villa!!
Suppose if i retain the PLH, can i get the same appreciation as those Villas in 2 years?



Hi Harish. I am considering buying either Hiranandani Upscale (Bannerghatta Road) or PLH. Could you help with which is a better property to buy ? This is for personal use and not an investment. I heard that Upscale has been in trouble and has had issues with litigation and has taken a lot of time since its launch. Please suggest. With PLH, my only concern is whether it will be completed in march 2018. Please let me know which is a safer bet. I do not want to get stuck with court stay orders because of litigation etc.

I have recently bought a 2.5 BHK flat here and builder agreed to the 10:80:10 scheme and am taking home loan from SBI. @Harish – Could you please verify once again else the builder is lying to me because currently I have only paid the booking amount and agreement is yet to be signed.


Don`t fall in trap of pre emi scheme. It is a scheme which will make artificial appreciation of per SQFT price. Builder will utilize your CBIL and get 80%+10%(You pay) from 1st month of booking. In case builder fails to pay interest you need to pay. Builder will only pay the interest for 12-24 months. Please check with builder about how many months they will pay interest part.

You will end of paying more later and since you got the flat with artificial price increase getting profit from it is very hard or appreciation will be less than Fixed deposit rates.

If builder takes more than 2 yrs to handover then you will end up paying more for the flat.
Construction link plan generally protect buyers.

Ask the developer to reduce 600-800 rupees per sqft price and go with construction link plan, You need to arrange 20% of total cost of the flat in the beginning.

Lets say i invest in a project like adarsh palm retreat or prestige lakeside habitat ( Villa& Apartment) , do they register the plots in our name and give UDS for common area only? Clearly the BUA of villa indicates the entire FSI is not consumed on my plot, So m I allowed to build more later or they have used up my FSI in construction of apartment building in same project? We have also seen the news that the project is under progress without the necessary clearance from SEIAA.On enquiry, it is known that they have already submitted for necessary approvals and should come through soon. But in light of this, could you please let us know what are the different documents/ clearances that a prospective buyer should ask for from the builder. Hi Harish, Most of the villas sold in India are like row houses with very less space in between the villas and almost zero privacy. Be in PLH or any other project…the spacing between the villas is very less. Is there any villa project in the whitefield area that offers good privacy and ample space between the villas. Thanks!

I have been following your views on PLH and other projects around whitefield. As such, considering the construction quality, pricing, builder, amenities, location etc, I invested in this project.
However, I have few concerns : (a) since so many projects are coming in varthur and pannathur, if the road expansion doesn’t happen , it will be very chaotic. How do you see the road expansion happening and by when do you expect the same to finish. Is there any probability of metro coming near by.(b) expected completion time is Jun-Dec 2018, do you see this feasible? In case of Prestige shantinekatan, it took almost six to seven years to complete (c) cleaning of varthur lake, is that expected to happen? Because, we were told that there is no concern on ground water level due to availability of Varthur lake by Prestige at the time of booking. If the builder is relying on Varthu lake for the sufficiency of ground water, don’t you think it will be risky considering the recent new on Varthur lake. (d) Expected maintenance cost? (e) How do you see the ROI on this project and how much rent it is expected to fetch.
