Hi Harish, i heard the area where Prestige Park Square is situated, is a very notorious area. pls your views on this and appreciate during your reviews to also include this aspect with images of surrounding and approach road to the project

Firstly, the project is located on the main bannerghatta road with 24/7 security and with surveillance camera allround project and secondly the gottigere police station is situated appx 1 km from the project., so this won’t be a much of a concern
Besides, Gottigere is a well-developed residential locality and well connected with the other parts of the city., also the surrounding consist of premium schools, IT offices, malls and entertainment zones. Government has also taken up several initiative like installing 7000 cameras across 3000 locations of Bangalore for continuous monitoring to curb the law breaking activities., so don’t let this concern be a hindrance for your decision.

I was going through couple of post about Prestiage, found that most of there projects were delayed till now .they don’t provide what they committed for and quality of flat. I have personally visited this property and found good location wise but is it worth spending now n getting the flat after 3 years? Can we expect good appreciation ?

Delays are common with all most all the developers.Its ideal to have 8 – 10 months buffer time. As far as i know, Prestige has executed quality work in their past projects & delivered as promised.

From the site plan available on RERA site for this project (RERA no. PR002634 , Ack – PR/KN/180117/002634) its looks like that part of the open space, park and civic amenities are in some or other buffer zone. The significant part of front landscaping the road facing one are shown in 75m Lake Buffer Zone and some of the – back side park, civic amenities and drive ways are shown in 25m Nala zone. Is that fine? Is it allowed to have this kind of use of the buffer zone? Though plan seems to be approved but will there be a problem in future if NGT get stricter?
