I really liked the options. I’m looking for a 4 BHK and one thing I really liked that Prestige is giving attached bathrooms in all the rooms and powder room. Very few builders give that . That said, when I looked at layout, I found it pretty odd that from foyer, the 1st thing you hit is dining area and then living area. I’m really not sure what the designers were thinking but usually you would want Foyer to enter into your living or could be junction between living and dining if its L shape. Also, I saw comment around some cemetry next to this site…any further clarity on it? Any other good 4BHK options around Whitefield area ?

My question is which one would be worth considering among these 3, a. Prestige Waterford, b. Sobha Windsor, c. Purva Westend. These are the criteria that I am looking for, 1. ROI, 2. Liveability 3. Connectivity (access to civic amenities). I would appreciate your feedback. Thanks.
First I would like you to know that I’m in Waterford already.
However I’m just writing my decision process of zeroing in any project that I followed.
1. Locality/Liveability/Connectivity :
In real estate locality plays the most important role. In that regard Waterford is the best of the lot. Behind the tech park. Already developed locality. 600 mtr only from metro station. Surrounding other buildings are from good builders as well. Residential area in the mid of intense activities. Airport also is nearer from Waterford. But as it’s tucked away from main road so no noise of commercial activities.
Purva west end as well is in a very good location. Opposite to the metro station. However it’s not really a residential area. Just beside the Hosur Road. Number of companies are nearer to Waterford.
Windsor does not come anywhere near in comparison of locality.
2. Price/ROI:
How much you are paying for what you are getting. Price of all three were almost same. But given the locality advantage Waterford seemed to be more value for the bucks for me. Also as you have attached bathroom with each bedroom chances of getting higher rent is more in Waterford. Resulting in higher ROI.
3. Quality: All three are cat a builder, however I think Sobha Windsor is best in quality.
4. Legality: All the projects are rera approved with proper papers in place however there are some cases going on on Waterford land. Any under construction project have this risk. At the time of construction anyone can put a case. Only way to avoid this is to buy a ready to move in project. Prestige is providing indemnity clause in agreement, saying it’s prestige responsibility. Recommend you to consult your lawyer for any of this projects. My lawyer said it’s okay to go ahead.
5. Project configurations: I liked Windsor British architecture themes. However personally I like more greenery. Given the location of Waterford getting 87% open space is a great option.

Both the projects are value for money – Prestige waterford will fetch better ROI when compared to Sobha Royal Pavilion & Yes, there is a small private cemetery but its not beside to the project & there are no major litigation in the project, but couple of minor cases are pending on few survey number which is mentioned in agreement & Prestige team will resolve it before possession. Projected Rentals is 50 – 60 K per month for 3 BHK & Projected Growth rate in 2023 is Rs.8500-9000/Sq.ft

Hi Harish, It is mentioned ‘pre-cast hollow core panels for walls’ in the structure section. Can you comment if this may cause overall structural instability for a G+24 building. Also, how does it impact the fixing cabinets, via making drills on the wall. Do you see any issues?

Internal wall materials are still not finalized, Besides Hollow Blocks are created by compacting high pressure and vibration, which makes the blocks very strong and able to withstand a high level of loading for high rise buildings & it won’t impact much on fixing cabinets because these blocks are lightweight & support woodwork installations very well without compromising on its strength.
Is narrow ECC road a problem for granting approval to this high rise project? Is ECC road widening scheduled to happen?
There is no rule that; Builders cant do High Rise projects next to the narrow road. If Builder plans the project considering Fire norms; then, they will get approvals to construct high-rise towers & As of now, there is no news on widening the ECC Road.

In the Boucher there are many areas marked as NALA and one area as KHARAB LAND? Are nalas passing through this project? What is the impact of that?

Yes, there is a Nala but it’s nonfunctional. Besides, It won’t impact the project as it’s cleared by NGT & builder is constructing towers considering the NGT Norms & there is no development happening on Kharab Land as well. It’s completely safe & clear from all legality norms.

One of the very bad builder, we are owners association of there new project and we are facing difficulties as soon we bought apartment with prestige, they are not even setup basic amenities in project and we came up with list of issues which they are either not doing
