Tivoli hills has amazing layout. Good place for investment as the location is great, it’s in Devanahalli. The area is full of nature, very pleasant to be in. From Tivoli Hills, it is simple to reach places like Yelahanka, Chikkaballapur, Doddaballapura, and Rajankunte. A clubhouse and a lot of lifestyle facilities are included on the land. This 61-acre site is decorated in an Italian Renaissance style. Their land sizes range from 1100 to 2600 square feet.

I checked both Purva Tivoli Hills and Embassy Springs. Price per sqft is very similar. Both are charging similar maintenance fee. However the land Parcel of Embassy seems to be more structured plus plethora of amenities compared to Purva Hills. It feels much premium. Another advantage is it is within tolls.
Purva on the other hand has many pocket within the project which are privately owned. Another issue with Purva is there many many odd dimension plots which is taking away the beauty of the project. Lastly you need to cross 13 Kms from the tolls.

I just wanted your verdict between the two before I proceed.

I see many negative reviews about Tivoli Hills with respect to dealing, high maintenance charges (3.5 / sqft), Project layout, Noise from track, water scarcity and others. So is it recommended to wait for Century Seasons PH2 or go for Tivoli Hills ?

Hi Harish, as per the layout, there are multiple CDP roads and NH across the project. Even there are big parcels in the project layout which won’t be a part of the project. One need to cross CDP road and NH to access the amenities and even reach their plots. Do you think this project is worth considering? How will you rate this against Salarpuria Serene, Assetz atmosphere and Aura, Adarsh new launch or even Concorde Napa Valley. A quick reply will be appreciated
