HI Harish. I am trying to decide between Salarpuria Sattva East Crest and Brigade Northbridge. Both 2 bhk and are almost equidistant from office location. This is for personal use with plans of resale in 5-6 years. Which of them will fetch better appreciation? Brigade is costing 2.26 lacs cheaper than salarpuria in this case. Please guide.

Also, would buying in East Bangalore a good option or in North Bangalore- Godrej Avenues? Kindly suggest.

Thanks Harish. I am basically looking to move in after 2 years or so once the neighbourhood becomes liveable. Godrej I have visted, but they have all amenities on the terraces of the towers, which I find it bit not ok. It might be risky for kids to play in terraces. So, I am now looking at Salarpuria/ Prestige. Even heard that Brigade has taken up a residential development project next to Tranquility. So, am evaluating this Salarpuria / Brigade. Brigade i have heard bad reviews, as they charge higher price if land value appreciates. Still in dilemma.

Good day!
I would like to know your opinion for Salarpuria Sattva East Crest project, will there be a nagative impact while reselling 1BHK later on, say after 5-6 years?
I believe rentals should go fine there, but my only point of worry if that will it be a bad investment, as i fear that when i may need my money back, that time it may not sell out and provide me liquidity as expected , infact it may fetch me money as if i would have invested in govt. saving schemes.
Since i have a budget to invest as in around 30L only, hence will it be better to invest in govt. schemes like KVP’s or FD’s rather, as 1BHK’s will always be a problem for me to resell at a double price in 5-6 years?
This doubt came in my mind because currently i see in Brigade Metropolis that their 1BHK’s are not getting sold at 70L whereas they were launched in 2004 for approx. 30L.

Please help advice if i should go for 1BHK in this project or for that matter with any A category builder or not?

2. What is the reputation of builder in terms of construction quality? How are things like fittings/fixtures as compared to other better known builders like Brigade, etc.
3. Is the builder known for delays/cancellations in projects?

I am planning to buy a courtyard facing apt in Salarpuria and the total comes to 4365/sq ft. Just wanted to know is this a good price in terms of investment with a horizon of 4 years. And does this area is going to have water problems ? Sales team say that there are 2-3 lakes nearby so there is ample ground water.

Went to the project today, The A,B,C towers are next to a Glass factory. Presently Tower E,F,G,H is open for booking. Discount for group booking (0.5% for 5 booking, 1% for 10 booking)
Builder not ready to negotiate on the prelaunch price.
Builder states that from Monday or after 50-75 booking, the price would be increased by 200 bucks.(but he states he has a target of 150 flats for prelaunch.)
With the soil quality, I am 100% sure it would be HARD water and source of water should be 1000 feet. I did not see the borewell dug till now.
For the price of Rs. 4090, it should be good investment.
You need to use the service road and this comes on the side of the bridge, To go to other side, you need to travel 400 – 500 meter and below the bridge where the road is quite small and have seen a lot of traffic during non peak hours as well(but this should not be a concern)
Project would be ready to occupy by Mar 2019 which is nearly around 4.3 yrs.
Construction linked plan.
Occupancy would be provided when all the towers are constructed included amenities
10% interest provided when 100% down payment is done.(i.e, on 80% of agreement value)
3 lac for 2 BHK and 5 lac for 3 BHK as booking amount. Cancellation charges of 50K is cancelled within 7 days. 20% to be paid within a month.
As per sales team, UDS would be between 25 – 30%.
The towers which are for sale are on the backside(away from the road)
Tower A,B,C,D comes next to Glass factory so taking apartment on higher floor(4-6 floor) would be a concern as these factory have some sort of chimneys(round type) where smoke can be seen.
NOTE: These are my views and I may be wrong as well. Please correct me if required.

Hi Harish,

If i buy 1187 sqft on 6th floor, it will cost me rs 4090 + 75(floor rise) + 100 (courtyard facing) = Rs 4265 per sqft.

As per my knowledge Lock period is 18 months and transfer charges is 4 % on agreement value or Rs 200 per sqft whichever is less.

How do you see this project from an investment perspective?
Do you see the potential in it to sell @ Rs 5200 sqft after 18 months?
Do we have end users in Bangalore buying above Rs 5000?
