Thanks for the knowledge sharing. i would like to know how good it is to compare Brigade Buena vista? i saw your review on brigade buena vista which is quiet promising, sriram is also a impressive project.. would like to know how would you rate compare to Brigade which will be completing in 2020.. I am stuck in between brigade buena vista, sriram and also Arvind Skylands (Jakkur) which is very close to my parents place.

SGF is quite a distance inside when compared to buena vista and is at very competitive price when compared to buena vista and more over the segment differs
so if it is for rental investment then SGF would make a better decision and if it is for resale in the future Buena vista can be considered.
More or less both the projects will fetch the same proportionate rates

Now my queries are -a) should we go in phase I or phase II. Reason- the area is still under develop.? b) Any insight about construction quality. Thank you!

It is good to go with Phase II as you can get a good time frame for your payments and moreover by then the area will develop accordingly.
Construction quality is of Mivan and it gives better construction quality when compared to conventional method.

Once after the completion of project and with the outlook of interior work, the expectation of rent would range between 18-22k pm
Hi Harish, Please help me with the approach road to this project. I visited the site, and the road kind of becomes really narrow before it leads to the project. There are houses on either side of the road for a stretch. Will it not be a huge problem for this 40 acre township with that approach road? Maybe it is due for expansion, not sure. /Naval

As far as we seen, There are 2 approach roads, so before you hit the narrow road, on the right side you will find the connectivity which shall lead to back gate of the project. currently it is not tarred so probably once the project is completed then the connectivity would be available.

Yes, you can consider investing in the project as there are few units available at special inventory base rate; and as per our communication with their management The phase I is expected by June 2018 onwards and Phase II by March 2020.

The area is being developed by major builders like Prestige, Brigade, and we came to know that sobha has acquired land huge land parcel in the vicinity, so as per our view it may take 3-5 years for major development.
And as per the research report from knight frank the major areas in bangalore to get good bet in investments are Thanisandra, Varthur & Budigere (Old Madras Road)
As usual, it is great to see your reviews Mr. Harish. Though it is not related to this property but the builder, I guess it is okay to ask you. I do not see Shriram Southern Crest review even though it was launched quite some time back. Is there any reason for not reviewing it? What is your opinion about the project?
