Sowparnika builder is not good..quality is poor and have legal issues in properties.
Does not give oc to owner..example sowparnika sanvi phase 2..crm is cheap and extremely unprofessional..do not waste ur money with this builder

1. Is this project good for investment (2 bhk) if you want to move out in 5 to 6 years window.
2. My other choice was nikoo homes 1 bhk in second phase. Kindly suggest between these 2 properties.
3. Expected rental in both after handover.
4. Very new to hear about sownparika and based on that whether this builder will be actually able to handover in time. Does he has that kind of capital to meet deadlines.?

1. Firstly, since the project is competitively priced, so you can expect good returns however Nikoo Homes if considered among these two option then Nikoo homes would be ideal one for investment reason being large scale project with high potential in rental and as well as for sale.
Expected rental would be same for both these project with your said unit configurations minimum of Rs. 12k pm can be expected
4. as far as we have seen, the builder ( Sowparnika) has executed the past projects on time and yes now since RERA is coming in to effect builder has to go by norms so need not to worry.
However suggest you to Keep a track of project registration in the rera website (currently all the builders are in process of registering their ongoing projects)

Godrej Air is located at good location and since it is in prelaunch stage (Booking not opened yet) may take more time to come up; if you are ok of time frame of 4-5 years then you can consider investing in as the location price and brand value will definitely matters.
i have heard reviews abt deviation from builder in past do you know of any such issues .

Do not go with sowparnika projects..quality is cheap and have legal issues in all most all projects…crm is cheap and unprofessional.
My advice do not waste ur money with this builder
