I was recently Handed over the keys to 3 BHK(1286SF) flat by Tatas. On my visit to facility, I found it to be ideally located in a serene natural environment alongside moderately busy road. Ola services immensely available as was the shuttle to metro station by the project itself.
I found project lay out quite impressive with running club,security,maintenance and sports facilities professionally run by an FMC.

We have a flat on the 11th floor of Tower 9 of Tata New Haven 2 BHK – Ultima 966 square feet. It is fully paid up including all the deposits like Maintenance Charges and other expenses like BESCOM, Water, Township Development, Generator charges, Society Formation, Legal costs etc etc. No amout is outstanding to the builder. The property has not been registered as yet.
The flat is available for sale. The buyer will not be paying any registration charges for this sale as it will be an internal transfer.

I booked flat at TATA value homes in 2014 and they are delivering by this April. As per agreement they charged me 18% interest on my delay payments and they are paying 6% for this 18 months delay in completion.
I came across RERA rules for Karnataka the interest would be 10% for either parties for a projects where occupancy certificate not issued. But TATA’s were denied this .Could you please brief this .

Hope your booked unit comes under phase I and which has already got OC and more over the phase I of the project does not fall under the ambit of RERA rules. But Phase II of the project has got RERA approved. So whatever the terms and conditions mentioned in the agreement will abide.

Suggest you to check for RERA No. to your particular tower; If it is RERA approved then you have all the rights to register your concern in RERA and process accordingly.

I read in News Paper that IKEA has leased 14 acres land from Nagasandra Metro and is setting up a Large Store at Nagasandra and connect the same with Nagasandra Metro Station, if that is true when will the IKEA store be operative and how far will the Store be from this Project?

Offer letter given on Jan 2017. Registration done on march.delay payment(6%) considered around 5&1/2 months. Actual delayed more then 13 months.my family wouldn’t like to stay there.how we can stay there without retail zone.as per Tata guys said earlier nothing happens till today.simply paying maintenance charges more then 4000 Rs since march 1 st.No body giving expence of maintenance charge.we paid association forming charge also.Till occupation of ( resending) more then 500 flats cannot except any improvement in tata new haven.
I am resident in NEW HAVEN BANGALORE. Possession should not have been given despite a delay of 18 months. Things are worse and TATA get us certify in Sub registrar office at time of registration that everything is perfect even without showing the flat.Club is for namesake only and using it is torturing oneself. No vendor gives delivery here even UBER doesn’t come. Metro is faraway and is years away as publicised by TATA. No electrician, plumber. carpenter is available for furnishing flat. Slept without electricity for 3 days on floor. TATA staff here is unhelpful and/or inefficient and are miles away from TATA culture. Even BESCOM electricity connection has still not been taken we all are living on generator. Distance, Language and unhelpful attitude of staff here is a torture. One should think of living here only after 5 years.
