We have a flat on the 11th floor of Tower 9 of Tata New Haven 2 BHK – Ultima 966 square feet. It is fully paid up including all the deposits like Maintenance Charges and other expenses like BESCOM, Water, Township Development, Generator charges, Society Formation, Legal costs etc etc. No amout is outstanding to the builder. The property has not been registered as yet.

The flat is available for sale. The buyer will not be paying any registration charges for this sale as it will be an internal transfer.

Hi Harish,
I booked flat at TATA value homes in 2014 and they are delivering by this April. As per agreement they charged me 18% interest on my delay payments and they are paying 6% for this 18 months delay in completion.
I came across RERA rules for Karnataka the interest would be 10% for either parties for a projects where occupancy certificate not issued. But TATA’s were denied this .Could you please brief this .

Offer letter given on Jan 2017. Registration done on march.delay payment(6%) considered around 5&1/2 months. Actual delayed more then 13 months.my family wouldn’t like to stay there.how we can stay there without retail zone.as per Tata guys said earlier nothing happens till today.simply paying maintenance charges more then 4000 Rs since march 1 st.No body giving expence of maintenance charge.we paid association forming charge also.Till occupation of ( resending) more then 500 flats cannot except any improvement in tata new haven.

I am resident in NEW HAVEN BANGALORE. Possession should not have been given despite a delay of 18 months. Things are worse and TATA get us certify in Sub registrar office at time of registration that everything is perfect even without showing the flat.Club is for namesake only and using it is torturing oneself. No vendor gives delivery here even UBER doesn’t come. Metro is faraway and is years away as publicised by TATA. No electrician, plumber. carpenter is available for furnishing flat. Slept without electricity for 3 days on floor. TATA staff here is unhelpful and/or inefficient and are miles away from TATA culture. Even BESCOM electricity connection has still not been taken we all are living on generator. Distance, Language and unhelpful attitude of staff here is a torture. One should think of living here only after 5 years.

I do not agree that tower 6 has been handed over. I have a flat there but no information about the possession date. Rather it is a sick project and I regret my decision to invest in it. TATA is also a C grade builder in India. Shame on them.

I received my letter of possession yesterday and it mentions that the completion of tower no. 4 to 7,,. I am not aware how Mr. Vinod got possession in March. The project is currently running 1.3 years of delay which is something unexpected of TATA’s. I have no idea of the ambiance of the tower or their construction quality,

Hi Harish,
Do you have any news on the completion of this project. I am one of early and genuine person who booked for own living 3 years ago but still the project is a dream.
There is no conclusive answer with the sales team appointed there. Anyways, I had a visit to see the site one week back and the project seems to be good enough to be a Hallmark. Even Tower 1 & Two have been made a ready to occupy.
Since I have booked in Tower-8, there is no nearby chances seen till three of four months at least.

We are past 1st week of March and no sign of urgency from Builder I am little apprehensive about your assessment of hand over date ??? Off course I do appreciate your valuable advises and evaluations in past. I think last years heavy bout of rain and the demonetization are affecting the project completion. Please do share the latest updates regarding the finish line.

Thanks a lot for this forum of discussion. I just went to see the project on site . I can not believe the layout physically I have seen. I was taken to see the TOWER NO.-2. Nearby landscaping and two floor parking was marvelous. I could not stop to book a flat (OPTIMA). I just informed my co-brother and interestingly he also booked immediately. The cool breeze I can feel at 5th floor is simply wonderful. It will be one of the landmark in future in Banglore and people will love to be part of this township.

Which August the one passed or the one with 20 years from now? How can TATA’s have a delayed completion like other low grade builders. Is there is any consumer forum which can be approached? I had booked a flat in 2013 and is still not handed over?

Same question from me. I had booked in 2014 under 20:80 scheme in tower 10, but no possession yet. how much more delay is realistically expected? Now I’m hearing talks of possession going beyond March 2017. What’s going on?

A new law is in force which says the builder has to provide compensation to the buyer for delayed completion. Harish, can further details on it. He must.. isn’t it? A broker must care for the grievances of the buyer too besides getting commission from the builder.

YOU WILL NEVER GET OPPORTUNITY TO BOOK SUCH GREEN CITY IN BANGALORE WITH THIS COST OF TATA PROJECT. COST IS LOW ONLY DUE TO DISTANCE. IN NEAR FUTURE, IT MAY BECOME ONE OF LANDMARK.

Hi Harish, Was going through many review portals, and this portal is quite nice and the discussions are well answered by you. Coming to the point, I’m a NRI and just booked 2BHK Optima in the recent online offer. I have few questions.
1) SInce I have already going ahead of buying this property @37.xx Lacs, (purely for the investment), what will be the ideal time for selling the property to tap the highest return. Since their phase 2 is coming up and not sure of completion dates of Phase 2 and Clubhouse. Phase 1 prices might be governed by the prices set up by tata on Phase 2.
2) SInce I don’t have tax benefits (Home Loan tax rebate like for resident Indians), I want to finish off the loan as fast I can. Which way of the loan you suggest (Fixed or Floating). If you have any suggestible banker , that will be helpful.
3) SInce I have entrepreneurial aspirations, I want to invest in commercial space and later I can use it for my own office space, after incubation. TATA XYLUM is coming up, do you have anything to say on this. DO u have any suggestions on any commercial property can be shopping area or office space.

Hi Harish,

Expert in real estate says that invent in Bangalore property will get good return, but one of my expert friend says that if we invest 50-60 lakhs in Tata New Haven, its value will be 2 – 2.5 crore after 5 years and he is dead sure. Reason being……………
1. It is planned city away from congestion.
2. Near to Proposed BEIC Metro station, YPR Rly Stn, Nice Ring Road, proposed Airport Road, APMC Market is very near to property, Golden palm resort, Stadium and invest of reputed builder in that locality for future plan.
3. This is planned green city. REVA concept for senior citizen. Ultra modern facilities.
4. A.C. Suttle bus facility from this city to metro station. All required amenities.

My question to you that shall I believe his forecast and invest here with hope for best return. Your frank opinion will help me to take decision.

I have also doubt 2-2-5 crore in five year, but I can say that once all amenities is ready to use and people start residing there, there will be sudden unexpected jump in cost.

I have booked a 2bhk 966sqft ultima on the 4th floor. Its a east facing main door and west facing balcony. I have the option to change to north facing main door and south facing balcony. which is preferable from investment point of view considering sunlight, ventilation, vaastu. By facing do we man entrance or windows/balcony? Also is 966 sqft small for 2 bhk or would you suggest upgrading to 1163 sqft

I would like to compare this project with Sriram Sameeksha and Renaissance Woods, Jalahalli. Woods seems to be promising with the first impression. But I am not sure about he development potential of this location(Jalahalli) near Jarkabandi State forest.. Can you help us on the following issue?

We have booked a compact flat 708 Sq. feet at this New Haven project in the first phase and the first phase possession is expected earliest that is around May 2015. The ongoing rates for Compact Flat are around Rs.4100/ at present. Now we want to sell this under construction flat and if anyone is interested, we can negotiate a price lower then whatever rate exists at the time of transfer. Please note that the buyer has to pay the transfer fees of 3% to the Builder and other charges applicable, if any.

Hi Harish, How much of an appreciation can i expect from this project after completion in 2016/2017. I have been informed that land owners in this area are waiting for this project to be completed before they could sell their land. This is being done keeping in mind the appreciation after completion of the project. Is this true? Also please let me know whether there would be an airport link road coming up close to the project. Would it be wise to invest in this project at this stage? I also understand that the KSCA stadium would be shifted here at a later stage.
