Can they face problem while getting OC for the apartment after construction is done, due to NGT

No they will not face any issue for OC because 75m NGT rule is not applicable to them

I am considering this project but still have some doubts or concerns ……
I was just going through all the reviews again, someone is saying about 30 meter lake buffer zone and the person is claiming that he actually sat with CEO and found that tennis court and few other amenities are falling withing this 30 meter buffer zone. What do you think about this, will there be any risk? Did you get a chance to see the plan and details around lake buffer zone?

What will you suggest, really confused 🙁

I have a question related to NGT/Raja Kaluve ,
– I know Vaswani got an approval before May 2016 but lets consider a far life event, building is due for reconstruction in 25 years so again there will be new permission from NGT and at that time NGT may not give permission as per current rule. With this point in mind do you think there will be a problem in resale?

I am also considering Godrej United as an option, what will you suggest between Godrej United and Vaswani Exquisite?

This site says delivery 2018 onwards, whereas the builder is now quoting 2019 end. Does this mean that the project is already delayed? Are you aware if the project is moving ahead at the committed pace?

Thanks for your response Harish … but plz pardon my concern since it could be someone life savings at stake here. The boundary of the project including tennis court etc. is within 30 m zone already … can boundary wall itself can be technically demolished since it falls within 30 m lake buffer zone ? … can you also tell me which document/order clearly mentions that projects already launched don’t need to conform to 75 m rule ? Thanks in advance.


I checked project plan by sitting with CEO..Yes tennis court.. Basketball ball , jogging track Fall under 30 MTs lake buffer zone. Ideally it sud be greenery with boundary wall open towards lake fir to get oc. With all dis we will get only our house area car parking n club amenities..Not able to take decision on dis project even if dey quote less price becoz of above flaws.


Huge concern about the project … New NGT tribunal guideline is 75 metres from lake boundary should be no construction zone compared to 30 m earlier … there will be no place construct if 75m is imposed … since land parcel itself is small …

Please let me know what has been their track record in these regards. I don’t want, we see something else in model flat and get something totally different.

Hi Harish – What documents can I ask from the builder for legal verification? I want to make sure that there is no land issue with the project.


Hi Harish, We are looking for a good property since 4-6 months.
My personal intrest is in Prestige Lakeside Habitat, Vaswani Exqusite, and Godrej United. Not able to make a final decision among these properties. Am getting a very good deal in Vaswani and prestige. Liked the layouts of all the three properties premium blocks.
My requirement is 3BHK/3.5 BHK for 2300sqft.
Godrej I have concern that they don’t have much sports amenities inside their campus.
Kindly share your valuable inputs with pros and cons among these properties.

Why do ever think of purchasing a property with Prestige Group, even after they cheated customers in White Meadows, less then a KM distance from Lakeside.

And..Prestige Projects are never elite and modern…they are typical homes and a buyer can never be sure about their intention of cheating customer / Cost Cutting by providing low cost materials. Best Example is Prestige Shantiniketan…check out their FB group for issues faced by residents even after association has been formed.

We are considering Vasvani Exquisite’s 3.5 bhk. The cost now is 5990/sq feet (all inclusive might come to 1.7 for 2330 sqft, excluding reg). Would you still say it is a fair price to pay for the builder that Vaswani is and the apartment quality they will deliver. In Whitefield for similar costing would you recommend any other property.

The density seems to be high – just check out Mahindra Windchimes in this forum. 403 apartments in 5.85 acres, density of 68 and also only 2 towers. Lots of open space. Vaswani needs to re-consider the density factor in order to remain competitive in the market. Nowadays, consumers look at multiple dimensions (in addition to price and amenities) before taking a decision especially such high value projects.

Hi Harish. Thanks for the prompt response. I had a small concern. What happens if the builder has to make lesser floor and units? I would be signing the agreement with them now and in the agreement as per my contribution and based on 24 floors, they will be giving me undivided share of land. But, later on if they get clearances for may be only 20 floors, can they increase our price saying that my undivided share of land has gone higher and if not, how does this work? Can you please answer this for me?

I am planning to book a flat at Vaswani Exquisite. But, I was concerned with so many units in such a small area. As per the road in front of the plot(FSR), the max construction should have been 5lkh sq ft to 6lkh sq ft. But with 24 floors they are planning to construct almost 8.5lkh sq ft. Is that legally allowed?

Also, they are not clear with the construction start. they are saying we will start work in September. Ideally from then it should take 3 to 3.5 yrs so that will take the project into 2019. But they are sometimes saying mid of 2018 or end of 2018. It doesn’t seem they have a concrete plan yet. I am getting a good deal now. Do you think it is wise to book now or wait?

One of my colleagues has also visited the project recently and was mentioning about the land issue – as per the documents shown to him, it seems the issue has got resolved and the group is planning for the launch in the coming days. However, the best way is to get in touch with a lawyer and get the documents verified. My colleague is doing the same.

Another point which he mentioned was the density of the project – it seems more than 400 apartments are planned in 4.5 acres, but approval is not yet received for all floors. The total floors might be less, but that is still doubtful – please verify this point before entering this project. The Builder should confirm this during launch, otherwise it would be a big sore point for the buyers and lead to dissatisfaction later. What do you think?


I have been hearing about some land dispute that Vaswani Exquisite is in, but haven’t been able to validate it. I did have a chat with one of their guys and got all the documents, however, haven’t got it legally verified. Wanted to check if there’s more information on this front? or if this is just a rumour!
