Its purely depends on the size of the project you are looking at – Residences can be segmented by Apartments, Row Houses, Villas, Independent Bunglow etc.. so the UDS is calculated on prorate basis according the to the foot print of building and the no. of dwellings occupied. Also you get clearly mentioned in the agreement about the land area and UDS % if you are opting for Villa, ROW house etc…

1. Vaswani Walnut Creek can be considered for investment purpose – reason being it is closer to Upcoming RMZ Tech Park, in return which gives you good result in terms of rentals and appreciation
2. for long term villas and plots to be considered as the land value fetches more
