    1. Hi Prasanna,

      2 units of 2 BHK units are available for sale, you can contact Mr. Ravi at 9590144144 for more details;

  2. Hi Harish, i own a 1bhk unit in Birchwood, PSP and now planning to go for a 2bhk unit in resale in Norwood. Could you please give me idea about the resale price I should go for in order to have a good deal and how much appreciation is expected from this project in the near future?

    1. Hi Amit Malhotra,

Current resale price for 2 BHK in Prestige Sunrise Park is between 63 Lacs – 67 Lacs + Registration. You can expect 8 – 10 % growth rate.

  3. Hi Harish – Thanks for your earlier response. Was really helpful. Two additional queries as below:

    A. I checked with Prestige and understand the current market rate is Rs5450 / psqft ( Rs 5650 for premium apartment) all inclusive (except registration). Considering this rate there is technically no appreciation of our investment value in last 3-4 years (there is actually a loss considering interest cost paid on home loans),
Would really like to have your view on prospect of recovery of investment value (including interest cost)? Whether it is worth staying invested ?

    B. I recently did a site visit and noted that they are significant gaps in white tiles provided in flats and these are filled with grey cement giving a really ugly look across the flats. These kind of tiles were not used in sample flats shown to us. Tried approaching Prestige but with no positive response. Would like your view if you are aware of any particular reason for grey cement and can we approach builder for rectification?

    1. Hi Ashwin,

Although being with lot of hurdles in the realty sector like demonetization, RERA, GST etc… the sector has seen bit stagnant in the prices, and definitely, this would be a temporary effect. But also, we think that the rate you mentioned is base price only; plus other charges need to be calculated, and if considered last 4 years back the base rate was Rs. 4000 psft. So, our recommendation would be, you need to wait another 2-3 years for good appreciation value because the traction in the realty sector has initiated so the wait would be worthy.
      2. As we have noticed in sample /mockup flat the flooring was with gaps and cemented, and which is in trend now.

  4. Hi Harish

Any visibility on project completion. It’s already been 6months delay and we don’t have any visibility from Prestige on handover. Every time the handover dates are pushed. Also, prestige is responding mentioning no delay compensation pushing the blame on BESCOM for delay connection where we still see the project work is way far from completion.
Further, generally all prestige projects have good infrastructure; however in sunrise park we see the company have provided grills instead of compound wall reducing the overall security.
Even talking to CRM is not helping me with a solution which is highly unexpected from such builder.
Given your expertise, would request your advice on the same

    1. Hi Ashwin,

As per the management, Mar 2018 is scheduled for possession; On the delay compensation pl refer to your sale agreement copy if there is any date mentioned then you can act accordingly.
The front compound wall portion (Entrance) is provided with half grills, but rest all other sides is of compound wall completely, however this is given as per the design and aesthtic purpose and more over it is costlier when compared to the complete compound wall without grills. so which is actually beneficial for the residents.

    1. Hi Abhishek,

The current base selling price from developer is Rs. 5650 psft, and in secondary market the avg selling price is roughly Rs. 5300 to 5500 psft and it is purely on case to case basis

  5. Hi Harish,

If we cancel the booking 4 month prior to the handover of the apt, will prestige deduct anything more than the cancellation percentage on sale value they have mentioned in agreement. Some say in addition to cancellation chgs (certain percentage on sale value) there is interest to be paid as well. Do we really pay interest for cancellation of booking? I though interest will be taken only if we are going ahead with with the purchase and clearing the outstanding payable to Prestige. If we cancel (even when project is almost getting ready, will wee need to pay any interest or just the cancellation on sale value is what they may deduct from out booking amount.?

    1. Hi Mohammed,

No there is no such interest rate on cancellation charges; subject to that one should have made the payment to the builder according to the construction schedule mentioned in the agreement before getting in to resale option otherwise the interest will be charged on the remaining payable balance as per the demand from the builder.

    1. Hi Krishna,

Pl click the latest news on PRR
      http://www.newindianexpress.com/cities/bengaluru/2017/mar/28/after-nhai-backs-out-bda-finds-new-partner-to-develop-peripheral-ring-road-1586706.html

and for it connectivity and advantages pl click the below link – http://bangaloremirror.indiatimes.com/bangalore/civic/BDA-finally-moves-to-build-the-PRR/articleshow/50524055.cms

Price revision has taken place couple of months back and also due to low inventory availability and slow sector growth due to the effect of Demonetisation, Implication new GST, upcoming enforcement of New Regulation RERA, NGT etc.. have made the price stagnant but for sure the prices are expected to grow higher in coming days

    2. Hi Krishna,

As far as we know and discussions with management of prestige the PRR is expected. But yes, The PRR from SW direction i.e from Tumkur to electronics city has got cancelled long back, and which doesn’t make sense the PRR to start from Ecity Phase I.
As said in articles the PRR from South to North will be connected via NICE road.

  6. Hello Harish,

I am following your website since I booked 1BHK (630sqft) apartment in PSP Norwood. I bought the apartment (18th floor out of 19) in pre-launch at 3900 pqft base price.

Can you please tell me what is the current market base price for 1BHK (620 sqft) in PSP.

Also kindly advise if I can sell the apartment or rent it (I can hold it for few more years).

    Thanks!
    Mr. Kamath

    1. Hi Mr. Kamath,

Currently 1 BHK are not available in this project – all units are sold, for other units the basic price starts from Rs. 4950 psft onwards, so you can consider the current base price as benchmark for selling of your unit.
Suggest you to hold the unit for some more time, until the complete projects handovers with all facilities and then you can plan for disposing of your unit.

  7. Hello Harish,

I booked a 2.5 BHK apartment in PSP Norwood during prelaunch (self financed) . Now since possession is due this year I am thinking if I should register the flat or exit and invest in some other good under construction or prelaunch project which could earn good returns in future. Since I am onsite I can still wait for occupancy at least 2-4 years.

Please advice if I should rent the flat or exit.

    Thanks!
    Naya

    1. Hi Naya,

The current base price for the project is Rs. 5150 psft for 2 BHK and Rs. 4950 for 2.5 & 3 BHK; and has very limited stocks available as of now. Since you are on site we suggest you to hold and give the same for rent. Try disposing the same, may be in 2 years from now.

    1. Hi Dhiman,

It is normal tendency that builder will increase the price once the inventory reduces

  8. Hi harish

We are planning to book 2 bhk in PSP. I have few queries
    1) Personally i did not like the concept of closed utility, keeping washing machine in kitchen
    2)Closed kitchen concept
People are doing open kitchen noways and a separate utility section attached to kitchen
In whole in PSP we will end up with no space to keep washing machine, dustbins and other things which we prefer to keep away from kitchen.

No separate space to put clothes for drying other than balcony

    Utility was much needed thing.

    1. Hi Ankita,

Usually prestige projects have these concepts for safety concern and to have more space in kitchen area, also few units in PSP comes with separate area.

  9. Hi Harish,

I am looking for 2 bhk in electronic city .Prestige offered a 2 bhk of 1007 sqft in 1st floor and at cost of around 58 lakhs and at the same time godrej offered a 2 bhk of 1070 sqft in 4th floor with 65 lakhs which is better? My budget is around 55 lakhs.

    Thanks
    Bibin

    1. Hi Bipin,

Since it is fitting in to your budget and also first floor is decent enough to get good ventilation and sunlight, so PSP can be a good bet.

  10. Hi Harish,

I just want to know what Khata does Prestige Sunrise park in Electronic city, Blore come under. If it’s not A khata, then will that be changed. If it’s not A khata what are the consequences of not having A khata. Also i’ve heard lately that they have been cancelling some amenities like swimming pool for example. As this project is split into two (Norwood and Birchwood block) does it lack open space? Can you provide some information if this project is a premium prestige project and provide us some answers to our questions. We were planning on taking a unit in Tower 3 Norwood block. Thank you

    1. Hi Nadeem,

Prestige Sunrise Park provides E-Khata (Electronic Khata). E Khata is Electronic Format/Computer format of A Khata. E Khata will have same content as A Khata, It is useful for a person to pay property tax Online.
As far as we know there are no cancellation in Amenities. It is kind of semi luxury project and the distance between the two towers is sufficient enough to get good ventilation and sunlight and it does not lack any open as appx 6 acres of open space is been provided (As per the norm the distance between any two towers should be minimum of half of the tower height)

    2. Harish, thank you for that quick reply. Really appreciate it. As we know this project Sunrise Park is a project from a reputed builder, Prestige group. On what basis is this judged as a semi luxury project and not luxury apartments even when it has all these amenities courts, gym, pool and clubhouse. Does this mean it’s not a premium residential development and average project with average units? Like Prestige Song of south is a much premium project and Sunrise Park isn’t?

    3. Hi Nadeem,

Certainly it is good project, Its individual choice how they rate as per their preference, for some the premium would be luxury and for others the luxury would be premium. There is no as such rating
But as per our views we can bifurcate with the factors like location, density of the project, specifications, smart home technology, car parking space allotments etc…

    4. Hi harish, I have couple more questions. But on a different note really appreciate the help. We have a 3 bhk apartment at Prestige Shanthiniketan at whitefield and another 3bhk at Prestige St Johns wood. So we feel it’s safe to buy a Prestige apt as prestige is a reputed builder. But recently, I read a few reviews regarding Prestige sunrise park on your site here. So being a little worried, i have a question. Can a project be started without having environment certification, occcupancy certificate etc. Do you have any update on Prestige Sunrise park NOT having obtained the necessary approvals for which we as customers should be worried about and hold on for some more time before thinking of proceeding /buying in that project. Could you confirm this to us. You mentioned that it will have an E khata. But anything you can tell us about the other approvals not yet obtained for that Sunrise park project.

    5. Hi Nadeem,

There is no as such any approval pending for PSP project, all are in place and OC will be followed once after the completion of the same and which is expected by next year Q3.

    6. Harish,

Thanks a lot for all this information. You’ve been of great help. We’ll definitely get in touch when required. We have two apartments of Prestige of 3bhk. one we bought long back at St. Johns wood. Another is at Prestige Shanthiniketan. The Shanthiniketan is massive. But a closer look at towers reveals the finish quality of the project bit not up to the mark. This time we actually had shortlisted three projects. Prestige Song of the south at begur, Prestige Lakeside habitat located at Varthur and Sunrise park. Unfortunately, the roads to Song of the south project at begur arent so developed. The place begur still isnt upto the mark yet i feel. I dint like the access to Prestige Lakeside habitat either. (from whitefield via varthur lake, or panathur road, or sarjapur road). Unlike how easily we can access Sunrise park from Koramangala or even mg road. The Bellandur traffic at Ecospace tech park can be a real pain at times for lakeside habitat i feel. Also Sunrise park will be ready soon next year hopefully. One of our known friend has booked it Dec 2015 at 5010 rate per sq ft which includes 25th level pricing as they’ve taken on 25th level. I’m only hoping that the 1128 sqft unit of 2 bhk at sunrise park will have some decent space for two people to live in and the Norwood block will have bit of open landscape like how it is at Prestige St johns wood with all the amenities in clubhouse that they have listed. Thank you.

    7. Thank you, We welcome your Suggestions and appreciation Sir!

We cannot able to comment on the Prestige Shantiniketan Project, because the technology even in the construction industry change oftenly, so all we can say it was the landmark project of Bangalore at that point of time.
Also, We suggest you to look at PLH as well, reason being as per the knowledge report, varthur and thanisandra when compared to other localities in Bangalore are going to boost good appreciation values.

    8. Hi Harish,

The current base price is Rs 4700 as you mentioned and your forecast is Rs 5500 once it gets completed. Does this price include the VAT/car parking and additional charges which we already paid. How much rent we can expect for semi furnished 2BHK of 1128sqft?

    9. Hi Dhiman,

Looking in to current situation the appreciation to hit at Rs. 5500 shall take time of another 12-18 months. and yes this would be only the base price Plus other charges extra.
The rental value for 2 BHK would range between 18k to 24k and shall depends on the PLC and outlook of the interior

  11. Hi,

I booked in Oct 2013 in Birchwood and the base rate was 4350/- plus floor rise, parking, other charges etc. The sales person estimated 1000 rupees hike per sq ft per year. But it didn’t happen.

Do you think the base rate given to me was bit high at that time? Will there be any more growth in the price?

    Thanks,
    Shri

    1. Hi Shri, I booked 3 BHK in Feb 2014 inn PSP -Birch wood tower 8 , Unit B8113 , they charged me 4550/- psft+ Floor rise value = 4750/- psft = 76 lakh At that time the builder said the flat price will cross 1 crore but the current price which they are Quoting in 86 Lakh. Lets see what happen at the time of Possession. And also builder claim that its an A khatta Land but in the above few Posts i saw that is B khatta land. Can Any budy tell me how much rent i can expect for 1571 sft 3 BHK?

  12. Hi Harish, Don’t you think PSP price is not appreciating that much as of today? Also we are hearing some noise related to Peripheral ring road. Will there be any positive impact whenever it will be built.

    1. Hi Dhiman,

In PSP, most of the units are sold and in terms of appreciation you can expect good returns once the project gets completed. And Pertaining to the Peripheral ring road the required space is left for future development and yes this will definitely boost the value of the property because of the good connectivity.

  13. Dear Harish,I intend to buy a flat PSP middle hight in birchwood. ..the rate quoted is 4950..plus floor rise..pl suggest …if the rate is good..do you think I would get appreciation for my investment.

    1. Hi Surya Prakash,

Yes the rate quoted is correct, and you would see good appreciation once the project gets completely developed.

  14. Hello Harish,

Appreciate the work you are doing.

I’ve booked a 3BHK in PSP Norwood on level 13. Bought it for about 4700 psft. The size of the flat is 1644 sqft.

    Is this a good deal?

    Any issues about level 13?

    1. Hi Tayub,

No doubt PSP is good choice; pertaining to no. 13 it is individuals choice, so don’t need to worry much, for some the no. may be unlucky and for others the same may be best one. so it is purely individuals perception.

  15. Hi,

I am planning to buy a flat in PSP. Should I buy a lower level flats(2nd – 4th floor) OR higher level flats where the higher level flats are costlier(5-6 lacs difference). Appreciate your response in advance.

  16. Hi Harish, I read your reviews regularly. It is very helpful. Thanks for the same. I have a query. We had invested in PSP 2 yrs ago (March 2014) at the rate 4350+ floor rise. Now the current rate is 4750+ floor rise. Given the current situation what is the rate we can expect during handover( June 2017). Also is it better to sell before registration (during handover) or hold the flat for 3 yrs and sell(LTCG). Kindly share your views on this. Looking forward to ur reply asap.

    1. Hi VN,

We are looking at Rs.5250 – 5500 / Sq.ft by June 2017. I suggest you to hold till one year after registration for better ROI.

    1. Hi Shaan, I could be wrong but as par my information all the flats are sold out from builder. Now individual owner are selling. Also I saw in prestige website that 2 BHK are priced approx. 67-68L.

  17. Hi Harish, I bought a 2 BHK flat during launch. I believe it will get ready by June 2017. Will it be good decision to sale before registration during possession or after 3-4 years after possession. Please suggest.

    1. Hi Dhiman,

selling after possession will yield higher returns as there will be less internal seller competition.

  18. Hi all,

We are looking for 2BHK and 1BHK in PSP in Norwood. When we checked with builder we came to know that there is no availability. Kindly help us if there is any investor flats available at best price.

    Thanks
    Yasmin

  19. Hi Harish, I have brought a 2 bhk flat in norwood on 21st floor in tower 2( its the top floor). will that be an issue with resale of the flat or renting it out? What appreciation can i expect from this flat?

    1. Hi Jeetendra,

Top most flats are preferred for self living than for investment. You wont find much difficult in renting… You can expect 10 – 12 % Growth rate.

  20. Hi Harish.. Main reason for a good ROI was PRR planned between Norwood and Birchwood and ofcourse Prestige brand name.
Now that PRR has been put on HOLD do you think you still stuck to 80% appreciation. I booked a flat in Norwood 30 months back but return is just 10% YOY

    Pls advise

    1. Hi Rahul,

PRR is not scraped and its very much needed for bangalore. You will witness drastic appreciation during possession time.

  21. Mr.Harish,is it a good option to buy a 2 bhk flat in norwood on 11th floor(tower2 unit6),facing the previously proposed outer ring road? The purchase will be purely for investment purpose only. Will this flat give good resale value if it faces the road(supposedly will be landscaped as per prestige brochre). Please give your valuable input/advice.

    1. Hi Archana,

Usually landscape facing units will be sold faster when compared to Road facing units. There is nothing to worry if you quote competitive pricing while selling the unit and when there are no landscape facing units available road facing units will automatically fall under demand . Basically you need to hold the unit till all the landscape units get sold to make higher profits.

  22. Hi Harish,
PSP is a Panchayat Khata project and not a A Khata project. I have concern regarding this. Can you please tell me if there is any problem in buying the apartment in PSP and what’s the probability that it would be converted to A khata in next 2 years?

    1. Hi Harish, like Mr Malay, i too have a similar question in my mind. Kindly do let us know, if there is any problem in buying a panchayat khata property like PSP. How problematic it would be in future to get a occupancy certificate of the PSP property, and probability that it would be converted to A khata. Also, Would there be any problem in future to sell the property, because of any documentation problem, as the land being a panchayat khata.

    2. Hi Sam Paul & Malay,

There is no problem in buying Panchayat Khata Property until builder pay betterment charges and get E – Khata for the project.Besides, Khata comes post OC. Once the OC and handing over procedure is over Builder will apply for Katha Process.

  23. Hi Harish, I am following your comments from a long time since I bought unit in PSP.
I bought 1bhk Norwood 630sqft (18th Floor) at 3900psqft on Pre-Launch in Jun-2013. I purchased this unit just for investment purpose. Do you think I invested correctly? What is the current price and what price I can expect by Dec-2017 and Dec-2020?

    1. Hi Ms AB,

Current price is Rs.4750 / Sft. Don’t worry, you have invested on right property at right time. Projected growth is 10 – 12 % YoY.

    1. Hi Krish,

You can expect 25 K per month rental and expect Rs.6500 / Sft by 2017

  24. sir,
Can u please advice me regarding prestige sunrise(2bhk on top most floor) and purva palm beach.(2bhk )

which is better considering evrythng-living ,connectivity and resale value.

    1. Hi Anthin Thomas,

As you are not getting good inventory in PSP. I suggest you to consider Purva Palm Beach.

    1. Hi Anthin Thomas,

Top most floor are ideal for living than for investment.

    1. Hi Reshmi,

Don’t worry, Prestige is planning to move it towards the Road.

    2. Hi Harish,

Today from Prestige I got the confirmation that they have no plans to move the HT wires from the site and they have not communicated about the movement of these wires to any customers. So this HT wires will be there inside the site which is quite disturbing fact. Do you have any other update on this?

  25. Hi Harish,

Would you like to comment on a statement that the PSP project has still NOT got A khata. Its a “Panchayat Khata”. When I asked this question to the sales guy, he was saying they are in a process to convert the same to A Khata, and the promise to provide A Khata before possession. So how risky is it to invest in a “Panchayat Khata” property, and whats the guarantee that it would be converted to A khata, and that too within next 2 years. As a matter of fact, apartment owners one of the adjacent project (smondoville) are still yet to get A khata and OC even after 4 year of possession of their flats.

Look forward to your candid advise.

    1. Hi Sam Paul,

As far as i know, Smndoville has got OC & Residents have received E Khatha. Lands which fall under Panchayat Zone will Receive E Khatha Only. Lands which fall under BBMP Zone will receive A Khata. Technically there is no difference. between A Khatha & E Khatha.

  26. Hi Harish, we have looked both projects Godrej E city and PSP Birchwood 3 BHK flats… Both looks good… Which one would be good for staying purpose? we are little bit confused now.. so any suggestions would be greatly appreciated. Or do we have any other options other than these two in that area? Awaiting your reply…

    1. Hi Swathi,

PSP has better approach road when compared to Godrej E – City. This plays crucial role in future. I suggest you to consider Prestige Sunrise Park.

  27. Hey guys, I have a 2BHK in Norwood Block (1128 sft) which I am looking to sell. I know this is a disucssion forum and i would like to put forward my opinion on a few things being discussed here. The first one being from Shivali; If I’m right, Yes, The environmental clearance has been received. The second is from Kans. Yes the real estate market is stagnant at the moment. However, the calculation of the returns done by kans is purely from an investment perspective and if you are actually doing the probable calculation of RoI, please factor in the time linked payments up to 2017. Yes, purchasing a flat from reputed builders is a less risky affair, cause they have a reputation to live up to, hence the quality of a construction including the hiring of contractors such as L&T is not expected to be compromised. That leads to a premium being charged over other builders who are relatively new in the market. However the above is purely my opinion. (You might think its probably a little biased cause i hold a 2BHK in the property)

Notwithstanding my opinion above, I had purchased a 2BHK (1128) sft in Norwood Block in 2013 and am looking to sell the same as I am moving out of Bangalore by June 2015. Request the interested buyers to contact me at modi.manu @ gmail . com.

Dear Harish, as moderator, please correct me if i am wrong :)

  28. This is where my concern is:

    1. This project sold like hot cake, priced at Rs. 3900 psqft in mid of 2013. You know prestige’s atrocity, its like no construction binded payment, its all time binded one.
    2. Now, if it sells as per what Harish Achar (the moderator) says, that is by 2020, Rs. 6500 to 7000 spqft, then its a money put on dust really.
First of all, its very very difficult to get buyer these days, even if you get one for that price, the yearly return on investment is hardly 7%. 3900*1.08^7=6685, then subtract the 2% brokerage, 200 psqft transfer fee etc etc, you will end up getting literally 5% year on return…FD gives much better guaranteed return. The other combination of investments with that high money of 60 lakhs can fetch you atleast 13% return…

Thats why i am saiyng, the real estate investment with high builder is not just a riskier game, its a sure shot loss making game..

  29. Hi Harish
I have read most of your posts here, and as i understand Ecity esp Ajmera appreciated invalue 80% in 2013 year.
Honestly i am late to consider investing in ecity now in 2015. however i have gone through Prestige Sun Rise Park Birchwood units available for sale ranging from 4400/-sq ft – 4800/-sq ft.
What is the current rate of appreciation considering 2017 June as possession time for the units available at BirchWood?
This project was launch in Dec 2013, should i still consider investing in a 2BHK here?
What will be the rate of appreciation by possession year 2017 and 2020 year?
    Rgds
    NS

    1. Hi NS,

The project has the scope of reaching Rs. 5000 to 5500 psft by 2017 and by 2020 Rs. 6500 to 7000 psft.

  30. Hi Harish,
Please advise if investing in PSP is a good option. I have heard that they havent got the environment clearance yet. Is this true? Are these guys still hiding certain approval details from us? Kindly advise.

    1. Hi Shivali,

PSP is good option to invest in, and it is being the ideal project in electronics city area.
All the approvals are in place and also the construction is in full swing

  31. Hi Harish,

I am big fan of ur urs.I need ur suggestions regarding project completion.

as discussed with marketing team they are saying possession will start from Oct 2017.

This time is final one or any further delays.

    Please suggest

    Thanks in advance

    1. Hi Dharmendra,

Prestige builders being reputed brand and L&T being their contractor, the project seems promising in terms of handing over, however due to climatic conditions and other factors like labour issue etc.. its ideal to have 6 months of buffering time

  32. Hi Harish, I need to decide between Unishire Spacio in Bhannarghatta and PSP in EC.
For same specs it comes to 18 Lakhs difference. Is it still worth buying in Bhannarghatta road? I am planning to buy for residential purpose in 3 years time and not for rental.

    1. Hi Pandian,

Bannerghatta road holds good interms of appreciation, but when you compare between psp and spacio, PSP has good project configurations and gives good returns; but if you are so particular about bannerghatta road i would suggest you to consider hiranandani at bannerghatta

  33. HI Harish

I am looking to invest in a property in Electronic City which is in Pre Launch/Launch Phase.
As I see, PSP is already launched and I believe that a huge amount would have been demanded by the builder.
    Do you still recommend PSP?
My choice is 2BHK appartment for investment/Rental returns.
    My Budget is 50-55 Lacs.
Purely looking for project which is in very initial phase.
Preferred builder : Brigade and Prestige

PLease suggest and recommend any good project

    1. Hi Varun,

Usually builders like prestige or brigade wont come with in your price bracket at electronics city, i suggest you to wait for couple of months for new launch from Ramky builders at electronics city near PSP

  34. Hi Harish, I have a 3BHK apartment in Prestige casabella which I bought for investment purpose 2years ago (Dec 2012) at Rs 3300 per sq foot. (A)do you advise me to exchange my casabella apartment with PSP 3BHK for ROI purposes? (B) since casabella will be ready for possession by end of 2015 will investing in PSP STILL BE GOOD which will be ready by 2017 only ? (C) what is the best way to sell prestige casabella ? Should I hold till possession or sell it now ? If now , what price should I sell ?

    1. Hi Manjunathan,

I would suggest you to resale the unit at casabella and look for an option in PSP

  35. Dear Harish, what are your views about Purva highland resale apartment 2bhk, there is a appt on 13th floor..& also a south facing appt on 7th floor.. Pls share your views. It s for self use & future resale also.

    1. Hi Kamath,

13th Floor and South facing units are not auspicious as per vastu. Instead of Resale, I advise you to go for Fresh units.

  36. Hi Harish,
I am looking for a 2\2.5 BHK for 75 laks all inclusive for self use and investment purpose in and around electronic city.
Can you please suggest us some good projects we can look out for ?
    Please suggest w.r.t to ROI/Rentals/Resale/Locality.

  37. Hi, I am looking to purchase 3 BHK apartment in Electronics City. I came across Prestige Sunrise Park, which looks good in terms of layout and location. Can someone please share the price for 3 BHK apartment. And what’s the delivery time line?

    1. Hi Meghna,

Its highly difficult to find 3 BHK @ 75 Lacs. You can consider Godrej E-city / BREN Woods.

  38. Hi Harish,

Thanks a lot for all your useful comments above. I am looking out for 2 or 2.5 BHK within the range of 70 Lakhs all inclusive and have selected two of them and am a bit confused on which one to go for

1> Prestige Sunrise Park – Electronic city
2> Bren EdgeWaters – Hosa Road (Owners Court inside 800 mtrs)

If i consider this from ROI and rentals perspective which project i should go for. The price of a 1121(2BHK) in edgewater and 1342(2.5 bhk) in Prestige Sunrise park will almost be the same.

    Please suggest w.r.t to ROI/Rentals/Resale/Locality.

    1. Hi Harish,

Forgot to add to the above query it would be great if you could suggest w.r.t water in the area as well. I don’t have much of an idea of the two localities water availability.

      Thanks in advance!

    2. Hi Dev,

Water issues are there across bangalore. Cant help. Need to depend on tankers during summer seasons.

  39. Hi Harish, I have bought 1BHK in PSP Norwood at 18th floor. I did this investment at 3900 base price + floor hike in last year July. I bought it only for investment purpose. Can you please suggest me on how long I can hold to see good appreciation. Thanks in advance for your valuable suggestion.

  40. My friend had booked one 2 BHK in Prestige SunRise park last year and per my discussion with him I came to know that prices havn’t appreciated since then till now and its after the wait of more than 11 months that his agreement got done.

    1. Why is the stagnation in price ? Is it because of excess inventory unsold ?
    2. Is this much delay in agreements a normal thing with Prestige?
    3. Also, I came to know that Prestige’s payment is time linked so what if they are no t able to provide the apartment in due time?

I am looking to book a prop in Prestige Gulmohar so collecting your feedback on Prestige. Can any of the prev buyers please reply ??

    1. Hi Hansa

As far as i know there is no 1.5 BHK in PSP. But you can consider 2 BHK in Ramky One Carnival as it has good appreciation in long run

  41. I am looking to buy a 2bhk for investment and rental income purpose. Preferred areas elec. city phase 1, sarjapur and Whitefield. What projects do you think would be good to invest in considering a budget of 60lacs?

    1. Hi Garima

Go for Prestige Sunrise Park as its a ideal choice. It has good potential for re-sale and rentals.

  42. Hairsh i want to book 2 BHK. So i am confused between purva palm beach, nitsh chelsia, pretige sunrise park, prestige lakeside habbit and other. You tell me which is the best to live in and investment. my budget is upto 80 lakhs.

    1. Hi Abhi

Consider 1st option as Prestige Lakeside and 2nd option as Purva Palm beach, Prestige Sunrise Park and last option as Chelsea

  43. Hello harish, please let me know which of the two is better for self use PSP or Century indus phase 2 . I had booked a flat in deccan arcade for 50 lac in 2012 and planning to sell now and buy one of the above. Kindly suggest .Thank you .

    1. HI Mona

Please consider PSP reason being, compared to Century Indus, PSP holds a better potential in terms of re-sale and rental returns also PSP is good for self use.

  44. Hi Harish, I am interested in buying a 3BHK in Prestige Sunrise Park. But they have availability only in Brichwood and in between Brichwood and Norwood (already sold out) there is a stretch of land which might connect to ORR in future. Do you think it will impact the view and returns of Brichwood.
Also how difficult it is to travel from PSP to Prestige Technology Park Marathalli on daily basis keeping in mind the elevated flyover.

    Please share your ideas

    1. Hi GJ

First of all the proposed PRR plan is still on cards and not the final one..Secondly, PRR hardly effects the appreciation of Birchwood and Norwood.
For commutation, upto Silk board is worry-less drive. But, from Silkboard to Marathalli you can witness traffic jam during peak times. Alternate route can be a diversion @ Hosa road which connects your ORR

    1. Hey Ravi – there are two towers at psp – Norwood and birchwood. Apparently Norwood is sold out.

What you need to pay attention to, is the piece of land between the Norwood and birchwood. My wife had paid the site a visit and the prestige guys said that the future of that stretch of land is unknown. Sooner or later there’s going to be a ring road there and this possibly is the reason for lower costs primarily because people are pulling out of birchwood

    2. Hi Ravi,

Pre -Launch was at Rs.3990 / Sft and current price Rs. 4350 / Sft.

  45. Hi Harish,my family owns 2 adjacent 1275 sq ft each flats in Patels Smondoville ! purchased 2 years back in re sale.I want your advice as to whether I should retain or sell these and invest somewhere else.If your answer is SELL,then at what price I should sell these. These are 3 BRs on the 10th floor-R P Vohra,23.06.2014

  46. Hi Harish,

For 75 lakh budget which one will be an ideal choice

    1) Prestige Lakeside habitat
    2) Prestige sunrise park
    3) Mantri Webcity
    4) Prestige Falcon city

Looking for ease of renting and long term self use.

    Thanks for your input.

    1. Hi GKumar,

You can consider Prestige Sunrise park / Prestige Lakeside Habitat.

  47. “The PPR around this project seems to be scrapped soon but Prestige has already considered FAR for this land also as per zoning regulations. This results in over population in the area as this PPR land when de-notified will never go back to owners of flat”.

PLEASE EXPLAIN THE MEANING OF ‘PPR’ AND ‘FAR’ USED IN THE ABOVE SENTENCE.

    1. Hi Harish,

I would like to know what to go for better ROI in three projects PSP/MJR Clique/ GM Infinite

  48. HI
    Harish

I am looking for retail Outlet in PSP approx 100 to 150 sq feet.
Please can you let me know and if not in PSP any retail space around PSP or in electronic city in booking or resale. Thank you.

  49. Hi Harish.. I have 3 main queries on this project: 1) Project has still not got any environment clearance and Prestige stays 6 months more required. Already 10 months gone and 6 months more to go…As per law they cannot start construction without this so how safe is the project. 2) The PPR around this project seems to be scrapped soon but Prestige has already considered FAR for this land also as per zoining regulations. This results in over population in the area as this PPR land when de-notified will never go back to owners of flat. 3) Prestige is yet to get any approval from public scheduled bank like SBI. Normally all Prestige projects are approved by SBI. ……….. Do you still recommend this project and why so ?? Pratik

    1. Hi Pratik, honestly speaking I was also seriously considering this project a month back but given the fact that these guys have been doing too much of a back and forth in getting the approval docs it seems a bit dicy now. They claimed they had all docs but then they were not able to furnish it. So my sense is, it’s worth waiting to see how construction pans out because I dont see too much progress in construction as well. And I don’t think SBI has approved this project yet.

    2. Hi Pratik,

Yes, I still recomend this project. Reason being all the approvals are in place and NOC has been released from sanction authority. FAR considered based on Current Road width not by considering Proposed PRR. Prestige has submitted all the documents to SBI and APF number from SBI will be issued soon.

    3. Hi Pratik,

Can you share your inputs on FSI achieved by Prestige for Sunrise Park.

  50. Hi, I have booked a flat in whitefied area close to the area where PRR is going to come in… I have a doubt. Is PRR going to be a normal surface road ? The reason is that the flat which I have booked is on the other side of the PRR , if so that can block my travel… or is it going to be a combination of flyovers and subway ??

  51. Hi Harish, I have booked PSP 1 bhk in Norwood on 7th floor at launch but development activity is still not much. What other approvals other than BBMP is still pending for this project. They haven’t called for the agreement as yet. And what is the current price after discounts. Is there any increase compared to launch. I dont seem to see any increase.
    Please reply

    1. Hi Sumati,

Construction Work has initiated at site. All the approvals are in place. Prestige is sending the agreement to those customers who had given 21 PDC’s to them.

  52. Hi Harish,

I want to invest in a 2bhk purely from investment/giving it out for rent and for resale, point of view. Looking at Whitefield/Electronic City areas. A bit confused between Divyasree ROW ,PSP and Purva Westend. Which one would you suggest ? Is there any other pre-launch/newly launched project from a reputed builder in the range of 50-70 lakhs ? I`m keen on a reputed builder, since I stay abroad and would not be able to do frequent follow-ups on the project.

Please suggest for rental as well as investment purpose (ROI).

Looking forward to hearing from you !

    Thanks you in advance !!!

    Regards,
    Bimlesh

    1. Hi Harish,

Could you please look into my Concern above and suggest me the best.

      Thanks and Regards,
      Bimlesh

    1. Hi Nahom, Can you please let me know whether 4350 is the current price? If so can you please share contact through which you got this amount?

Harish, your take on LAA Builders and Urbana Estates?

    2. Hi Nahom,

Sorry, we have not reviewed LAA MOONSTONE. So, Wont be able to comment.

  53. Hi Harish, I booked a premium pool facing 2.5 BR (1359 sqft) flat at level 6 in PSP Norwood @ 4100 psf in June last year which comes around 59 lacs. They have launched the project now and calling for agreement to be signed. Is it a good deal should I stay invested and sign the agreement or there are better options available now at same price. Please suggest in both aspect investment/rental point of view and self-use. Thanks, Naya

  54. Hi Harish ,

Is there development happened in construction ? What is the present status ? Has they achieved all approval ? Where is the agreement , we have yet to received our agreement . looks like there are lots of confusion regarding this PSP project …Your guidance and direction will be helpful for all investors …

    1. Hi Ambikesh,

Project work has initiated and builder has got all the approvals. Builder is sending the Agreement copy for only those customers who have given 21 PDC ( Post Dateed Cheques ) to Prestige.

  55. I am looking for apartment (2bhk) in Bangalore east in and around whitefield area.
    My budget is 50 lakhs.
I preferred upcoming projects. i looking this flat for my investment perspective.
    please give your inputs.
    Thanks

  56. Hi Harish, I want to invest in a 2bhk purely from investment/giving it out for rent, point of view. Looking at Whitefield/Electronic City areas. A bit confused between Divyasree ROW and PSP. Which one would you suggest ? Is there any other pre-launch/newly launched project from a reputed builder in the range of 40-70 lakhs ? I`m keen on a reputed builder, since I stay abroad and would not be able to to do frequent follow-ups on the project.

    1. Hi Sahay,

You Can Consider Krishna Mystiq / Unitech Uniworld Superb Series. You can even consider Prestige Sunrise Park ( Only If you could Stretch your Budget )

  57. Hi Harish,

I want to invest in a 2bhk purely from investment/giving it out for rent, point of view. Looking at Whitefield/Electronic City areas. A bit confused between Divyasree ROW and PSP. Which one would you suggest ? Is there any other pre-launch/newly launched project from a reputed builder in the range of 40-60 lakhs ? I`m keen on a reputed builder, since I stay abroad and would not be able to to do frequent follow-ups on the project.

    1. Hi Sweta,

Divyasree ROW holds more Rental potential when compared to PSP.

  58. Hi Harish,

I’m looking for 2 bhk in neotown in a budget of 45-55… But PSP is not in my budget now…

Can you please suggest one among the below:
    MJR Clique-Hydra
    Smondo 4.0
    Aratt Firenza

How abt the ROI in next 2-3 years…

    1. Hi Vikki,

Based on your requirement my option would be Ramky One Carnival.

  59. Hi Harish, I did a site visit at Prestige Sunrise Park. Prima facie I liked the project however I had a couple of questions which the marketing executives weren’t clear on. Am hoping you will be able to help with it.
    1) Whether PSP has the BBMP clearance or not. They mentioned BDA clearance but were vague on BBMP.
    2) Whether they will hand over the project as a cooperative societies project (therby making it a freehold property) in due course?
    3) Thier maintaince rates seemed to be quite high – 3.75 per sq ft compared to other projects. Do you think it’s justified?

    1. Hi Sherine John,

Prestige yet to obtain BBMP approval. Usually CAT A builders wont hand over the project as a cooperative societies project. Current Avg Maintenance cost is Rs.3.50

  60. Hi Harish,

Quick question: While buying a property solely for the purpose of investment, how do reputed builders and non-reputes builders stack up against one another?

I’m considering a 2 BHK at Malibu Rosita in Varthur. What are your initial thoughts?

Please share your feedback – Thanks in advance.

    1. Hi Sandesh,

I am Sorry, We have not reviewed Malibu Rosita. so wont be able to comment. Its always advisable to invest in reputed builders. So that, It will be hassle free and you can even enjoy better ROI.

    1. Hi Raghav,

As of now you can consider Prestige Sunriase Park or Ramky One Carnival for better ROI.

  61. Hi Harish,

    Few questions:

    1. Prestige does not even have a good sales office onsite of PSP – any reason?
    2. This project is not in their website – any idea on why this is the case?
    3. The road to the project seem very narrow (after we get down on the toll bridge) – with Neo town also taking the same route, wont this be a problem?

    Thanks for your help!

    1. Hi Prakash,

As far as i know, On Site office will be ready very soon. Project is Still on Pre-Launch State. Thats why its still not listed on their official website. Narrow Road is a concern. Hope to see some road widening proposals.

    1. Hi Sandesh,

Both the type follows same trend. You can consider either of the one. 2.5 BHK are good for Rental Returns.

    1. Hi Vamshi,

Patel has already appreciated. Its not good for Investment. But yes, you can consider it for self or Rental Purpose.

  62. Hi Harish…I am confused between Patel neo town, GM e-city and PSP…..I am looking for 2 bhk with a budget of less than 60lkh……
I prefer in HSR layout and Outer ring road…since that areas would go out of budget, could u suggest me a 2bhk among these projects….I am not looking for investment purpose…
Also can u help me with 2 bhp projects which has possession within a year ….preferribly on Sarjapur,Outer ring road areas.

    1. Hi Uday,

I doubt you get a good; near to possession projects @ 60 lacs on Sarjapur,Outer ring road areas. I advise you consider Either PSP / Patel Neo Town.

  63. Hi Harish, your comments are very useful. I need your input on choosing the better one –

Option 1 – 3bhk, abt 1600 sq ft, project complete, 75 lakhs, kodigehalli (Sahakara nagar)

Option 2 – 3bhk, abt 1550sq ft, project expected to be complete in 2017, 71 lakhs, PSP ECity

I am looking to buy mainly for investment purposes. Thank you.

    1. Hi Arthi,

If its pure for investment then i advise you to go for option 2 – PSP E City.

  64. Hi harish,
I’m planning to book a 3bhk in PSP, I heard that the PRR is about to start . How will this affect the PSP living style and cost and will the BDA acquire any land in this ? Lots of confusion. Need your help in deciding.
    Thx,
    Kumar

    1. Hi Kumar,

After PRR Norwood & Brichwood looks like two different projects of Prestige. It will not effect living style as security system will be in place. PRR land already belongs to BDA. Project is good, dont think too much. I advise you to go ahead with the booking.

    1. Hi Rawat,

In terms of ROI both follows same trends. Go for PSP as you are getting bigger unit at same price.

  65. Hi Harish,

I’m a Bangalorean and looking to make my first investment. Although a big fan of Central Bangalore (Richmond town and the likes), it’s way beyond my budget at this point in time. I’m now considering Electronic city/whitefield areas and came across PSP.

I’ve been out of bangalore for a few years. Would you be able to help me understand the status of the construction? I’m looking to go for the 2.5 BHK option. I’ve read the price quoted on Prestige’s portal. Would you also be able to tell me the approximate final price for this unit, please?

    Thanks – Sandesh

    1. Hi Sandesh,

Excavation work has started as of now. 2.5 BHK will cost approx. 70 Lacs All inclusive.

    1. Hi Abhi,

You will be contacted by my team. They will understand your requirement and help you in choosing right apartment.

    1. Hi Sampath,

Usually Most of the Home Buyers wont prefer 13th floor…Because, Its not good as per Vastu. If its for self use & if you dont believe in vastu then there shouldn’t be any issues.

  66. Harish, I booked the Prestige Sunrises Park partment , two weeks back. When I did not get the unit allocation letter even after two weeks, I called them to check the status. I was told that the unit is double booked. They have not encashed the booking amount cheque also. They are suggesting to book another unit at higher floor (ofcourse with higher amount). What do you suggest me to do in this case ?. Shall I go with another unit at higher floor OR I shall I drop this project and go with another project ?. I doubt if Prestige is handling unit allocations professionally.

    1. Hi Santosh,

You would have taken our Sales team help during the booking. So that, This issue wouldn’t have been raised. Look for decent unit at Higher floor but not top most floors.

  67. Hi Harish, I am also confused between Smondo 4.0 and PSP… as there is a good 15% difference in values for similar size unit in both the projects. (Smondo is 12 – 15% cheaper).. Also, if peripheral ring road is coming within PSP project, noise and other problems could also be a disadvantage.. Other advantages of Neomall, IT park are the same for both the projects.. Purely from an investment point of view and affordability after 4 years, Smondo is looking attractive.. Can you share your views pls..

    1. Hi Darshan,

Smodo is almost ready and already appreciated much. in 4 yrs down the line PSP will fetch you better ROI.

    1. Hi Charan, I already own a house in Smondoville…So I know the quality of work by this builder. My suggestion is better go for PSP…
Anyway I will let the expert (Harish) to answer… :)

    1. Hi Ravi,

Definitely it will fetch you good returns. You have made right decision by opting Middle Floor East Facing Premium unit.

    2. Hi Ravi.
I am planning to book one flat in same tower. How is the availabilty ? Also what rate you booked.

    1. Hi Akshata,

Yes, Its a Good buy. Projected Appreciation for Godrej E-city after 5 Years would be 80 – 85 % on current price. Electronics city is know for IT Developments besides, There are Shopping Malls & Multiplex planned Near Wipro.

    1. Hi Manjari,

Purva Westend will give better ROI as its close to E-city & Silkboard + Near to Upcoming Metro Station.

  68. Hi Harish, I am trying to finalize one apartment amoung the following : Prestige Sunrise Park in EC, Himagiri Residency Phase 2 in EC, Neo City new tower being launched. Which one do you suggest as the best to buy ?.

    1. Hi santosh,

As per your project comparison, i would suggest to go for Prestige Sunrise Park; however neo city also recommendable but looking in to potential, sunrise park would be the best bet.

  69. I have bought 1BHK (18th Floor) in PSP Norwood for 3900/- psqft + floor rise (255/- psqft). Do you think is it a good investment looking for 3-4 years down the line? What is your estimated price by Dec 2017?

  70. Hi Harish,

Hope you doling great. Just need your experts comments. I am planning to buy a property in SJR Group – Fiesta Homes, electronic city, which is near Teach Mahindra. Do you think it is good investment there. Somehow I am not convinced with the surroundings. Do you think its is wise step to buy the property there.

    1. Hi Vaibhav,

Price of SJR Fieasta Homes has already appreciated. If you are looking for investment, I advise you to look something in pre – Launch / New Launch. I suggest you to look Krishna Mystic Once.

  71. Hi, how can a buyer get to know the real deal information about the property that the builders hide from the buyers. The brand and name and all that is fine….so you can well imagine my surprise/ disbelief when I came to know that even today, in Ajmera Infinity in ECity, the water effluent (including sanitary) gets collected by private bodies and disposed off in tanks that get carried away and that there is no direct connection to sewage disposal ! How can the buyer be armed with information about sewage disposal and sanitation, water availability in/ around the property, development plans from the govt. bodies etc, BEFORE signing the cheques as we are talking of hefty sums of an individual’s lifetime earnings. Your insight/ comments on this would be very helpful and in context to Prestige Sunrise Park, it would help everyone following this thread.

    1. Hi RK,

What you have noticed in ajmera infinity is waste dispose collected from STP & Garbage. In large scale housing usually there will be large pits and which be either linked to sewage lines or they use New sewage technology, where in which, waste will be converted in to fine powder with zero Oder and water will be used to common area and As a part of maintenance every large scale project does the same and Which is quite common and same have been adopted in developed nations. water problem is there across Bangalore either we need to depend on ground water or tankers. You Can check latest development plan in BDA Office.

    1. Hi Satiish,

Prestige sunrise park is offering decent specs and configuration. In Real estate, If any builder is offering High end specs & Imported Marbel Flooring. Then it would be considered as Luxury / Premium apartments. Dont worry, PSP is Value for Money.

  72. Hi Harish,

We looked at shriram chirping woods and PSP. Prestige has better brand value than shriram .However the location of chirping woods ( inside subh enclave, harlur raod) attracts us.
The other advantage I see with chirping wood is that i can shift to that place if needed in future as my office location will be mostly around Whitefield .

Please help me to choose the better project as we are looking to book PSP only for investment/rental purpose
    Regards,
    Satish

    1. Hi Satish,

PSP is much better project interms of self use / Investment/rental purpose.

    1. Hi Raj,

You can consider grancarmen address makers / Vaishnavi Commune at sarjapur Road or Chartered Grasshopper near E-city.

  73. I am looking for an apartment ready for possession in 12-18 months purely for investment purpose. Budget would be 40 to 60 Lakhs. No Location preference but preferably reputed builder and possible appreciation of 18-20% YOY.

    Could you suggest some.

  74. Do you have any nice project with 15:85 or 20:80 options within 40- 50 lakhs (minimum -2 bhk). Cant go for higher prices as i have other investment in Mumbai too. Currently I am in Europe, this may be for my personal purpose in future, but keeping in mind investment prospectus too.
    thanks

    1. Hi Ramab,

Currently No options available in 15:85 or 20:80 options. Tata Housing is providing 30:70 Scheme for their New Haven Project. . He will schedule Meetings with Builders, Accompany you for site visits, Help you in Booking Formalities & Best Deals (Free Service – An Initiative by Homz n Space)

  75. Hi Harish,

I have booked 2bhk in the 18th Floor , now i wanted to check high rise better or middle floor, will there be demand more for middle than higher floor ( 18th Floor) . If i get a chance to move middle floor should i move for appreciation and demand.

    1. Hi Shiva,

18th Floor & Middle Floor units at PSP will have same kind of demand. Need not to worry. There are customers who like higher floors.

  76. Hi Harish/Tarun,
I too want to book 2BHK in PSP but i just waited for the launch because of only fear that approvals may have some descipencies as they them selves telling outer ring road will be coming between two buildings.(expected). I enquired in July when price was 3900, now price is too high as 4200 as per your info. As am working in Electronic city, please advise me is it better to book in PSP or North projects…? I am looking mostly for the best returns with 4 years.

    Thanks
    Siva

    1. Hi Siva,

Appreciation trends is almost same when you compare it between Electronics city & North Bangalore. Launch price would be on higher side. If you are interested in PSP, i advise you to book it before Launch. So that, you enjoy Better ROI.

  77. Hi Harish,
I have booked a 2BHK flat in prestige sunrise park@BIRCHWOOD@>4250 per square foot. I booked the flat only for investment purpose. My only concern is whenever I checked out any property show they only be saying that if you looking for investment purpose then you should head for North Bangalore. As now I have booked I am getting confused that whether I had a made a right decision of booking it here. 1.) Please let me know how much appreciation I can expect 4 years down the line as I have no intention of staying in it.
2.)what is status of the approvals from the Government as when I had booked in December they were saying it would take one or two weeks for getting all the approvals.
3.)The road leading to the location are bit narrowed which might lead to traffic woes once shriram summit, MJR project and Smondo projects/Neo mall are finished. Is the proposed PRR is still in place or Government has scrapped the project(as per the article from DECCAN HERALD)?
4.) Also is there any commercial space coming up in the vicinity like apart from neo mall?

    1. Hi Tarun,

Appreciation Trend is almost same when you compare with North Bangalore to Electronics city. Which is 13 – 15 % Per year. so, Need not to worry. Approvals are in place. You will witness Official Launch & Construction activity in this month. As far as i know, Road width is 80 Ft and which is enough to Handel the traffic and as of now no news on other Commercial Development in the vicinity.

  78. Hi Harish,

I have been seeing your posts for sometime now and must admit its quite valuable. I had a question- when you say selling 1 bhk at 5000/sq ft by 2018 is no problem at all. So you mean there will be similar trends for a premium facing 3 bhk apartment as PSP? I am worried because we booked a 3 bhk in Norwood and Rs 5000 seems very less appreciation by 2018. Will await your revert.

    1. Hi Durga,

1 BHK @ 5000 / Sft was Mr. Hareesh Quote. As per our Projection. Rate Would be 6500 / Sft by 2018.

  79. Hi Harish,

I am contemplating a 1bhk in PSP for investment purposes. I believe ongoing rate is 4k per sq ft. My doubt’s are

    1. In 4 years time, will I be able to resale let us say at about 5k per sq ft? Concerns came about when I read your comments that 1bhks are good for rentals as against resale.

    2. Can I sell off while the construction is going on and I am in need of some liquid cash?

    3. Have they received all necessary approvals for PSP and any idea when they plan to begin construction?

    Thanks & Regards

    1. Hi Haresh,

Selling an 1 BHK at 5000 / Sft by 2018 shouldn’t be an issue. It would be eye catching price by that time. Yes, You can sell while the construction is going on. All the approvals are in place. Builder is planning to start the construction activity in this month.

    2. Thanks for the reply. I met the marketing team today. I am getting southwest facing 1bhk of 630 sq ft at 4370 Rs per sq ft. including high floor charges. Its on 18th floor in Norwood. Over all it comes to about 34.5L all inclusive. They say that they expect an appreciation of 800 per sq ft on an annual basis. So by July 2017 it should be around 6800. Do you think its an aggressive assumption? Again, many thanks for your guidance. I have to make my decision by tomorrow as I have blocked one flat.

  80. Hi Harish,

    Please advise
    1. If Prestige Sunrise Birchwood is a good investment option. Can I expect good resale after 4 – 5 years.

    2. If I have to compare it with Shriram Sumitt, which will be better option considering that they are offering lower prices than prestige.

    Thanks.

  81. Hi Harish

Price for 3bhk in Prestige Jade Pavilion and Sterling Ascentia is almost same . Location-wise Ascentia is better but specs/plan for PJP is attractive.
Please suggest which of these two properties will appreciate higher by 2017.

    Nish

    1. Hi Nish,

Prestige Jade Pavilion will fetch you better returns. Reason Brand & Project configuration.

  82. Hi Harish,
Sorry for disturbing again.Yesterday my brother had a visit to PSP and Nikoo homes with your colleague and he was happy with both but he was impressed with Nikoo due to it’s configuration. I am about to finalize it but need your advice:
    1. As we see developer price, Nikoo is appreciated around 18% in a year and PSP around
9% in 6 months of pre launch. I think the price by them is higher than
the average price in that area.Could you correct me if I am wrong.
    2. As an investor do you think is it better to invest in this projects which is already at higher
price or shall go for pre launch project to have better returns.
    3. For the same price, I would get bigger area in PSP than Nikko, do you still give your first
    choice to Nikoo.
    4. Are they capable to maintain this vast project as they are new if we compare to PSP team
    5. What appreciation can we expect in both project by end of 2016 and what would be
    the rental value .
    Expecting your quick reply.

    1. Hi Musherib,

Thats ok. Appreciation trend of Bharitya City & Prestige Sunrise park is almost same. As investors for better returns you have to invest on pre – launch or just launch project. Besides, Most important is Demand & Appreciation trend factors. Because there is no logic in investing in a pre- lauch / New lauch project which is in bad in location. You can choose either PSP / Nikoo Homes. Usually Maintenance will be out sourced to Facility Management companies like JLL / Cushman & Wake field, Etc who are good at same. Builder will not maintain the project. Nikoo Homes Projected Returns by 2016 would be 6000 – 6500 / Sft rental Returns for 2 BHK 20000 -250000 & 3 BHK 30000 – 35000. PSP projected Sale Return by 2016 Would be 6000 – 6200 / Sft & Rental Returns for 2 BHK 20000 -250000 & 3 BHK 30000 – 35000.

    1. Hi Musherib,

If you could afford 3 BHK then go for it…Nothing best. or 2.5 BHK ( Decent option )

  83. Dear Harish,

Thanks for it. Actually I am in contact with your colleague and was decided to book in sunrise but yesterday I went to Indian property show in UAE but the developers advise to invest in north and not in E.city due to low returns, shifting of IT companies to SEZ, airport distance and connectivity issue. Please clarify the concerns.
I have shortlisted some of the projects:
    1. Sunrise in E. city
    2. Krishna Mystiq in E. city
    3. Webcity in North
    4. Nikoo homes in North
Your colleague told me that all are good but need to confirm from your side in order of choice so as to have confidence.
Is it good to invest in E.city. If yes and the appreciation/rental/ resale are going to be same is it wise to invest in Krishna instead of Sunrise in lower price.

    1. Hi Musherib,

No doubt North Bangalore is a Good Market and Electronics city Market also holds same appreciation Trend. You can go for Prestige Sunrise Park / Bharthiya City. ( Both are equally good in terms of Appreciation & Rental Potential )

  84. Hi Harish.
Thanks for response. Actually I am in contact with your colleague and was decided to book in Prestige sunrise. But yesterday I went to India property show in UAE and there some builders advise not to invest in E.city as the returns will not be good, instead go in north. Please advise.
I have shortlisted some of the projects:
    1. Sunrise park in E.city
    2. Krishna Mystiq in E.city
    3. Mantri webcity in North
    4. Bhartiya city in North
Your colleague told me all are good, but need to hear from you the choice in your order for the confidence in investing.
Is it good to invest in E.city. If the appreciation/ rental/resale returns are same is it wise to go for Krishna instead of Sunrise by paying lesser amount.

  85. Hi Harish,

Thanks for your service. I have few questions before finalizing Prestige Sunrise Park. Can you please help me clarifying them?

    1) Mainly, I am planning to buy this for investment perspective only. A 2.5 BHK with 1342 Sq Ft costs almost 70 Lac (including Registration, VAT..other charges). Is it worth to invest 70 Lac in this place? Or do you suggest any other projects near Marathalli, WhiteField like Lakeside Babitat, Mantri Webcity …etc?

    2. Will the proposed Peripheral Ring road which will come between the 2 phases of Sunrise Part affect the appreciation ..etc ? Will it give more pollution, nuisance.. etc? Also, I heard some electrical wires are going to cross the project. Will it affect anyway ?

    3. Do you think it is better to invest in Villas near ECity/Kanakpura (Vakil, Concorde Napa Valley..etc) for 80 to 90 Lacs than investing 70 Lac in Sunrise park ?

Requesting your input before I finalize my purchase.

    Thanks
    Alex

    1. Hi Bharat,

For Point 1 ) Prestige Sunrise Park would be right choice in 70 Lacs cap. Besides, Project hold good Appreciation & Rental Potential.

For Point 2 ) Peripheral Ring road is still on cards and As NICE Road is close to E-city chances of Peripheral Ring road is 50 – 50. besides, Will not effect much on Appreciation Trend and electrical wires will be shifted.

For Point 3 ) Villas @ 80 – 90 Lacs Caps are all located in the outskirts. Will not fetch great returns.

  86. Hi Harish,

Is there any reason you suggest Middle or Higher floors other than view?

Also in the past three days I got so many calls and mails regarding properties around electronic city which is unusual because usually i get very few mails every day.

Do you think there would be any reason?

    1. Hi Arun,

Yes, the reason is demand factor and in case, if you would have shared your contact details in multiple property portals… you will receive mails for sure.

  87. Hi Harish,

    Thanks for your valuable inputs.
I am planning to invest in either 2 or 3 bhk apartment and my budget is 50 to 60 lakhs. But I am ready to add another 5 lakh if you suggest this area/project would fetch better ROI.
Could you please advise which area would be better for rental/resale or in future if I am shifted to Bangalore. As per browsing and from reviews i noticed that North bangalore is
going to be the next destination for higher returns. I found that the following areas:
    1. Hebbal/ Hennur road
    2. Thanisundara road
    3. Whitefield
    4. Electronic city.
Please suggest with your preferences and the reasons if possible. Thanks

    1. Hi Musherib,

Areas mentioned by you are all Hot Destinations. But finding good property for 65 Lacs in North Bangalore / Whitefield is bit difficult. You will get good options @ Electronics City.

  88. Hi Harish,
I am interested in Prestige Sunrise Park project but have a concern. It seems that the peripheral ring road is slated to go just between phase 1 and phase 2 compunds. Do you see any adverse impact of that development going forward?
    Thanks, Roshan

    1. Hi Roshan,

There wont be any adverse impact for the project. In fact, This PRR is still on cards and not yet finalized. Besides, If PRR gets in place, then Land value will increase and also help in Better ROI.

    1. Hi Swaplin,

You Can consider Prestige Sunrise Park / Hiranandani Queens Gate for Better ROI

  89. Hi Harish,

I am considering two units in PSP Birchwood in the 8th Tower. Unit 8131 and 8142. One of them has the number 13 in it and the other is on 13th Floor. I need an honest opinion from you whether the number 13 or 13th floor have some impact on resale ? I also have an option for 8071 which is the 6th floor. I don’t mind living at 6th floor, however like you mentioned people prefer to buy higher floors, would there be a problem selling a 6th floor apartment ?

    1. Hi Rahul,

Number 13 would not impact as much as 13 th floor in resale. 6th floor is a decent choice for investment.

  90. Harish i have booked a 1bhk in PSP Norwood on the 6th floor as it is just within my budget.
You have earlier mentioned that 1 bhk is good for self occupation/rental but not good for resale.
why so? I have taken this for investment purpose and hope to come out at the peak once project is completed or even later. Please advise

    1. Hi Sumati M

as per our latest survey on studying Real Estate Consumer behavior. We have understood that, 1 BHK typically move in the price band of 25 Lacs – 35 Lacs. The Moment it cross 40 Lacs + , Customers start considering 2 BHK.

  91. Hi harish, I am planning to book an apt. at Purva westend. People are telling that metro track is coming inside the purva westend height project. Naturally if metro comes, residents will face following problems;
    (1) Residents can not walk/drive through the service road in front of the Purva westend main gate as it will be acquired by Govt for making metro.
    (2) Whenever metro comes in front of purva westend, vibrations of metro rails will damage/shake the apartments. It will create disturbance for the residents.
    (3) There is no malls/good marketing shops near the Purva westend property? Then how purva westend is in better location. I am confused. Suggest me what to do?

How much gap will be there between two rows of apartment. I heard it is 200 fts

    1. Hi Sm,

From where did you get this news that Metro is coming inside Purva Westend. Project is falling in between E-city & Silk board and also easy to access Sarjapur Road via Hosa Road. Which is a key factor for Better ROI.

  92. Thanks Harish for the reply. Is Purva WestEnd better prospect because of it location ? Prestige is also in Electronic City and also very close to Neo Mall…Just wanted to understand it better before investing ..

    1. Hi Ravi,

I found, staying in between E- City & Silk board holds advantage and i can enjoy public amenities better. But, As of now you cant invest on Purva Westend because builder has closed the Bookings. so the next best option as of now is Prestige Sunrise Park.

  93. Hi Harish,
I would like to buy an apartment for investment pupose, I have come accross 2 properties of prestige. Prestige sunrise park and prestige lakeside habitat. Could you please suggest me which one would be better investment option.
    Thanks

Thanks
    Alex

    1. Hi Alex,

Yes its worth investing 70 Lacs in Prestige Lakeside Habitat. Proposed Peripheral Ring Road will not effect much on ROI. Instead of investing 90 Lacs for a villa which is far from the city limits… I suggest you invest with in city limits for better ROI.

  95. Hi Harish

Is flats still available in prestige sunrise park? Assuming I am taking 80% home loan how much do I need to have in hand to book a 2.5 bhk(Including all the other charges/taxes/car parking etc)?

  96. Hi Harish,

I follow your reviews…It is quite informative and unbiased.
I have visited prestige sunrisepark site today. There are major projects by Sriram properties, Aaratt, DX Max and Patel builders coming very close to it. The first thing came to my mind is Sunrice park wouldn’t fetch a big return to investers in terms of rent or resale because the demand/supply will be less by the time it comes up. Also it is not close to main highway, so that we should rely on the working class on e-city phase I only for rental purpose. Would like to know your opinion on this! Thanks in advance.

    1. Hi Bala,

Rental Returns vary from project to project. Builders are eyed on E- city because of High Demand. as per our latest survey 60 % of working population of E-city are commuting from different parts of the Bangalore and wants to settle in E-City. Getting tenet would not be an issues but Rental value should be realistic.

    1. Hi Mishra,

You can consider purva high crest. The only concern is Approach Road. Builder is offering at competitive price too. Projected Appreciation Trend is 10 % Per year.

  97. Hi ,I am looking for a flat in 35-40 lac budget from investment perspective.
Can you please suggest some good options.
Also let me know whether 1BHK at Bhartiya city or 1 BHK as Prestige Sunrise park is a better option.

    1. Hi Mayuri,

Prestige Sunrise Park will fetch better rental returns as its close to IT Hub

  98. thanks Harish
What doccuments we need to verify before going for the flat or any property for that sake. ..could you let me know so that we can verify the same.. and for the approach road they are already working out an alternate road is what they have told, yet to verify the same….

    1. Hi Naveen,

As for legal Set From the builder. Which Should include Mother Deed, Title Deed, BDA Approvals, BBMP Approvals, Latest Khatha, EC, Legal Opinion, Bank Approvals, Agreement Copy & NOCs from Local Authority.

  99. hi harish
i wanted to purchase a flat in PSP. Builder says they will complete in DEC. 2016, their payment sheet mentions the last payment to be received by them is APR – 17, and many blogs and comments over internet speculate that by the time it finishes it will be DEC – 17. that’s a 4 yr lock in period. pls guide me as to by when can i expect the possession as per past prestige delayed trends. Also would it be OK to invest in such a long term project?
    thanks and regards
    Vishal

    1. Hi Vishal,

As per my view, Project will get handed over by Mid 2017 & its OK to invest in this project.

  100. Hi Harish, planning to shift to BLR and have a 3BHK, budget 70-90 L. With a decent sized carpet area (1500-1600 sft) and good amenities, and good returns in terms of rent/resale. Pl suggest some good builders and their projects in happening locations..thanks

    1. Hi Sundar,

Westend Hold Location Advantage & Unitech Hold Advantage in Plans & Configuration. Unitech is better in terms of Rental potential.

    1. Hi Naveen,

Decent project, you can go ahead, Only concern i found is the Approach Road. Appreciation Trend is 10 % Per Year.

    1. Hi Suraj,

Thanks for sharing the link. As far as i know, Appreciation trend will not effect much. Because the future potential buyers and the tenants for PSP are class of people who are working in electronics city. besides, to add an Advantage to appreciation trend – Asia’s Biggest mall is coming up next to the project.

    1. Hi Suraj,

How authentic is your information. Becoz til now i have not come across such news.

  101. I am have invested in PSP too, and expect appreciation in property but guys please get your fundamentals right this is how many of us get fooled.

In the example cited “Ajmera Infinity in the year 2008 has got launched at Rs. 2200 / Sft and Today is 4000/ Sft which is almost 80 % in 5 Yrs ” – please understand the CAGR is 13% over 5 yr and not 80% …. as per this logic of 80% appreciation I invested in a PSU bank at 35 rupees in 2003 and today it is 250 today which means 614% does the math wrk right ??? rather the CAGR over 10yr is 21% so please refrain from such misrepresentations

    1. Hi Amit Singh,

1 BHK flat are good for self use / For Rental but not for Resale option. Request you to check the attached cost sheet for more details on pricing.

  102. Hi Harish,
Thanks for your prompt reply. Would like to know GODREJ E- city phase-3, pre-launch offer 3840 / sqft. is now open. please suggest which one is better for good investment godrej or prestige sunrise brichwood????

    1. Hi Prashant,

If you are buying 1 BHK for Rental Returns then you can go ahead. 2 BHK are good for rental / Resale Option.

  103. Hi harish i would like to book for norwwod 2 BDR in block -6 but it is not available. Sunrise brichwood price is very high….is it realy good for brichwood 2BDR investment or some other buildres less than Rs 3800 per sqft. What is the procedure to book one flat…..

  104. Hi Harish, with approvals pending for this project would it be advisable to invest 20% of the cost within a month of booking? And returning the amount with interest in case of any issues is only a verbal confirmation nothing on paper.

    1. Hi Saurabh,

Don’t worry, You can trust the Builder. Your money will be in safe hands.

    1. Hi Bharat,

Both the market are equally Good for Investment. Appreciation Trend is almost same.

  105. I am planning to buy a 2.5 bhk in PSP- Birchwood. The quoted price is around 4400/sft.
    – Do you think if Birchwood is a good property to invest in?
    – Do you think the price is too high to get an appreciation until completion?
    – The builder is say that construction for both Norwood and Birchwood will happen simultaneously but do u have any information if there could be a delay in the delivery of Birchwood?

  106. I m inquiring about 2 options in PSP Birchwood for 7th floor. One is B8(facing roads and entrance), 1342 Sq Ft, Rs 4340 per Sq Ft.

Other is B3 1342 Sq Ft, Rs 4540 per Sq Ft.

    I have 2 queries:
    1. Isn’t this price on high side when we look at other builders in Electronic City
    2. Which option should i go for..

  107. Hi Harish,

I’m looking for buying a house (3 Bhk) in north Bangalore and my budget is upto 95 Lakhs and I’d like the possession ideally in 2014. Do you have any recommendations on which project would be a good investment ?

  108. Hi Harish,

Which is better place to invest.currently there are many empty flats in bore well road whitefield but they are not from A -khata builder.i am interested in prestige sunrise park where i can get more appreciation prestige sunrise or normal builder flat in borewell road.also which one is easy to resell and have more rental value

    1. Hi Bharat,

Its always better to buy a property with A Khata. Go for Prestige Sunrise park ( Easy to Rent out / Resale ).

    1. Hi Harish,

I am looking for 2bhk with terrace and i found PSP has that which size is approx 1211sft
Is it worth to invest in this project ? also how much one can expect average appreciated value in % after 5 years ? also resale would be good for 1211sft with terrace or w/out terrace?

    2. Hi Abhay,

Yes, Its worth investing in PSP. Project will appreciate at least 80 % by 2018. Go for with terrace option.

  109. Thanks Harish for your valuable inputs. Past few days I was planning to switch to tower 5, in Birchwood (series 5 unit) since lower floors are available. What would you recommend me? To move on with the 21st level in Norwood(total levels is 25) itself or move to Birchwood?

    1. Would there be people who buy an apartment in 21st level? Both rent and re-sale?

    2. Will there be difficulty in accessiblity to the ground keeping in mind there are 3 lifts provided

At the same time Birchwood tower 5, series 5 balcony is facing an empty land and hence there might be a problem if any high-rises come next to it.

    Pls advise

    1. Hi Deva,

Stick to Norwood and its not difficult to rent it out or re-sell. ( People love to stay in higher floors because its free from pollution & better view )

  110. Hi Harish, Please let me know if it is worth investing in PSP Norwood 22 Level and a non – premium apartment. Can I expect some appreciation in 5 years, it being a higher floor non-premium. They say that Norwood no lower floors are available. I dont want to go to Birchwood at a much higher rate. Please advise if Norwood higher floor is worth. Reply

    1. Hi Deva,

Most of the customers love to stay in higher floors…but don’t opt for top most floor… and its worth investing in PSP

  111. Hi Aravind,

Please let me know if it is worth investing in PSP Norwood 22 Level and a non – premium apartment. Can I expect some appreciation in 5 years, it being a higher floor non-premium. They say that Norwood no lower floors are available. I dont want to go to Birchwood at a much higher rate. Please advise if Norwood higher floor is worth.

  112. Hi Harish,
I came across Prestige Sun Rise park. Could you please tell me is it worth investing? I am convinced with the location and property but when i went for booking i have few concerns.
    1) they are asking 20% money with in a month when the project is not yet approved.
    2) Instalments are not based on level on completion. asking instalments every 2 months duration.
    3) will be completing 2017 dec definitly will delay another 2yrs.

let me know your thoughts. I dont understand how 90% of Phase 1 already sold.

    1. Hi Nirmal,

Prestige Projects are always on High Demand and I cant Comment on Payment Schedule because its Builder Call and usually Prestige links payment to time duration than construction. You Can trust Builder.

  113. Hello Sir,

Many thanks for your reviews. I am a silent listener to all these posts of yours! :) I had the below questions for PSP:
    1. Possession date is 2017 – Money locked for 4 years from now and
    2. Value being quoted is 4250 – on very high side in this area

Do you still recommend this project? Don’t you think above 2 are deterrent factors?

    Thanks,
    Ram

    1. Hi Ram,

Yes, I Still Recommend this project…Reason…Prestige Projects are always at High Demand and I have Noticed great Price appreciation Trend at Electronics City.

    1. Hi Aravind,

Go For Prestige Sunrise Park. Purva Skydale price is at bit higher side now.

    1. Hi Suraj 2,

Ajmera Infinity in the year 2008 has got launched at Rs. 2200 / Sft and Today Avg Pricing at Electronics city is 4000/ Sft which is almost 80 % in 5 Yrs. Electronics City is Very Dynamic Micro Market and Supply from Reputed builders have become less. I am looking into 80 % appreciation based on last 5 yrs Growth, current demand and the surrounding Developments.

  114. Harish, One last question :)

As I booked in Sun Rise park on 21st floor and non-premium apartment, in future in case if I want to sell it off will it be difficult for me? Thanks a lot for your quick responses…

  115. Hi Harish, Thanks for your valuable info. I booked in Tower 5 21st floor. 2bhk. Its not a premium apartment, Its facing trees and open space as of now. Went a bit by vastu and ended up there. total floors is 25.

Do you think its a good buy and I do not need to worry about where i am investing, Also, about the configuration of the 2BHK where 17×14 for a living Xdining is a decent size? Will I get a good appreciation in another 4-5 years?

    Thanks,
    Suraj

    1. Hi Suraj,

Dont worry, you have taken right step. Project will appreciate at least 80 % in 5 Yrs.

  116. Hi Harish,
I am interested in the unitech world resort in electronic city. The all inclusive cost for 3 BHK is coming close to 93 Lakhs.
    Possesion will be in 2016.
Can you comment is it a good investment to do.Between Prestige Sunrise and Unitech which is better option.Prestige Sunrise is having lesser size 3BHK around 1600 sq ft and unitech is having 1900 sq feet 3BHK.
Also I am looking for a 3BHK of size 1600+ sq feet, can you pls suggest some good project based on appreciation and also living prospects. My budget is between 80-90 lakhs.

    1. Hi Vijaya,

As per your requirement…I suggest you to pick a property in unitech. Project has better specs and configuration. Equally Good for Investment as well as for self use.

  117. Howz good is this project? From Investment point of view, can you please throw some light on potential increase in price and rental value that one can expect in future? Is it worth investing in the project? Please let us know.

    Thanks
    Raghu

  118. Hi Harish,

I am looking for a 2bhk in bangalore. I came across Prestige Sun Rise park. Could you please tell me if this is worth investing? I am looking for a 2BHK, but 1131 sqft with a living dining dimension 17×14 isnt it small? Also their plan dont have any utilities provision in Kitchen.

Do you see any appreciation for this project in a term of 4-5 years? Please advise.

    Thanks,
    Suraj

    1. Hi Suraj,
