Mr Harish, PRG is quoting 6000 per square ft for a ready to move in apartment. What is your op6on this price? Thank you
Hi Chandramouli Ananthaswami,
Builder is quoting as per market standard. I suggest you to go ahead on buying a unit in Prestige Royal Gardens.
Hi Harish,
Looking for a spacious 2 BHK in the North Bangalore area for self use. 2 BHK in Prestige Royale Garden would be a good choice or Nikoo homes – 2 ?
Regards,
Shriram
Hi Shriram Murugananthan,
Both the project are equally good for self-use. I would suggest you go head based on the floor plan & Preferred location preferences.
Hi Harish,
I have checked the PRG project and would like to purchase 2bhk (1304 sq ft). Builder is quoting 5000rs / sq ft. Is it a gud buy ? It’s for my stay. How is the development in the area ? Need your suggestion .
Hi Ragav,
If you are looking for ready to move then this would be a good buy; if not if you can wait for your possession time then you can consider Godrej avenues in the same stretch, Anyhow in another 2-3 years time you can see more development happening in that locality

Hi, We Had bought 2BHK in PRG two years back for investment purpose, now after two years prices seems going down , is it right ? And what will be scope in future, do prices will go up ?
project is very slow too. And what are the scope for rent the flat, will it be easy to put this area for rent..?
Thanks for the response Harish. Apparently I heard that the possession of PRG has been pushed to Mar-2018. Any reason why this is the case.
Hi Sunil,
As per the RERA it is been updated as Sep 2018 for Phase I and Phase II – June 2019
Hello Harish, I booked a 1 bhk in tower 3 of prg 2 years back and now as the project is nearing completion and I am thinking on whether to sell it or rent it out. Mine is 654 sqft apartment bought at 4480rs per sqft with balcony. Could you please suggest what rent can I expect and also what price I can expect if I sell it
Hi Sunil,
The current base price at Prestige Royale Gardens starts from Rs. 5000 psft onwards and the appx rental value for 1 bhk would be between 10-11 k pm
Hi Harish,
What is the current rate/sqft and the progress of PRG? When will the possession for these apartments begin.
Hi Nitu,
The current base price starts from Rs. 4600 psft onwards, Phase I Plastering work is on and Phase II block work is under progress. Possession of Phase I is expected by Oct 2017 onwards and Phase II by Oct 2018 onwards
Hi,
I have booked for a 2BHK flat in PRG, Yelahanka on the 10th floor in tower No.1 unit No.1108 for investment / rental purpose. I had booked in Dec 2012 at the rate of 4080/- . Promised possession was Feb 2017, But, looking at the progress doesn’t look likely.
My questions are :
a) Whats the going rate now?
b) Is it better to keep it (for renting it out) or sell it off?
c) what is the expected rental ?
Hi Harish
I want to buy a 3bhk in doddabalapur road area. Can you please suggest which one will be best among goodrej, prestige, vajram
Hi Smaranika,
Prestige and Godrej are both are equally good. I suggest you consider your option based on floor plan and possession time line.
Hello Harish , I have booked 2bhk in PRG . since its for investment purpose, what rent i may expect for 2. bhk in the Year 2017 ? Will i get good appreciation cost after 2 yrs or is it better to resale at present .
hello harish,
we booked 2.5bhk in prg and appriciation rate is slow ( precently 4400/-) what price we can expect at the time of project completes? , since its for investment purpose, what rent i may expect for 2.5bhk? do you feel its correct decesion to invest in prg?, since there are huge projects near prg, will there be demand for houses for rent in future..
please provide your valued replies..
thanking you..
Hi Manjunath,
PRG is a good project to bet on long run. You can expect 20 – 25 K per month for 2.5 BHK. Yellahanka population density has increased from last 2 years. so dont worry.
hi harish,
I am planning to buy a 2.5BHK aprtments in PRG. First is it worth going for 2.5BHK or 2BHK. Second how you will compare it with Hoysala habitat where the rates are quite less. Please share your opinion.
HI Jyoti
First of all, we have not reviewed Hoysala projects, hence, wont be able to comment on the same.
We have seen 2.5 BHKs at higher demand compared to 2 BHK both in terms of rentals as well as resale.
Hi Harish,
I have purchased a 1BHK flat in Prestige Royale Gardens. The balcony view is towards the railway track and flat is in level 7. I bought it from investment perspective at a rate of 4500 per sq ft. Just wanted to chk with you if its gonna be a lucrative investment. Yelahanka is now one of growing regiions of Bangalore so I hope its fine. could you let me know your views on it pls
Hi Sunil
You have done a good investment considering the budget range.
Hi Harish,
A little late to the party, but would like to know if buying the 1BHK in Tower 9 would be any good for investment purpose. The reason I ask is because these 1BHKs are in 1st and 2nd floor and do not have a balcony. Besides, they are inside facing. The price quoted is ~40 lacs including everything.
Are there any other good upcoming projects in around Yelahanka for investment? Our budget is around 35-40.
Thanks,
Abhishek
Hi Abhishek
Looks like you’ve entered after the party (on a light note). Currently, there are no good options near Yelahanka for 35-40 lacs.
I am planning to buy 2.5 bhk flat in prestige royal garden for stay. The price is 4400 per sqft.
Please suggest me if i can get anything else near yelahanka arounf this price. I would prefer
east or north facing flats and also looking for good ventilation.
Please suggest me whichflat i have to choose, for good ventilation.
Hi Harish, I would like to go with Prestige Sunrisepark in Electronic city, which is of 2.5bhk (12th floor(1342)) which will come around 80laks . I am looking this for investment purpose and i would like to go for loan(50lak) . will it be benificial after 3-4 yrs ? as am investing more money and will i get appreciation cost?
And i got to know about MJR signia near by Prestigesunrisepark ,which will costs around 65lak for 2.5bhk.
what do you suggest among both?
Hi Vijji Vijji,
Investing in Prestige Sunrise park would be wise decision.
OK..thank you..
OK thank you..
Hi, I am thinking to buy 2.5 bhk (7th floor)which is of 1360sqft for investment purpose .
Will i get good appreciation cost after 2 yrs or is it better to go with SNN Greenbay?
pls answer
Hi Vijji,
Electronics city holds upper hand in terms of short term growth when compared to yellahanka.
Hi Harish.. I am planning to buy an appartment in PRG 2.5 BHK for investment purpose mainly becasue of the Prestige name involved here… was doing some analysis and it seems price not increased much since it’s launch price.. is this the right time to buy it there.. do we forsee some increase in price in 1 year? is there any issue with PRG hence price is not yet increased as like other prestige launches?
Hi Kalrav,
As of now PRG price is as per market standard. Price increase is subject to locality demand but not on Brand. But, based on our study, Yellahanka market will see major growth post devanahalli development. Investment in PRG good for someone who is looking for long term returns.
Hi Harish,
We are looking to Buy in Vajram Tiara , next to PRG. How do you suggest that project.Currently they are quoting 4350 and they give very little room for negotiation.
How do you suggest that project?
Ganesh
Hi Ganesh
Sorry, Cannot comment on Vajram as we have not reviewed the same.

Hi Gopi,
As far as i know you wont be able to get reputed builders villa in 80 lacs bracket, i suggest you to look at apartments nearby area namely Divyasree ROW or SKylark Ithaca or Alchemy urban forest or Assetz marq
Hi Harish,
My office is moving to Hardware park near Bagalur (Mahadeva Kodegehalli) by Apr-2016 and I would like to buy a flat/villa within a budget of 80 lakhs within 20 KM from the new location. I am first time buyer and prefer to have villa. Request you to advise.

Hi Harish

My office is at Golden heights , Rajaji nagar and My husband’s office is in Prestige tech park ,Marathahalli. Can you please suggest an apartment for us to live.
Thanks
Anjali
Hi Harish,
Thanks for the PRG feedback.
I could see that 4250 was the rate during launch.
Now also from your thread it is same. So that means 0% increase in rates from last one year?
Also sorry for deviating from the main thread.
I want to know from your expert knowledge, for a budget of around 40-50 lacks good branded plots i can buy which can give ROI and also for self living purpose.
Hi Ram,
Builder has increased the price from Rs.4250 to Rs.4400 for few units. ” Overall change in price will take some more time… You can consider Century Sports Village / Orchid Nirvana / Nitesh Long Island as investment options.
Hi Harish,
We are going to buy top most floor and it is 1BHK in PRG, I am buying it for investment purpose, is there any problem in future as it is the topmost floor? how much appreciation we can expect?
Hi Akhilesh,
Top most floors are preferred by very few customers. I wont advise you to consider it as investment point of view.
Hi Harish, apols If I am hijacking the thread, SNN raj Green bay is quoting INR 3900 psft, whats your view on appreciation potential in 10 year horizon and is the price point right to buy at 3900 psft
Hi Kiran
3900 is decent price for the locality. But Sorry, we have not reviewed SNN Raj property hence, cannot comment.
Hello Mr Harish,
When is the review for Prestige Gulmohar coming up ? Could you please put up a page or something for that ?
I have been approached by various channel partners claiming to get the best price and each one telling they are preferred partner. Now my worry is Which one is exactly the preferred Partner ?
Also, Is it a worthy investment. This is going to be for end use!
Hi Sahil
Pls find below the link of our review regarding Prestige Gulmohar:
https://www.homznspace.com/prestige-gulmohar/
Homz N Space are preferred partners of Prestige
Hi Harish, In Prestige Garden Bay, which should be preferred in 3 BHK: 2nd floor gently or 4th floor(topmost)..Pl revert urgently with your views
Hi Amit
We suggest you to consider 2nd floor : reason being: Top floors usually attract more heat during summer.
Hi harish can you tell me whats the present market value of PRG ??
I have a 2 bhk flat in PRG how much is the expected price of it ?
Hi Abhi
You can expect INR 4250 per sqft
Hi Harish, please share your thoughts on Snn Raj Greenbay – ecity Phase 2, just behind Tech Mahindra.
HI Raj
We are in the process of reviewing it, hence, cannot comment
Hello Harish,
I would like to invest in SNN Green Bay which is located at electronics city phase 2, behind Mahindra. Possession will be in 2017 or 2018. Please advice whether is it a good idea to invest there. Will i be getting higher rental return. And is electronic city phase 2 is a good area to invest ?
Hi Kushboo
Location seems promising and project config also seems to be good. We feel SNN Green Bay is the only unique at E-city phase 2. It should hold good rental returns and re-sale potential.
Hi harish , I am totally confused between tata new heavens & prestige royal(1 bhk).want to invest 35 -40 lakh.plz advice me , which will be giving good returns in coming 4 yrs . I am staying in yelahanka which is my work place also(for next three yrs only).thnx in advance.
Hi Abhishek,

Hi Harish i am not from Karnataka and booked 1bhk in prg for staying in Bangalore for children education. please suggest me if in future i will not stay their shall i sold out it easly or i will face prolem. i am not thinking about more profit but any loss is their. Thank you.
Hi Bharat Gupta,
Selling an unit at PRG in future shouldn’t be an issue. You can sell it with decent profit.
Hi
Harish, I am planning to book a 2.5 bhk at PRG in tower 10 at floor 6 or 7 but a bit confused to choose east facing or west facing because of the ventilation and sunlight as 2 more towers that is 12 & 11 are beside that will it be a problem of shadow there please suggest….

Hi Sadiq
Even I am interested in PRG. Can you please let me know the price per sqft you have been offered? Thanks in advance
Hi Sadiq,

i will be happy to talk to you.
hi harish, thank you for your valuable suggestion, as you told, i visited ivc road and seen shobha and orchids, i felt the price they told was higher side and may be due to they are good and reputed developers. in the same road, bsnl telecom society sites ( biappa approved ) priced at 800rs, telecom society made many layouts around ivc road in good manner, what you suggest about this, me planning to book 50*80 site here.
please guide.
thank you.
Hi Manju ..pls share me the details of project.i would be interested to book one too..
Hi Manju,
You can consider Telecom Society.
Hi Harsha, am looking to invest for a plot in Baglur area. came across a gated community- taapsi Rosebaby Plots. Please advise i can book a plot here. Look forward for your advise
Hi Sobha,
Sorry,We have not reviewed taapsi Rosebaby plots. So wont be able to comment.
hi harsha,
i all ready booked one flat in prg and planning to invest in plot as second investment, where can i get maximum appreciation?? i am searching in ivc road, bagalur road, nh 7, doddaballapur road, me a bit confusion to decide as ivc road may take lot of time to come but most projects are located there only…
Hi Manju,
Plots are good for long term investment and considering the Future Prospects. IVC Road will definitely fetch you good returns. I suggest You consider Sobha Landscape or Orchid Nirvana @ IVC Road.
Thanks for your response Harish, I will surely look into this project. Please do share your views on SJR Parkway Homes as well . I would also like to know about proposed peripheral rig road.
Hi Mili Mishra,
SJR Parkway Homes is a decent project and had a great response during its launch time. You can consider that project.Proposed peripheral ring road get intersects at Doddballapur road near BMS Institute of Technology, around 500 Mtrs from Prestige Royal Garden Project. Which helps in pushing great potential in future.
Hi ,
I am looking for a property to reside and not for investment purpose. My budget is close to 50-60 Lac and i need to enquire about SJR parway homes .
I am afraid of location as i have to commute to whitefield daily for work .
Plase reply .
Hi Mili Mishra,
Why dont you consider Divyasree ROW.
Dear, your comments have been useful. I am planning to invest in a 1 bhk apartment at Prestige Royale Gardens. Some queries that I have: 1) What is the ideal way to book an apartment? Should we have at least 40% of the total amount in hand before booking or is it prudent to go for 80 -90% loan. 2) Why do you say that this property is a hot property to invest in? 3) Future infra plans that are proposed for this part of Bangalore which will make this property a good investment. 4) what would be the resale or rental value of this property once it is ready? Thanks – will wait for your response.
Hi Manasa Shankar,
Its Ideal to have at least 30 % of the Total Property Value in hand. Prestige Royal Garden is currently one of the best option for medium cap investment in that location. Reason being, Prestige Brand, Location, Price & Project Configuration. Besides, There no much proposed projects in Yellahanka Dodaballapur Road… which in result to High in demand. We have witness increase in demand After the completion of elevated Flyover from Hebbal to BIAL. This project holds good potential in future too. As the Elevated Flyover continues till devanahalli. Where large Scale SEZ’s are proposed. You can expect 10 – 15 K Rent for 1 BHK and minimum 40 % appreciation by time of completion.
hi harsha,
i heard peripheral ring road coming near prg and there may be some boost to the prg project, where exactly peripheral ring road coming near prg, wil peripheral ring road makes any difference to prg appreciation value???
thank you,
sunil
hi harsha,
i want to invest near hennur road(near kogilu), which you suggest plot or flat??? and can you provide any builders or developers names?? budget is approx 30L..
Hi Sunil,
I Doubt you get decent plot / Flat in Hennur Road ( Near Kogilu ) at 30 Lacs. Instead , I suggest you to invest in a plot at devanahalli for Better ROI. You can even consider Divyasree Base camp near Nandi Hills for Investment.
Hi Harish,I am planning to buy a 2.5 Bhk flat in PRG.I have no idea which tower will be the best and also wanted to know that why they have increased rate for Tower 7?my choice is to have a flat with outside light coming in.Can you please suggest me in choosing the right one?
Hi Harish,
I am planning to buy a 2 BHK apartment in North Bangalore, looking for upcomming porject or should be ready to occupy by 2016 or 2017. Which project would you suggest.
Hi Harish,
Have purchased 1 BHK for investment purpose in the tower 3 of PRG at 6th floor, east facing and the balcony towards facing pool.
Is it a good investment?
What is the appreciation i may get in 1 or 2 years?
Hi Ashish,
Yes, Its a Good Investment and you have made wise decision by opting east facing & Pool view unit. Projected Appreciation for the project is 12 % YOY
I wanted to enquire about the Arun Patios project at Kenchenahalli, which is in the vicinity of this Prestige project. How good is an investment in 1 BHK apartment in this project? Since 2 and 3 BHK are already sold out, only 1 BHK options are available here.
Sorry, we have not reviewed Arun Patio.
Thanks Harish for your suggestion.
Dear Mr. Harish,
I already have one property in DLF maiden Height, Electronic city and looking for new investment 2BHK either on Kanakpura road or in Yelhenka. Please suggest among Mantri Serenity (living) and Prestige Royal Garden (returns) which is better from investment point of view. Please also suggest tower and flat number from higher return as well as living point of view (between 3rd and 5th Floor, East facing Balcony with better view)
Hi Sanjiv Kumar,
You can consider Mantri Serinity Equally good for Investment / Self Use.
Hi Harish, Investing in apartment is better or investing in a plot. If we are considering only returns from property as investment..I know investing in plot would yield better returns than investing in apartment. What are your views on this and also on the below point.
Investing in apartment for own purpose and later gifting it to children so going for apartment is better or plot. Buying plot and constructing it is very expensive in bangalore in good location but at the end of the day children don’t get enough or proper place to place like in an apartment where there are lots of amenities.
Hi Girish,
Both has its own Pros and Cons but, I feel plot should be 2nd investment.
Guys any idea on the power plant on the dodabelapur rd .. i heard it has been stopped from aug but prior that the area had some pollution issues
dear harish,
when choosing the flats, what we should look for???
is small project is better or big??? is less number of flats in project or more number of flats to be considered?? some one said if more number of flats in project means there may be water problems in future…i also heard if less number of flats means maintenance cost may be high…
what are the other most important points to be seen when selecting flats like builder name, location etc…
Hi Sumanth,
Key criteria s would be 1) Location 2) Builder 3) Project Configuration 4) Quality of Construction 5) Approvals 6) Investors Clause 7) Contractor 8) Completion Time 9) Bank Approvals 10) Which all Channel Partners Marketing the Project
Dear harish,
I heard NCCC builders ( not ncc ) from pune or Bombay is doing this PRG project, I tried to see NCCC builders or developers in internet, but I didn’t found.
how is the quality work of this builder we not known.
I personally seen ( in Prestige Kensington Gardens, HMT Road, Jalahalli West, Bangalore) the roof or the civil work at some floor level fallen during construction stage itself.
Can you provide information about this builder??? It will provide little confidence.
Thank you for your nice work harish.
Hi Harish
from an end users point of view which would you suggest as more suitable between prestige royale gardens and prestige garden bay since both are on the same road stretch.
Hi Deepam,
Go For Prestige Garden Bay.
Thanks a lot harish for the information. I have heard that one peripheral ring road is coming in bangalore. Can you tell something more about that? How far is it from PRG and is it going to connect PRG smoothly to other important parts of Bangalore. If the news is true then when is it going to come?
Hi Harish, For this project, I am planning to fund until the time I can… through personal funding, and then want to go for loan when it is required. Will there be any problem to get loan at a later stage? Please share your ideas/views.
Hi Debasis,
To be in safer side. I Would suggest you to talk to banker and take sanction.
Hi harish, Thank you very much for your comment. I am just wondering: if we are going to invest in PRG, then will it be easy to get renters ? or who are the possible people who will come for rent in PRG? If it is not clear then I think it may not be good idea for a possible investment in PRG?!!!! What is your opinion about this? I want to be clear about the future of PRG as it is a little interior (around 5 km interior from Yelahanka police station)? Can you please put light in this direction!! it will help me to decide about PRG ? Thank you once again for your valuable advice.
Hi Sunita,
PRG is good for Resale as well as in terms of Rental potential. In Fact as per 2011 census, it has a total population of surrounding area is Approx 2 Lacs with male population of about 54% and female population of 46%. The literacy rate is about 75%. Besides, People who works in Rail Wheel Factory, Astra Zeneca Pharmaceuticals, Federal-Mogul Goetze (India) Limited, Ranflex India Pvt. Ltd.and Hobel Flexibles Inc, Manyatha Tech Park & Kirloskar Business Park are looking for Decent apartments for rent near yellahanka area because of high rentals near Hebbal Surrounding.
What is the developments near Doddaballapur town, is it worth buying a Plot in doddaballapur instead of buying a flat?
Is ITIR gona make any difference?
Hi Harish, I’m thinking of buying a 2 or 2.5 BHK for investment purposes..which do you think would be a better option in the long run – Royale Gardens or Sunrise Park – in terms of resale as well as rentals?
Hi HP,
I would suggest you to go for Prestige Sunrise Park for better rental & resale returns.
hi,
me planning to buy apartment in the range of 50 to 60 lakhs for investment purpose ( for rental or self use not planed yet) ,which projects you suggest harsha ??? there are many projects i seen like PRG, ramky one, ncc, urbana (the reviews are not good ), which will give best appreciation?? there are many prestige projects in same road, which one to decide??? prg is looking good, me not sure about the development of that road as compared to NH7 ( some border force training govt. establishment is present and there may not be much changes in that road since much space acquired), sreeram has one project near PRG, he quoting 3850/- per sq feet in completion condition, but prg quoting 4250/-.
will you suggest any projects based on the best appreciation??? me in little confusion after seeing many projects. plz help.
Hi Purushotham,
Too much information and mixed opinion will definitely create confusion. As of now PRG is the best available option in that stretch and which also yield you better returns in terms of Resale & Rental Returns.
hi, tks harsha,
me planning to fund without taking loan till i can and later by loan, any how i gt the points you told, tks for the guidance harsha, its nice work from you, we feel happy to listen from the experts like you.
Hi Harish,
We are thinking to book a 3BHK appt in PRG. This is for investment purpose. Will it be a good investment? What is your opinion about it?
Hi Sunita,
Yes, You can consider this project.
dear harish,
I read in the Deccan herald newspaper (dated 20 th , Friday, September, 2013) that RBI made new rules called 80:20 scheme in which only 20% has to be paid from the buyer and remaining 80% only after possession of house irrespective of when actual possession happens, such loans involve agreement between builder, buyer and bank, the buyer pays 20%, the rest is provided by bank on which builder (and not buyer)pays the interest till the property handed over to the buyer. At the time of possession, the loan is transferred to the buyer.
we booked 2.5 bhk in prg, this month we need to submit 21 pdc for emi’s, what steps we need with respect to RBI new rule.
kindly guide
Hi Manjunath,
This applies for only those customers who don’t go for Home Loan. Prestige does this to avoid Default payments from the customers and to ensure on time devilry of the project. Prestige will return all your PDC’s after first disbursement from the bank. Self Funded Customers has to go with Prestige Company Policy.
Hello Mr. Harish,
I have booked a 2 bhk at PRG, wanted to know if there is any google / yahoo group where owners / people who have booked in this project can interact .
Thanks and Regards.
Anoop T.C
here is the PRG owners group that you can join https://groups.google.com/forum/#!forum/prestigeroyalegardens
hi Mr. Harish, I am looking for 3bhk appt for investment purpose what do you advise on SNN Raj Serenity
Hi Sadiq,
SNN Raj Serenity is a decent project to invest. Will fetch you better returns after link road completion
Hello Mr. Harish,
Thanks for providing valuable information regarding various property options. I wanted to ask regarding the better investment option (in terms of returns in the next 1-2 years ) between Prestige Royal Garden and Prestige Sunrise Park. As of today, the base rate in both these projects is 4250/sqft and the possession date for both is around mid 2017. Thanks.
Hi Manoj,
Prestige Sunrise park will fetch you better returns as its close to IT Companies.
Hello Harish …
Looking at the Prestige Royal Gardens current rate of investment is nearly 4240Rs..I am basically looking for 2 BHK in under construction stage…so that I gain some returns by the time the property is ready for posession..The posession of Prestige Royal garden is Feb 2017..
On the other hand Mantri web city is offering a launch offer of 4840Rs per sqft..posession August 2016..which is slightly higher than Prestige Royal Garden project…
So if given choice between mantri web city(Hennur Road) and Prestige Royal Gardens(Yelahanka Dodaballapur)..which one would you suggest from rental point of view and resale value??
What according to you be the projected rate by the posession for Mantri Webcity and Prestige Royal Gardens?? And the rent for each 2BHK in the respective areas??
Basically comparing the appreciation between Hennur Road and Yelahanka Dodaballapur??
Appreciate your usual support and guidance.
Thanks in advance.
Hi Habib,
My Choice would be Mantri Web City in terms of resale & rental returns. As per my understanding, projected rate at the time of possession for Mantri Web city would be 6000 – 6500 / Sft and for Prestige Royal Gardens would be Rs. 5500 – 5800 / Sft and Rental Returns for a 2 BHK would be Rs. 20 – 25 K ( Mantri ) and Rs. 15 – 18 K ( Prestige )
hi harish sir, am planning to purchase flat purealy for investing purpose, in which area shall i invest?? hebbal, yalhanka, are any good one??
Hi Veeru,
If you are planning to invest more than 1 Cr. I advise you to consider Hebbal or else look for Yelahanka
Hi..i am planing to bu 3 bhk ,which one will be the good invsetment?prestige garden bay or raole garden?
hi harish,
how much Appreciation can be expected for 2.5bhk in PRG for one year, what may be the appreciation once the prg will be ready t ooccupy???, secondly, which is better option, is it prg or brigade golden traingle on the Appreciation terms???
plz guide.
Hi Manju,
I am looking at 20 – 25 % appreciation for One yr and comparatively Brigade Golden Triangle will fetch you more returns ( Project is near to Whitefield )
Hi Harish
Thanks for posting this review. I’m looking for investment in the same area. can you comment on Provident Well worth (construction quality etc.). They are selling at Rs 2995 per square feet
Hi Harish Thanks for the detailed review. I’m looking for investment in the same area and came across Provident Wel Worth. They are selling 3 BHK (1184 square feet) at Rs 2995 per square feet. It would be great if you can provide your suggestions/comments on this project.
Hi Nitin,
Provident Wel Worth is close to dodaballapur. Daily commune to Bangalore will be difficult. My personal opinion,Project is best suited for Holiday Homes not for self use / Investment. Appreciation trend is 5 % per yer.
Thanks Harish for your comments.
I’m actually looking for a 2 to 3 BHK in the budget range of 25-35 lakhs purely for investment purpose. Area can be anywhere in Bangalore. Can you suggest some projects.
Hi Nitin,
You can look into Tata New Haven
i have booked a flat in prestige royal garden 1bed room.is it worth investing.or is it better to buy in prestige sunrise park pls advice
hello harish,
i have a question, i booked 2 bhk in prg, its on tower 1, 6 th floor, the number is 1061, the balcony and bed room windows gives good inside view of project an partial view of swimming fool also. but if you look at the flat plan of 1061, kitchen and other things are not as per vasthu,
in the same tower 1, the other side ( flat 1035 ) is good as per vasthu, but it not has the views as 1061 has got. the balcony and windows faces towards the outside of the project which is private land. me doing this for investment purpose and please guide me which flat i should take?? is vasthu is more important or the views??
which points wil be seen by the buyers when i wish to sell it??
hello harish,
i have a question, i went to book 2 bhk in PRG, i had very few options, i didnt preferred in tower 5 since its near to rail track, only option i had at tower 1 and its also few, i booked flat in 6 th floor, north facing, flat number is 1061, the balcony, bed room windows views the inside small garden and partial swimming fool.
but the only problem is if we look inside, the kitchen and other things are not as per vasthu,
the other side of the same tower 1 has 2 bhk, ( flat 1035), its on 3rd floor, its as per vasthu too, but it not has the good view as 1061, the 1035 balcony faces out side the project ( the windows are towards private land), view is not good as 1061.
me doing this for investment purpose, now which flat i should take, is vasthu is important or the views??
plz help me..
regards,
tks.
Hi Sumanth,
Go ahead with Better View. Instead of getting too much into vastu. ( No one will get 100 % Vastu in Apartments )
hi harish,
me regular visitor to your blog and its more informative.. tks for this nice work.
i booked 2.5 bhk in prg, as per the sales guys information, the launch is on 07 july.
i heard that some bills newly passed in ndtv saying some restriction on builders as they can’t take more money as booking amount, only 10% is allowed, if they not meet the due dates of handing over of flats, they can be punished and so on.
i asked about this to prg sales guy, they said this bill will not pass and if this happened also means not this year. hence no change in payment terms.
actually i paid nearly 12 lakhs, still no agreement made, first they told after one month of booking will be agreement made. now they telling its after launch of project.
is it right thing happening??? so people like us paid lot of money and just waiting without agreement ( only amount paid receipt sent to us).
please provide me information about that new bills, rules on builders. how it matters to us and what steps we should take based on this since prg mentioned we should give post dated checks when project launched..
i will be thankful to you.
regards,
manjunath
Hi Manju,
The Bill has been cleared from central Govt but it has not yet been imposed by State Govt. As you have bought the property at Pre- Launch Stage…you need to wait till official launch for the agreement ( As the Builders will not have all the statutory approvals to execute the Agreement ) I advise you not to panic and have patience as your funds are with safe and reputed builder
thank u harish,
thank u for the information.
regards,
manju
when is the block 10 or 11 would be released for booking and the rate ? . why there is delay in getting bank documents for the buyer willing to avail bank loan including Byappa approval received for project?
Thanks for putting this together. I see the project status has not started, has this been delayed? Any risks I should know about this before investing? With Prestige the risk is low however in this project I don’t see they launching soon. Any additional info would be very helpful. Thanks.
How profitable is investing in 1 BHk at PRG?
Its always better to invest in 2 BHK than 1 BHK. So that, at Least you can gain 60 – 70 % Profit in 2 yrs
Hello, when ever i enquire prestige project answer is hurry up the units are getting sold, is there so demand with them or creating hype
reply me..
Hi,
Usually Big Consultants buy Prestige Stocks in bulk during pre-launch time and later they sell at higher price.
and that’s the reason you get such kind of answers from Builder
hi harsha, first i thank for your nice work, i booked 2.5bhk in prestige royal garden, my wish was to have east or north facing apartments, but unfortunately i didnt got in front side tower 1 or middle tower 2, only place i got was in tower 5 which was at back side(close to rail way track), i didnt had other option and hence i booked there ( north facing ) , later i seen some reviews and it was mentioned as to avoid back towers or may result in slow appreciation or re selling will be difficult. actually me doing this booking as a investment, now by reading this reviews, me little worried. can you suggest shall i change to other towers ( but i wont get east or north facing since all are booked, i may get west or south facing) or i should continue this tower 5 ( north facing ). please also guide me that which is better option between west or south facing apartment at tower 1 or north facing at tower 5 ??? is facing matters or location more if investment is to be considered???
me waiting for your valuable guidance..
thanking you,
regards,
manjunath
Hi Manjunath,
Thanks for your feedback
Yes, Facing and location matter a lot when it comes to investment or for own use…
I would suggest you to shift to west facing in tower 1 ASAP
P.S., From Next time onwards request you to consult advisers before booking a property and avoid Erroneous decisions
thank you harish for the advice, i felt facing is more important than location, i request them for the shift, i have one more question, what is the difference in staying in ground floor and top floor??? it was told that cost will increase as we select upper floors ( actually i used to assume it was reverse, means upper floor means low cost since people not wish to stay in upper floor due to heights), on what factors we should decide the floors???
thank you,
regards,
manjunath
Try selecting Middle Floors and avoid top most & Ground Floor Units until you liked it too much
& Avoid these 2 floors in case, if you are buying it for investment purpose
Builders Charge Floor Raise Charges becoz its directly linked to cost of construction – Higher you go – Higher the cost of construction to builder
Pros of Selecting Higher Floors
1) Areal View
2) Better Ventilation
3) Pollution Free
Cons of Selecting Higher Floors
1) Higher Price – Becoz of Increase in Cost of Construction
2) Ear Pain for Elders – Becoz of Gravitation Force
3) Safety Measures – Honey Bees
Pros of Selecting Lower Floors
1) Better View to gardens and Amenities
2) Easy Accessibility
3) Made for Senior Citizens
Cons of Selecting Lower Floors
1) Pollution
2) Mosquito Problem
3) Lack of Privacy
hi harish, thank u very much for the valuable guidelines, me happy by the information’s u gave,
its great points you provided, nice work you doing and its very very useful things for the new buyers.
thank boss.
regards,
manjunath
