Hi,
I have booked for a 2BHK flat in PRG, Yelahanka on the 10th floor in tower No.1 unit No.1108 for investment / rental purpose. I had booked in Dec 2012 at the rate of 4080/- . Promised possession was Feb 2017, But, looking at the progress doesn’t look likely.
My questions are :
a) Whats the going rate now?
b) Is it better to keep it (for renting it out) or sell it off?
c) what is the expected rental ?

A little late to the party, but would like to know if buying the 1BHK in Tower 9 would be any good for investment purpose. The reason I ask is because these 1BHKs are in 1st and 2nd floor and do not have a balcony. Besides, they are inside facing. The price quoted is ~40 lacs including everything.

Are there any other good upcoming projects in around Yelahanka for investment? Our budget is around 35-40.

I am planning to buy an appartment in PRG 2.5 BHK for investment purpose mainly becasue of the Prestige name involved here… was doing some analysis and it seems price not increased much since it’s launch price.. is this the right time to buy it there.. do we forsee some increase in price in 1 year? is there any issue with PRG hence price is not yet increased as like other prestige launches?

I could see that 4250 was the rate during launch.
Now also from your thread it is same. So that means 0% increase in rates from last one year?

hi harish, thank you for your valuable suggestion, as you told, i visited ivc road and seen shobha and orchids, i felt the price they told was higher side and may be due to they are good and reputed developers. in the same road, bsnl telecom society sites ( biappa approved ) priced at 800rs, telecom society made many layouts around ivc road in good manner, what you suggest about this, me planning to book 50*80 site here.

Please suggest among Mantri Serenity (living) and Prestige Royal Garden (returns) which is better from investment point of view. Hi Harish, Investing in apartment is better or investing in a plot. If we are considering only returns from property as investment..I know investing in plot would yield better returns than investing in apartment. What are your views on this and also on the below point.

Investing in apartment for own purpose and later gifting it to children so going for apartment is better or plot. Buying plot and constructing it is very expensive in bangalore in good location but at the end of the day children don’t get enough or proper place to place like in an apartment where there are lots of amenities.
