Will it be good at current market price?
Will price be appreciated further, may be after 2-3 years in this location?

Hi Harish,

Prestige Gulmohar project suppose to complete by SEP 2018 + 6 Months (Grace period) according to the aggreement.

But in the recent news letter we got from prestige states as below:
“Prestige Gulmohar, has come under the purview of RERA. Please note RERA registration number for Prestige Gulmohar is PR000216. As per RERA the project completion date is Oct 2019.”

My CRM from Prestige given below explanation on questioning about this:

The RERA date is an outer date approved by RERA a, according to the roles of RERA, handover of the units can be done only when OC and permanent power for the project is in place. Since the authorities take additional time, up to the tune of 3 to 4 months, to provide the statutory approvals an additional time has been given to the builders.

However, we will apply for OC after the completion date including grace period and initiate the handover as soon as OC is received.

Earlier we could start handover prior to receiving OC, as soon as the property was ready for handover but that cannot be practiced now. We will give the units for fit outs as soon as the property is ready and on receipt of the OC, people can move in to their units.

If the builder defaults the completion date approved by RERA, then builder is bound to pay delay penalty to all the customers who have made payments on time.

Request your expert advise on this scenario, as I purchased in Dec 2015 and as per agreement all my payments will be completely paid to prestige by Sep 2018. It seems like substantial delay of 1 year.

Hi Harish,

I am considering 3BHK of Size 1752 in Prestige Gulmohar for my end use. Is this a good idea to invest in this project as it has already peaked in price and they have very few unsold flats in the top floor. I see that the connectivity to the ORR (Horamavu Jn) is today blocked by the construction of the railway bridge underpass. I have to travel to East Bangalore (Bellandur) for work and my wife works in Manyata tech park. As i am not getting any option in Kalyan nagar / Banaswadi / Kasturi Nagar, i am considering this project. Pls share your views and suggest if you have any better options for me.

Hi Harish, around Oct 2014 you mentioned that the rate is 4750-5000 & appreciation will be 25-30% in 1-2 years however now the rate is more or less same. Any big reason why there is no much appreciation in this venture .
