We are planning to buy a 3 BHK in Whitefield, Kadugodi area & we are considering – Urban Forest, Assetz MarQ, Sumadhura Shikram (Ready 2 Move) and Prestige Tranquility (Ready 2 Move). Apart from Urban Forest all other three are almost quoting the same rates in terms of per sq ft rate. Urban forest’s quote is approx 250/Per Sq. ft more. Can you please suggest which one is worth to take.

I liked the plans and the project layout but my only concern was that the sales executive mentioned the floor to ceiling height is 9ft. As per guidelines this as per norms but isnt 9ft slightly low ?

Hi Swati, As a owner of 2BHK flat in Urban forest, I can tell you that it is the right coice to invest. The project will be built with ample amount of greenary and modern amenities like gym, play area, swimming pool, club house, walking tracks and much more. The area has good number of schools,hospitals, restaurants and much more nearby. I’m aware of Nitesh cape cod & mirabalis projects as well but still feel that Urban Forest will be the perfect investment.

Hi Harish,

I would like to share a information and seek you advice on Alchemy Urban Forest project, Bangalore.

I feel like cheated here, as initially on their website, on your portal, on ads and other property portal they have said

Total Land Area:11.23 acres
Total floors:19 Floors
Total Towers: 4 Towers
Total Units: 636 Units.

But now if you go to their website (http://www.alembicrealestate.com/urban-forest-apartments-whitefield-bangalore/) they have changed the area of land to 8.23 acres keeping other details same. It’s complete wrong.

How could they do this? I booked a flat here in 2015 and now they have started showing their real colors.
Now, they are saying that, they are starting phase 2 and adding 300 plus more flats who will be using same amenities as they are not including any amenities for 300 + house of phase 2.

With your forum i seek your help and advice on this and would like to warn prospective customer that please check all this before taking a final call. This is a serious matter as non of us would like to be in a queues to use any amenities.

Some of us are first owners of the apt and at any given point right from day one, Alembic were fully transparent on the overall project scope including the land parcel and phase 2 development, which is also mentioned in the agreement.
Further Phase 2 development is still not finalized yet. However, Alembic group has committed to consider groups suggestion on the additional amenities that can be build in phase 2, as & when the planning for the same kicks off.

May be your interpretation is wrong . We suggest you to get clarity with the builder and correct your views.

Hi Deep, We have booked a unit in 2015 during the launch. They have clearly informed us that the total extend of land is 11.23 acres which will be developed in two phases. Phase 1 they have started in 8.23 Acres with 6363 units including amenities. The same has been mentioned in the agreement too. Also, They have plans to add out door amenities in phase 2.
I wonder if you are part of the Urban Forest family as the agreement has this information clearly mentioned. Kindly stop spreading false information.

Hi Deepu, Although this is the first project by Alembic in Bangalore, they have picked it up pretty well. It is a project worth investing. Being developed in 3 acres of green space, I’m sure it would be best place to relax in after a long day of work. Proximity to metro station, IT companies and various amenities like swimming pools, gym, and good amount of parking space etc. make it a good development project.

Hi Aaron, Each project has its own uniqueness. Urban forest is also unique in terms of its specifications and approach towards the project. Personally, I feel Urban Forest would be the right choice for investing. It’s built up area is 1314 sq ft. for 2BK and 1890 sqft. for 3BHK and 2628 sqft for 4 BHK . Major IT companies are placed nearby the project & the proposed metro station is also closer. Urban Forest is a better investment option as its close to IT hub and it continues to be a dominant growth driver for Bangalore

I was looking into this project from an end user perspective. My three primary concerns are: 1. Ground water level in this area 2. Size of the central courtyard area, it looks small as it is surrounded by four tall towers and 3. I heard that there will be a second phase in this project, this might make the overall project very congested specially if the club house and other amenities are shared.
Apart from these the overall project looks good!

From an end user perspective this is one of the best project in Whitefield. It’s in the close proximity to ITPL. Yes there are some concerns regarding the ground water level across Bangalore. But ground water level is better here than the surrounding areas. They do have the bore well in the project. Central courtyard is quite spacious its more than half acre of land and project do have 3 acres of green area.

Hi Murari.. I just booked a 3 bhk flat here after exploring all the availabilities in the same price range and standards. Though not for investment, I bought it for stay. You would have already read the plans at this location.. An underpass, metro station will be 1km.. No slums nearby..Upcoming PRR ..these things will definitely take time..but I believe its will yield a good returns!!

Hi Murari, Urban forest is a large project developed by Alchemy, part of Alembic group. It is definitely a good choice for long term investment as it would fetch good returns. The main reason being it is rightly placed at the central location whitefield which is closer to all IT tech parks specially ITPL, good hospitals, educational institutions and also the proposed metro station is nearby. Also, the project is built amongst 3 acres of green area.

Now, I am actually confused between Urban forest and Sumadhura Silver Ripples. If I go with Urban forest, it will be another 2.5 years of rent (including the buffer period). With Sumadhura Silver Ripples, I may get the possession by Sept 2016.

There has been news about KIADB encroaching of forest land in Kadugodi and this still stands as a dispute on 700 acre land. Does this project location also falls under the forest area OR has the project got clearance from forest department.
Also the project has been in 4th slab for some time. Has there been any delay?

I think the forest land that you are referring is opposite to GR Tech Park. I visited the project site last week, they have already reached to 7th floor. Construction pace is quite satisfactory.

There has been news about KIADB encroaching forest areas in and around Kadugodi which is still an ongoing dispute. Does this project have all approvals including from the Forest Department ??

Alchemy is the name associated with Alembic Pharma having a history of 108 years. We already have 4 projects under our umbrella (3 in Vadodara and 1 in Bangalore). The Sq.ft. rate of Rs.4200 is incorrect as our base price starts at Rs 4690 onwards.

On an average property prices increase by 8 to 10 percent. At the time of launch, the sq ft rate was Rs 4390 now it is selling at 4690 onwards.

Arunava, my research on properties says that there is no standard UDS %…normaly builders in bangalore give around 15% uds. So i think Urban forest has decent UDS percent.

Stay away from Urban forest. I invested in this project before prelaunch @4390 and pull out my money before signing agreement to sale, when they were selling at @4590. I was impressed with location, price and layout.

Agreement to sale is complete mess and you don’t know what is the size of property 8.23, 11.23 or 14.23 acers. They initially launched 8.23 with 82.3 acres but have plan to build more apartments in different phases which will be sharing same club house..

Agreement to sale has many conflict terms that you will be wonder what you are signing and what you will get?

What will happend, if they add another 600-800 apartment in remaining land ( 6 Acres
