Thank you Harish for your prompt & valuable reply. Vajram is a new builder who has completed Vajram Essensa and currently building Tiara & Aestiva. I have visited Essensa and quality is good. I am contemplating Vajram due to the price difference Rs 4300/sft compared to Rs 5600 brigade. Project completion is by end of 2020. Let me know if you get to know further on this. I will review Brigade further.

How about the Phase 2,
1) Is it not very close to the entrance and main road, will there be noise and air pollution for B block for instance.
2) Current quoted price is 5590 plus the PLC and floor rise charges separate
3) The possession of Phase 2 is set to Sep 2018, will they able to complete
4) All the approvals for Phase II are achieved yet?
5) How much can i expect the rental for 1880sqft with servant room.
6) Which one is better Sobha Palm court or Brigade Northridge , both are in the same road so which one do you recommend.

Phase II of the project is yet to receive the approvals, currently for phase II, till 5th Floor the approvals are received whereas up to 7th floor it is expected in some time, So the duration time of completion may vary, but currently the proposed completion time is Sep 2018 onwards. The current Base Price is Rs. 5560 psft Plus other charges applicable.
Sobha Palm court can also be considered, but the price varies additional of Rs. 500 + psft. Almost the project size of North Ridge is double the size of Palm court in land area and with almost equivalent density. So both the projects can be looked upon, but the selection of unit matters.

Should there be any red flags in terms of approvals? Why is that phase 1 has approvals for 12/13 floors but phase 2 not? Also is phase 1 ready? are there units available in phase 1 for 3bhk on 5+ floors? I would not like to pay any PLCs…

It purely depends on the govt sanctioning authorities, yes to some extent the builder can move the process but finally its their call on sanctioning the same. Usually once the requisite set of documents submitted for authority, the time frame to revert for them would extend 3 months as far as we know. The differential in floor levels may vary because of the plan and the design the builder wants to give, however it is subject to FSI or FAR ( Floor Space Index or Floor Area Ratio) applicable based on the Bye laws. Phase I will be ready from Sep 2017 Onwards.

1. Project is well defined as per the location wise and also holds good potential and liveable choice in near future; reason being near to international airport and good number of upcoming sez’s in the nearby surrounding vicinity. Coming to the open space of the project the builder has designed conceptually keeping the outlook of the site layout where in which maximum ventilation can be achieved, and yes the value at which the product is offered is worth for investment.
2. As said this location and builder brand name will definitely play major role in appreciating your investments.
3. We can expect CAGR on YOY basis would fetch you around 10% for initial 3 years period., Post which it is expected more than 10% for sure.
4. Possession for Phase I is expected by Sep 2017 and Phase II by Sep 2018

I am interested in Brigade Northridge for self use. I visited the site and the the sales guy tells me all sold out , as I was looking for 2 BHK. He gives me flats either at the top floor or on 1st floor saying only these ones left in Tower C and Tower E :( . I have asked him to show me between 4 -8 floor, but he says all sold out. Also he says the possession date is Sept 2017. Current price is 5460/sq.ft Could you let me know if its a good buy ?
