I would like to know ur advise in terms of which project to invest in Devanahalli for the best returns in the coming years . The only concern regarding Embassy spring is it’s monthly maintenance charges post registration, please guide as in how much this per sft maintenance charge can increase up to in d coming years even though we are not inhabiting d plot And also wd embassy we are ending up getting a smaller plot in d budget we have while wd other projects like orchid nirvana, Shobha landscape we can have bigger plot. Since the layout is large and has a good number of parks, water bodies, amenities, and open areas so definitely one has to maintain those areas to retain the beauty of the layout, which indirectly makes your maintenance part bit high when compared to other projects; But however, it is going to be one of the best-integrated projects in Bangalore, so we would recommend going with the smaller dimension which fit in to your budget would make wise decision .

Interested in the project. When will the clubhouse be ready and when will be property be in a livable condition?
Just FYI, the project also requires that you pay a Rs2/sq feet per month for maintenance from the day the property is registered. Also Embassy is going to be handling the maintenance after the project is finished. There is no option of a 3rd party maintenance service, this would mean that the owners will be at Embassy’s mercy when it comes to the maint fees, it can be raised as Embassy thinks is necessary.
Hi Harish, what other projects to consider in this area (North bangalore) on similar lines of Embassy Springs. I like springs but I am open to explore other options. I am looking for long term investment and self use. I am mostly interested in 2bhk apartment. Nitesh? Hiranandani? L&T? Brigade? Etc
How about smaller developments?
If you are looking for long term then suggest you to wait for the release of apartment project at Embassy Springs, as this would yield you the good liveability factor. Also you can consider L&T Raintree Boulevard or Arvind Skylands

Buyer’s point of view : A mega project of this size requires a thorough check on the land aquisitions process, as, i’m given to understand, they( developers) have aquired the lands belonging to three adjoining villages, navaratna grama, nagamangala & hegganahalli villages & a brief reference check in the neighbourhood of the project area that i made recently has hinted me of malafide practices in the land aquisitions made there, although, i know, many PSU & leading Pvt banks have endorsed for provoiding loans for the buyers, i personally feel, one must go a bit deep in checking the titles being clear before making an investment of this size ! !
It’s precisely 6.7kms away from the runway and yes it falls under the flight path. Had been researching quite a bit about the expected noise levels, I assume that it will be around 60dB spl

I visited the site last month. Apart from high psf price and remoteness of site (meaning it might take several years for the development to come up), the thing that bothers me is the location just below the flight path. Will this not be a noise issue?

This project is at a quite distance away from the airport runway ( appx 10 kms measure as Crow flies), so don’t seems to be much of noise pollution, but yes this project falls under the flight path direction.
This project is one of a kind development and for sure in the long run it would make an land mark project.

Bangalore is not much affected by demonetisation that too in Primary market as it is being driven by most of end users.

Never buy plot in such a remote area for this price. The current running rate in that areas is Rs 1000 – 1500/sqft. Bangalore will go through tough phase in terms in water crisis in another 5-10 years. So think twice before investing in Bangalore any more.
I don’t agree with your theory. Yes you can get a cheaper land ..but you are paying for infrastructure and the community that gets developed. Water problem in Bangalore will be resolved.

Is it better to invest in South bangalore in and around electronic city or North Bangalore. Considering projects from well reputed builder investing 4000 psft on both locations of Bangalore. What will be the projected rate after 10 year’s of waiting period.
If you are considering 10 years from now ; then we would suggest you to look at North Bangalore Zone – reason the surrounding of Airport is guaranteed best returns and it is of well planned area and to be named as Greater Bangalore.

I visited Embassy springs yesterday. I like the the way the builder has presented their project. I am only worried would it be worth for the money invested? and will the builder would develop the infrastructure as he had promised. Ath the present it looks very remote. I know that it would take time to develop but will it have any impact on the demonitisation. The builders have come down in price than before so is there any hitch in the project prospective.
