I booked a 3bhk apartment with Mantri at the Webcity project and also paid a sum of Rs.1, 00, 000. Even after 2 months there was no developments in the paper work and all our requests to make minor changes to the apartment and the documents were declined. The draft document that was sent had everything in favor of the Developer and in case we failed or delayed a payment it would cost us dearly.
There was nothing holding the Developer responsible.
I discussed with my lawyer and he recommended that I get out of this project, since there are 1000s of unhappy customers in multiple projects of Mantri. When initially booked the apartment, they said if there were any issues on Mantri’s side they would refund the amount immediately.
When I actually cancelled the booking, they do not want to refund the money and now say that they will only pay it back once they have sold that particular unit.

I will be raising a complaint with RERA and I’m willing to spend Rs.1000 for it aswell.
Anyone thinking of purchasing Mantri Apartments, please understand that they do not have funds and are waiting for your money to proceed. Eventually, they will go bust because of RERA penalties. Once they go bust, all ongoing projects will stop and all the customers who have put their money in Mantri expecting to get an apartment after a few year will be running pillar to post trying to get a legal solution. Trust me, Mantri Management will escape and the customers will remain unhappy.

Roshni, I’m glad to see that your issue have been resolved. You are one of the lucky ones, but there are 1000s of us who are left feeling cheated.
I’ve been following up with the CRM team for months together and the HEAD of CRM calls up every time and talks to me in a Condescending attitude. They talk to me as if I owe them money.
All their documents will only talk about how the customer is liable for any issues. Their subvention scheme is too good to be true and it will sound so amazing when you hear it verbally. But when you look at the actual document that you need to sign, you will never see anything which states that Mantri will be responsible for anything.
I waited 2 months after giving them the booking amount and there was no news from Mantri on when the Agreement needs to be signed. When I asked for clarification and ammendments to their draft agreement , the CRM lady just said that it was standard and all their customers are happy to sign it.
Fortunately for me there’s a Sales person called Avinash who atleast knows how to talk to a customer. I’m trying to settle this case through him. The CRM at Mantri is just pathetic.


As of today , is it good to invest in parcel 3 for 3bhk @ 5700rs with 25-75 scheme. Possession in nov 18.

I booked this I a pre EMI scheme, not all deadline is over. Mantri has defaulted payments for 11months. Not sure what to do all our hard earned is at stake.


I feel your Pain. Unfortunately that is they way they work. They lure poor customers into their ponzi scheme and after they get the initial amount they know you are stuck and will be forced to pay. They also prefer people taking the apartments on loan since the banks will release 90% of the funds to the Builder and the customer will have to deal with the payment there after.
As mentioned many times before, their documents keep them safe from any consequences. I raised a complaint with RERA by paying 1000 rupees. I really don’t think it is going to help, but i did my part. Next i’ll approach the press if they don’t give me my money.
Do a favor to your friends and family, spread the new about this deceit.

It was my worst decision to sign up for Mantri webcity buy back scheme in Singapore

Nothing realised as promised. Current backlog of 4 months (promised was max 1 to 2 months monthly installment payments that we need to arrange for initially) on pre emi payment and backlog is increasing. I have already paid 4 months from my side to the bank. If Mantri cant keep up their commitment for monthly payments and are not serious enough to reduce the backlog urgently how can we expect of higher returns on our investment in 3 years.

On top of that the time that I need to put in to call them and follow up every month is frustrating. Every two months they assign a new contact person for the tower and only get informed when I call them!. Not at all expected of getting into this mess. Please get yourself educated on the current state well before considering any of your investment with Mantri. Dont recommend at least in the current state the way they are handling existing customers relationship and commitments.

We had booked a flat in parcel 2 J block in 2014 under the buy back pre-emi scheme.
They are not paying the pre-emi since 5 months. And the project is delayed till 2019 ( as compared to promised date of 2017).
Upon asking for pre-emi and unlimited follow ups, their deputy CRMs are saying they cannot pay !!!. These developers do whatever they want without any fear and common people like us have to suffer. We are just feeling so helpless where we cannot do anything against these so called reputed builders but just feel CHEATED !!! If they are not able to pay the pre-emi itself, forget about the buy back.
Can you please suggest here something.
And if you know of anyone who had been trapped like us and have found some resolution, please advice.

From which angle you have given it a 4 star…..They have delayed Phase 1 possession for more than a year…Phase 2 and 3 possessions are being delayed by 3 yrs….All the pre emi scheme buyers are going through hell with 4-5 month delays. Their team keeps changing, they never keep their promises… It is a hellish experience…


Can anyone confirm still the phase 1 is not completed.I heard that phase 1 is completed and phase 2 will be ready by dec 2019.Please confirm whether we can book this property.

Agree with Balaji, One of the worst CRM teams. Leave the individual tower CRM managers, the webcity project’s manager herself is never reachable – she is either switched off or doesn’t pick up the calls. She doesn’t even respond over emails as well. There is no hope of any help in Webcity. If you go by the name of Mantri they are just fooling you. PreEMI is never paid on time, currently 2-3 months of delay.
They keep fooling you with false promises and assurances. Pre-EMIs are delayed, date of the project has been moved so many times(more than a year now).
CRM guys keep blaming other departments for all the issues, either their accounts department or the IT department. Keep fooling customers with wrong information and in the end customers suffers, frustrates. Really bad customer service indeed.
I have lost faith in Mantri now. Definitely worst mistake to go with Mantri webcity.


Well I am not denying the fact of delays in various parts, whether pre-emi or the delivery of project. I had initially booked the flat in another reputed builder in Bangalore. They had got the permission to build till certain level, but they started selling even higher floors than the approved limit. They are even constructing higher floors. And there is a delay too. Which is illegal and govt won’t issue CC & EC. I was able to cancel the booking from that builder & booked in webcity. Well, I have been getting the response from the CRM in satisfactory time. Sometimes I needed to send reminder emails, but I have been getting the response. People have threatened MS Doni (brand ambassador of Amarpalli Group) for delays & poor quality. At least in Mantri Webcity, that’s not the case. Delay is in almost every large project. I am not favoring or endorsing Mantri at all. I will be happy to get it delivered on time, but I understand the delay is sometime not in their hand. I hope Mantri will not do any unethical thing with us. Well, this is just my experience so far with Mantri. But I am more worried about the expenses later on in this dying city without water. There will be no water and other amenities down the line & to avail them it will be very expensive 🙁

Sunny, This is the same with every customer. The Head of CRM is a lady and if you store her number and check out her Profile pic on WhatsApp , you will understand what kind of lady she is. She will talk to you exactly how she looks in the pic.
I had a talk a few discussions with her and she would mute her phone and then when i scream she would unmute and say ” Yes Mr.Jackson ” then she would talk to someone else on the phone while i’m trying to explain the reason why I want my money back.
She has a very condescending attitude.
Like i mentioned before.. just store her number and check her pic on WhatsApp.. you will understand what I’m talking about.. Such a disgusting piece of trash


Construction not yet complete for parcel 1.Supposed to be completed by 2015, Jan. Construction of clubhouse may take several years. No clarity on that. But they have already taken full amount for club house and maintenance. On top of that they asking additional amount for maintenance charge increase and additional amenities which is not part of the agreement.


Additional Amenities? Are you talking about piped gas? If yes, then that’s a welcome step by the builder & we must appriciate that. Are they adding any other amenity to the project?


Welcoming Step ..?? Bullshit !! Even third rated builder have this piped gas connection as their basic amenity nowadays and it was incorporated clearly in Total Cosh Sheet.
I bought a flat 8 years back, which have got piped gas connection as amenity not an as additional surprise.

I feel your pain. Like i mentioned in many other places. This was a huge mistake and a lesson to not just jump into a deal without doing your own due diligence.

Atleast if the CRM team would talk to me properly and not act if it was all my fault and that I owe them money, I would have waited for some more time for them to revert.
But they were treating me like some villager. The HEAD of CRM is just pathetic..

This one time the CRM Lady said that she would call me up at 11am and at 12pm when i called her to check for the update, she started yelling at me saying that it was her off and she doesn’t have to answer to me and let me know about her Schedules.
So you can see why Mantri has such people at CRM , because only such people can face upset customers and don’t give a damn and go back home thinking that they did a great job towards humanity

Mantri webcity parcel 3 delayed by 1 year as per latest information received from their CRM team , not sure if entire project would be ready even by 2020 . Repenting my decision to invest in Mantri webcity instead of Shoba City .


This is wrong information. I have booked parcel 3 and was suppose to get possession by April 2015 I am still waiting. Mantri is not ready to give any commitment regarding possession dates and I will be very happy to shift now to Mantri if the delay is 1 year.
If you are in preEMI then mantri will take upfront the full amount ie 80% of the flat value making you liable to banks to pay the full EMI. Regarding preEMI payouts there is no guarantee that you will get as per what is committed.

I really beg to differ. The size of the project doesn’t justify their incompetence. The Sale Person at Mantri ( Avinash ) was the only guy who is still talking to me and trying to help. I feel that he should be at the CRM.
Anyways, this project as you know has been delayed by almost half a decade, and they still have the guts to promote is as an amazing buy.
If you just seach Google and Youtube you’ll see the upset customers pouring their hearts out. They are heart broken and disappointed because of the fact that their dreams of owning a home has been shattered.
If you look at it as a human being, what Mantri is doing to their customer is called CHEATING.
Their agreement says that if we delay any payment to the developer, there would be heavy penalties and interest levied, but there is no mention about what happens if Mantri has to pay the customer

If I have a choice between Sobha City and Mantri Webcity, which one is the better option. Sobha is offering for 6300 per Sft and Mantri at 5450 per sq.ft. with their 80:20 finance option or rental option.



I have booked in Mantri webcity in 2013 thinking this is a good project. My booking was done in Pre EMI scheme, since that was the only option available that time.
I was given the possession date of April 2015 in my agreement, but now I see the building is not there, the full money for the flat is already taken and the Mantri management doesn’t bother to
communicate to its customers when will be the new date of possession. We are a group of buyers of Mantri Webcity who all are now sufferers. Now I hear the date of possession will be in April 2018.

Also there is no communication on the pre EMI payout, because Mantri now a days are in news for violations and are fined by the government.
Mantri is only interested in selling their webcity flats by finding new customers. In Pre EMI you pay full money of the flat (ie somewhere around 1CR released by the bank) to
Mantri and then from next month your home loan EMI starts where you need to pay the EMI as per the amount disbursed by the bank. Mantri here makes a promise call PRE EMI payout where it will
give you the interest of the home loan every month. And this intrest will be paid by Mantri to you for some months and then they stop responding.

It is at this point you realize you have been trapped so I suggest not to go for this project. And if you still decide to go ahead then once you end up as I mentioned earlier don’t feel disheartened,
remember there are a group of people like us who all are in same situation, probably we can console you, because we all are brothers and sister with the same pain.

Your pain is understandable. May you are bit unfortunate that you are not getting possession as per your expectations. As I have been in Bangalore from 12 years now & have seen builder’s are delaying projects from 1-8 years. In case of Webcity, deley is not that bad. You should expect delay of 2 years in case of Webcity (a project of such scale). But believe me at the and you will find it very pleasant to live in. When I bought my first flat in Bangalore (a small project), there was a delay of 1.5 years. So don’t worry. I would say you are lucky to book in much early stage & have got the price advantage. I booked in 2014 December on a very high price. But I have already made my mind for good amount of delay. But since then, I have seen that, development is in full pace now. Blocks are getting build fast. Have some patience. I don’t think we have any other better property in that locality.

No doubt, Webcity is a good option. I would say it’s a better option than many projects is the locality. It’s on the main road (no fear of going inside roads during night). Big project with top class amenities. Heard that, a shopping mall is also coming very close to Webcity also a hospital (but not confirmed yet).


I would suggest don’t go for Mantri Webcity, their project delays are too much around 2 to 3 years of delay from committed date of possession which is unaffordable. And more over once you book for any queries mantra management never respond on your genuine concerns even if you approach them as a group or as an individual.


Check out Vajram essenza project in Thanisandra main road….. The project is ready for possession and the finished quality is superb…..check out n decide

They may not have this scheme openly, but I heard that, they have accommodated few buyers under this scheme recently. So please talk to their sales peoples, hope they will offer the same to you as well.

I have purched in Mantri Webcity, Parcel 3 V Block a 3 BHK appartment. The frustrating part is the construction status is very slow and possession date has now been postponed by 2 years. I was promised possession Jan 2016, but now procession is postponed to Oct 2017.

I got to know one more project Orchid woods by same goyal builder…. but the out the door cost is around 70+ lacs .although they quote only 56lacs on the web. So much of hidden charges that you can almost buy another flat.

I visited the site over the weekend.
It’s good to see that construction of parcel 3 has already started & 2 is starting soon. Looks like major structural work in parcel 1 is completed & the machinery is moving to parcel 2 & 3. Got some confidence. Also they have uploaded the status on their website.


I was very confused between webcity, palm beach & sobha city. After a lot’s of research and couple of visits to these sites, I found webcity better in all. After 3 months of mind shaking & tiring research, I booked 3bhk in webcity recently. Right on the main road (my first & mandatory requirement), close to shopping (also hopping a commercial complex in front side of webcity will be big plus), little away from city’s noise & pollution, close to PRR,, double lane hennur road are big plus for webcity.
Web based theme is quite unique & I am impressed with the luxury webcity is offering (top of palm beach & sobha city). I realized after a hectic job, where most of people spend time i.e. in a good & spacious home. And only webcity offers that. Walkways & landscaping is best in this. Amenities are best. Community living, security, kids activity zone etc are best here.
Palm beach is 2 KM inside. Also a road intersecting the project is a big no to me. Maintenance cost will be very high in palm beach despite purva’s claim (i know as I live in one of their best project).


@ Sandeep. Agreed, water is anyway a problem in North Bangalore and is true for Sobha City as well. Mantri Splendor is a small project. Generally small projects has such issues because these doesn’t have better water management process. Sobha City & Mantri WebCity are large scale projects. These has much better water management process plans like rain water harvesting, recycling etc. But if the issue is with webcity, same will be there for Sobha Cityt as well.
Regarding cost, naah, these are not same. Sobha is charging way too high & that too a very less carpet area. Also the floor plans are not very good in Sobha compare to WebCity. If you are talking about the pre-emi, I believe in that case Mantri looks to be better option. In Sobha, you will have to pay full amount in next couple of months & pay a huge-huge interest on loan. On the other hand you will pay amount in next couple of years in case of webcity so your current EMI will be quite less. Down the line Rupee value will depreciate because of inflation,, but your agreement amount won’t change. So tomorrow, you will feel, the amount you are paying is actually quite low. I am telling you this as per my experience. Else choice is of each individuals.
Also Mantri offers a unique Web based & a complete secure community living experience. Also Mantri is offering more facilities than Sobha. Location is another advantage for Mantri (as per my understanding).
Overall I see a better value for money in Mantri.

hello harish i contacted the india homes people ( i made my booking through them) today to cancel my booking on mantri webcity the salesperson said they’ll charge rs. i lakh if i cancel my booking, i have not signed my agreement yet n while booking they did not specify this so please advice me what to do or should i go to the consumer court?? thanks in advance

Hi, Mantri web city is not keeping up the promised delivery by Jan and prolonged it to September this year.My question is what will happen to the pre emi ? do i need to start paying it off from Feb, against the earlier possesion by Jan? I am confused.Or does Mantri continues to pay it until possesion that is September?

Hi Shiva, I had as well cancelled before booking. Did you get the refund back? I am having massive challenges to get the money back. The sales says they will refund the money once they sell my flat. I intend to legally pursue this or use media’s help. If your money is still held up with Mantri let me know. Happy to legally fight to get back the hard earned money. Regards DV


@Ash … I would still feel Sobha City is better than Mantri Webcity if u compare price wise also. Since the rate in both are currently almost same as pointed out by Mraj above. Actually webcity becomes costlier than sobha when u add up the pre EMI till handover of the WEBCITY. Whereas handover starts in another 5 months or so in Sobha. Delays are very common these days with any tier 1 or other builders. So, better take informed decision regarding the cost of the apartment till possession. Also, water scarcity is a big issue there as Mantri Splendour with just 280 apts is fully dependent on tankers. Imagine the maintainance cost of 3000 apartments in webcity. Check the maintainance charges in mantri splendur ( more than 5000 for water only I think). This won’t come down it surely increases since tankers rates are already 800 to 1000 . Measure the pros and cons for long term and then take informed decision…..Happy investing

I too have a flat booked there. Builder is projecting this as a fast selling project. No doubt the floor plan, quality & carpet area is one of the best in webcity. Overall concept is also good. Still is it a good bet?

I don’t think at this price mantri webcity is a viable option. Better than this is Sobha City as location wise it’s bang on the main road nearby to nagawara metro. And construction progress is almost nearing completion whereas mantri webcity might take lot many years … not much burden of pre emi. Other than paradiso blocks in Sobha City of course ……what do others say?


Well, it depends on person to person. To me Mantri webcity is located very well. Price is not very high as of Sobha. But better than Palm Beach & Melbourne Park. Mantri is giving approx 78-79% carpet area as compare to 70-72% by others. Mantri looks to be a better value for money.


Here is my understanding:
Sobha city pros: Construction status nearing to completion, Quality, rate is reasonable (around 5100 sq feet) for such a theme township. Close to Bhartiya city etc.
Sobha city cons: Carpet area might be less compared to webcity.
Mantri webcity pros: Good carpet area and floor plan, unique web based theme, scope of better ROI incase of road expansion or PRR,
Mantri webcity cons: Construction just started hence difficult to predict when the handover will happen, rate is same as Sobha city and many units yet to be sold. less UDS compared to Sobha etc.


Price of Mantri webcity is almost same as Sobha city.
3 BHK in webcity is close to 1 Cr (inclusive of everything)
Sobha city resale units for mykonos you will get it for 1 cr (inclusive of everything)
New released blocks of sobha are having big dimesions hence rate is high.

i booked a apartment in the bulding C of mantri webcity (premium) last year. I live abroad, so not sure about the price now. My apart ment is in the higher floors so paid extra for the floor rise. Is it a good idea to hold the property, will the prices pay off after the apartment handover or is it better to sell it, have no plans to stay there.
