First of all, I am not believing on Mantri developer for whatever reason. They will call customer , they will trap customer, they will cheat customer, they will enforce to buy the flat.
I booked the flat on 4th March 2018 while booking the flat I told will let you know the flat number in 1-2 days,I informed about J1106 on 5th March .I booked the flat on Mantri terms and condition, I need to pay 3-5%, remaining amount I don’t have to pay till possession. If Mantri would have told me about some other condition, I would have thought differently.
From 5th March 2018 till 20th June 2018,Mantri developer was telling it is in progress. Your J1106 is under process. I visited few times there, everytime it is informed some other reason, like My team is very slow, Madam is not available. I was forcing regularly for agreement . I went home on 20th June 2018,before leaving home, I informed Kiran. On 20th June 2018, Mantri developer told me your flat was of investor unit, they are not finalising the property, you need to pay 10%.I told will discuss with family and will let you know. I informed I will pay 10% at condition if my agreement will be ready, at that time I will pay the remaining amount. After that I was following on daily basis about my agreement. Everyday it had been told.. It is getting ready, by next week it will be ready. On 8th August 2018,I had informed J1106 is not possible, because investor is asking for amount which will be difference of 7-8 lakhs . I need to pay extra money for J1106.My question is that what Mantri was doing with the customer for last 5 Months? Again I got new twist on 25th August 2018. I got to know Mantri had bought from investor, if you want to buy J1106,you have to pay extra GST,this Mantri developer is cheating with the people. If they don’t want to sell the flat, why did Mantri engage the customer so long. Before booking the flat, Mantri webcity review is the worst of all, I informed Mantri about the review, they told it is incorrect. My last impression is that they are biggest cheater.
Story does not end here, it continues…
Once they informed me about cancellation of J1106 on 8th August 2018, I told will discuss with family and will let you know what I have to do. I went ahead with J1006, I told them I want written mail for going ahead with J1006, so that it should not repeat it should not take more time. Again started following everyday, everyday same reply what was earlier. One day, I decided to go to office and will ask for final things to do on 25th August 2018. They told story about the J1106. For J1006 they told I have to pay 15%, then Mantri will proceed to do the agreement. Once I calculated the amount it is not 15%, it is actually 20%.
My question is that :
Mantri webcity is your project, I didn’t enforce you to do some concession, even I have not negotiated any price, what they told I agreed upon it, why did you take my so much time. It should come before booking the flat. Is it way from Mantri, how to trap the customer, how to befool the customer ? How to make the money? How to treat with customer?
I booked a 3bhk apartment with Mantri at the Webcity project and also paid a sum of Rs.1, 00, 000. Even after 2 months there was no developments in the paper work and all our requests to make minor changes to the apartment and the documents were declined. The draft document that was sent had everything in favor of the Developer and in case we failed or delayed a payment it would cost us dearly.
There was nothing holding the Developer responsible.
I discussed with my lawyer and he recommended that I get out of this project, since there are 1000s of unhappy customers in multiple projects of Mantri. When initially booked the apartment, they said if there were any issues on Mantri’s side they would refund the amount immediately.
When I actually cancelled the booking, they do not want to refund the money and now say that they will only pay it back once they have sold that particular unit.
I will be raising a complaint with RERA and I’m willing to spend Rs.1000 for it aswell.
Anyone thinking of purchasing Mantri Apartments, please understand that they do not have funds and are waiting for your money to proceed. Eventually, they will go bust because of RERA penalties. Once they go bust, all ongoing projects will stop and all the customers who have put their money in Mantri expecting to get an apartment after a few year will be running pillar to post trying to get a legal solution. Trust me, Mantri Management will escape and the customers will remain unhappy.

Roshni, I’m glad to see that your issue have been resolved. You are one of the lucky ones, but there are 1000s of us who are left feeling cheated.
I’ve been following up with the CRM team for months together and the HEAD of CRM calls up every time and talks to me in a Condescending attitude. They talk to me as if I owe them money.
All their documents will only talk about how the customer is liable for any issues. Their subvention scheme is too good to be true and it will sound so amazing when you hear it verbally. But when you look at the actual document that you need to sign, you will never see anything which states that Mantri will be responsible for anything.
I waited 2 months after giving them the booking amount and there was no news from Mantri on when the Agreement needs to be signed. When I asked for clarification and ammendments to their draft agreement , the CRM lady just said that it was standard and all their customers are happy to sign it.
Fortunately for me there’s a Sales person called Avinash who atleast knows how to talk to a customer. I’m trying to settle this case through him. The CRM at Mantri is just pathetic.
As of today , is it good to invest in parcel 3 for 3bhk @ 5700rs with 25-75 scheme. Possession in nov 18.

I booked this I a pre EMI scheme, not all deadline is over. Mantri has defaulted payments for 11months. Not sure what to do all our hard earned is at stake.

I feel your Pain. Unfortunately that is they way they work. They lure poor customers into their ponzi scheme and after they get the initial amount they know you are stuck and will be forced to pay. They also prefer people taking the apartments on loan since the banks will release 90% of the funds to the Builder and the customer will have to deal with the payment there after.
As mentioned many times before, their documents keep them safe from any consequences. I raised a complaint with RERA by paying 1000 rupees. I really don’t think it is going to help, but i did my part. Next i’ll approach the press if they don’t give me my money.
Do a favor to your friends and family, spread the new about this deceit.
Manika Trust me.. Please do not book it.. NOV 18 possession is not going to happen. I discussed this with my Lawyer and he recommended I invest my money in some mutual fund rather than putting it in Mantri

Yes there is storm water drain passing through, Need not to worry all the govt approvals are in place and requisite buffer zone is maintained as per the norms. You can consider buying.
It was my worst decision to sign up for Mantri webcity buy back scheme in Singapore
Nothing realised as promised. Current backlog of 4 months (promised was max 1 to 2 months monthly installment payments that we need to arrange for initially) on pre emi payment and backlog is increasing. I have already paid 4 months from my side to the bank. If Mantri cant keep up their commitment for monthly payments and are not serious enough to reduce the backlog urgently how can we expect of higher returns on our investment in 3 years.
On top of that the time that I need to put in to call them and follow up every month is frustrating. Every two months they assign a new contact person for the tower and only get informed when I call them!. Not at all expected of getting into this mess. Please get yourself educated on the current state well before considering any of your investment with Mantri. Dont recommend at least in the current state the way they are handling existing customers relationship and commitments.

We had booked a flat in parcel 2 J block in 2014 under the buy back pre-emi scheme.
They are not paying the pre-emi since 5 months. And the project is delayed till 2019 ( as compared to promised date of 2017).
Upon asking for pre-emi and unlimited follow ups, their deputy CRMs are saying they cannot pay !!!. These developers do whatever they want without any fear and common people like us have to suffer. We are just feeling so helpless where we cannot do anything against these so called reputed builders but just feel CHEATED !!! If they are not able to pay the pre-emi itself, forget about the buy back.
Can you please suggest here something.
And if you know of anyone who had been trapped like us and have found some resolution, please advice.

From which angle you have given it a 4 star…..They have delayed Phase 1 possession for more than a year…Phase 2 and 3 possessions are being delayed by 3 yrs….All the pre emi scheme buyers are going through hell with 4-5 month delays. Their team keeps changing, they never keep their promises… It is a hellish experience…
Can anyone confirm still the phase 1 is not completed.I heard that phase 1 is completed and phase 2 will be ready by dec 2019.Please confirm whether we can book this property.
can anyone let me know whether they are launching phase 2 with expected possession date is 40 months from now and also they are offering 25 % upfront and remaining balance we can pay when the possession happens.

Agree with Balaji, One of the worst CRM teams. Leave the individual tower CRM managers, the webcity project’s manager herself is never reachable – she is either switched off or doesn’t pick up the calls. She doesn’t even respond over emails as well. There is no hope of any help in Webcity. If you go by the name of Mantri they are just fooling you. PreEMI is never paid on time, currently 2-3 months of delay.
They keep fooling you with false promises and assurances. Pre-EMIs are delayed, date of the project has been moved so many times(more than a year now).
CRM guys keep blaming other departments for all the issues, either their accounts department or the IT department. Keep fooling customers with wrong information and in the end customers suffers, frustrates. Really bad customer service indeed.
I have lost faith in Mantri now. Definitely worst mistake to go with Mantri webcity.
Well I am not denying the fact of delays in various parts, whether pre-emi or the delivery of project. I had initially booked the flat in another reputed builder in Bangalore. They had got the permission to build till certain level, but they started selling even higher floors than the approved limit. They are even constructing higher floors. And there is a delay too. Which is illegal and govt won’t issue CC & EC. I was able to cancel the booking from that builder & booked in webcity. Well, I have been getting the response from the CRM in satisfactory time. Sometimes I needed to send reminder emails, but I have been getting the response. People have threatened MS Doni (brand ambassador of Amarpalli Group) for delays & poor quality. At least in Mantri Webcity, that’s not the case. Delay is in almost every large project. I am not favoring or endorsing Mantri at all. I will be happy to get it delivered on time, but I understand the delay is sometime not in their hand. I hope Mantri will not do any unethical thing with us. Well, this is just my experience so far with Mantri. But I am more worried about the expenses later on in this dying city without water. There will be no water and other amenities down the line & to avail them it will be very expensive :(

Sunny, This is the same with every customer. The Head of CRM is a lady and if you store her number and check out her Profile pic on WhatsApp , you will understand what kind of lady she is. She will talk to you exactly how she looks in the pic.
I had a talk a few discussions with her and she would mute her phone and then when i scream she would unmute and say ” Yes Mr.Jackson ” then she would talk to someone else on the phone while i’m trying to explain the reason why I want my money back.
She has a very condescending attitude.
Like i mentioned before.. just store her number and check her pic on WhatsApp.. you will understand what I’m talking about.. Such a disgusting piece of trash
