This Review for NCC URBAN MAYFAIR Project located on Yelahanka – Doddaballapur Main Road.
Defects in this project,
1). North side compound wall (CRPF Side) construction was very bad, because in June 2022 water entered to our Basement from our car drive way. (Photos enclosed)
2). Security Staff are not trained.
3). Low level maintenance in this project.
4). Builder is not giving account for 1 year project maintenance, what we paid 1st year maintenance fees nearly Rs 65,000 per each flat.
5). Our builder not informed us at the time purchasing my flat in year September 2019 regarding land litigation case going on this project land in Bangalore City Civil Courts . After our flats registration we got court notices from petitioner Lawyer and i checked from my legal team we got to know court cases going on from the year 2007 on this project. Here is the details for Land Litigation Court Case No’s:
1st Case No. IN THE COURT OF THE PRINCIPAL CIVIL IUDGE(SR.DIVISON) BANGALORE, RURAL DISTRICT BANGALORE, O.S. No.422/2007
2nd Case No. IN THE COURT OF THE CITY, CIVIL JUDGE BANGALORE O.S. No.7384/2007.
6). Our Builder not following STP (Sewage Treatment Plant) Exhaust piping system in this project and we requested STP designs, till today builder not provided drawings. in Karnataka Pollution Control Board, there is a rule for STP Exhaust can’t take exhaust pipe from Flat Owners common areas, but in this project Builder is doing STP exhaust piping system from all our basement car parking to sky area.
7). Builder is not taken individual Flat kathas from BBMP office, also not paid Individual flats property taxes to BBMP Office. Builder is having single katha for entire 4 acres land, till today Builder don’t have individual Flats Katha. without Individual katha Builder is registering all the flats in this project.
8). Builder is allowing cooking in Basement car parking areas, without proper infrastructure like Fire water Sprinklers, Smoke Chimney Exhaust System, No Doors & Windows in this project.
9). in this project we are facing power fluctuations very badly, few of flats TV, Lights, Washing machines are effected, but no response from our Builder.
10). Builder promised they will provide 2nd Car parking, i moved 7months back till today no answer from Our Builder office.
11). Lack of communication between Sales office, CRM Office and Maintenance office in this project.
12). We are facing very big problem entering cars to Ground floor parking area like big cars Mahindra XUV 700, Toyota Innova, Toyota Fortuner.
Note: Before purchasing flat in this project, ask ur sales team regarding all this issues and then proceed.
