Both the projects are in same locality so wouldn’t make much difference in terms of location advantage. But however Prestige Jade Pavilion is of premium one when compared to ivy terraces reason being the density is low and specs used are of premium like imported marble flooring. So as per our view, if you are planning to use as self and future rentals or dispose purpose then pJP can be considered. And if it is only for rental or investment then Prestige Ivy Terraces can be considered.
Anyone looking to buy in Prestige Jade Pavallion, my advice will be to stay away-
1) Sells team would try to sell you as a premium project, but if you see the model flat or lobby, all material used is sub-standard.
2) Tiles/granites were told to be of premium quality, its too low standard. Even 2 tier builders are providing better quality.
3) Everything you ask to the company about mentioned standards, materials in Brochure, standard answer – artistic impression.
4) Lift were supposed to be service lift and passenger lift, clearly mentioned in the brochure, website and by sells team but ACTUAL its a very small lift. All heavy luggage everyone need to get through staircase (obviously damaging stairs in process)
5) land was told 4.6 acres, but there is part of the land already given to government for road. At best its a cheating case.
6) I had bought flat on 13th floor, 2 years back. Price is still same. Zero percent appreciation.

Aamir, Fortunately I didn’t went ahead with the booking ass i was not convinced with the price and the way they were selling project 2 year back. You can go and see there sample flat (Real flat at floor#2) where one can easily make out the sub standard quality which they have used and cheated the investors !!!
Prestige is loosing its credibility and gone are the days when one can buy there pre-llaunch project as they make mockery of investors capital and will literally rip you off !!
Just look at the sample flat and one can get to know the level prestige has come to … hope people stop buying from them …

I agree with Mr Puri as couple of my friends are stuck with this project !!! Prestige sold this project with a big premium tag and has used the specification which is equivalent to Prestige Sunnyside project … My friends are very frustrated and annoyed the way builder is fooling investors !!!
It is in best interest of Buyer to stay away from this Builder, don’t go just by name ..look at the spec and price they are quoting !!! the way they are going, they are not far from becoming tier 2 builder !!

Prestige has disappointed everyone with ROI on this project … project has not even appreciated 10% from past 2.5 years from its pre-launch !!!
People are not happy with the material prestige is using in this project. Prestige is using cheap Nitco tiles and low end granite whereas the project was sold with a tag of premium…
Most of the buyers have been fooled by Prestige !!! they are going tier 2 builder way the way purvankara spoiled its image 2-3 years back !!

You need to Invest during pre – launch stage from reputed builder at good locations for better ROI in short term capital gain. Growth rate remain still for few months during under construction of the project and start picking up when project gets in to handing over time. This how real estate investment cycle works.

I am planning to buy Prestige Jade Pavilion. The unit available is on a back side on 7th floor and above. The back side seems to have a view of Government Land which is just lying like that. Any idea about the plans of the backside which are suppose to come in future.

Hi Harish, I have shortlisted 2 projects 2 BHK in Durga Petals and 2 BHK in Ivy Terraces which one do you think should I prefer? Also there is difference of 8 lakhs in them so I am confused if I should stretch myself for Prestige Property or not. Also, location wise Durga Petals seems better to me as it has better connectivity to Whitefield. Let me know your thoughts.

even we were planning to go for senorita 1 month back and then we found that there is a graveyard and water treatment plant at the backside of the project which shares wall with project. The phase-2 balconies of senorita will give a free of cost graveyard view to all residents !!! We backed out of project and are seriously considering PJP for booking…

Both are equally good in terms of project configuration and quality of construction. Senorita holds advantage in terms of location as its close to WIPRO campus and upcoming RMZ IT park. INcase if its for self use only, choose the project according to the floor plans and your needs. If its for investment only, Senorita will fetch higher rental returns.
