Provident is charging GST @ 8% for apartments less than 60 sqm as per 4 the recomendation of ministry of finance. However, other reputed builders are still charging 12% for apartments <60 sqm. Can u pls suggest the reason for this.

As per Central Government’s Guideline the Goods & Services Tax (GST) calculated on all Taxable Services @ 18% on 2/3rd of Total Consideration Amount. (i.e. Appx 12% on the agreement Value)
The Implementation of GST was effective from 1st July 2017
So, GST is straight 12% on all under construction properties. It depends on builder to builder how they take input credit into consideration hence there may be differentiation. Suggest you to form in groups and ask for the calculations part with the developers

2000+ appartments in 20 acres seems to be too congested, Is there Cauvery water supply in this area?how is the ground water table?

Open Space provided for the project is more than 60% and with the kind of specs provided and the price quoted, it makes worth the investment as per our view, and since the layout is already formed, there is a Cauvery water supply and the project has got more than 10 borewells, so we don’t find any water scarcity with the project.

Both are good projects, PPS has got good demand when compared to Akriti, but in akriti there is a subvention scheme and thus make it a wise investment.
