Being a Godrej Eternity customer I would advice buyers who are expecting a fair and professional business practice to stay away from this project. I don’t know about other Godrej Projects but Eternity management is pathetic. They marketed this entire project as G+3 but on agreement have mentioned future development possible. These people don’t even know how TDS should be deducted and have provided multiple theories to customers causing confusion and wrong payments. All mistakes from their side should be ‘ACCEPTABLE’ to customer and even refuse to comment/reply on that. Only thing matters to Godrej is the invoices and customers money.

There are some issues with the agreement which Godrej has given us. Some points are listed below :

1. Possession date : promised date was 3 yrs + 6 months grace but in agreement it is mentioned as 4 + 1 Yrs. But almost 85% payment will be taken before Mar 2017 as per construction.
2. Unclear UDS – Godrej says this will be registered during possession which is fishy.
3. As per one of the clause in agreement, there is a possibility of Godrej constructing more floors in future. This is clear case of cheating as the main reason to buy this property was their USP of G+3 floors.
4. No penalty clause if possession is delayed. Which is unacceptable again.

We have a WhatsApp group created which has many owners who are trying to reach out to Godrej to address these concerns before signing agreement.

Dear Mr Karteek, I am no fan of Godrej or as a matter any other builder. Any project if given in max 3-4 years acceptable . Anty thing late , then one looses money on interest and opportunity.
1. If you have any document or promotion material which says 3+6 months, grace, then quote this and ask for clarification in writing.
2.UDS. Unlike independent villas in a gated community,all apartment builders always register the flat at the time of hand over only. Check Prestige, Mantri, Brigade etc.
3. Get commitment that no more floors will be constructed. If they construct post hand over then one can fight. But if they begin during the course and prior to hand over, then you have a risk. I doubt Godrej name will do anything cunning. However, you can try to (1) Clearly write to them that you had booked based on G+3 only and ask for their commitment . Send by registered post with acknowledgement due or Better still hand over the letter and get acknowledgement from their office. Also regularly visit the site to see if any such additional floor activity is taking place or not then raise a noise. This is my 2 cents.

My view it is a good project Only that (1) its to be 3+1 year for handover as committed and firmly confirm it is G+3 structure. They have brand name and not fly by night operators. Even in our apt we have similar clause that they can build and yet they have not build. Such risk is only with C class builders. However, in my view, we need to clearly record this in writing or a negative confirmation while signing the agreement that no additional floors will be built. Ask yourself the following questions.
1. Are you happy with the project
2. Are you happy with the facilities likely to be offered
3.Are you confident of the Brand name and check if they are on par with Prestige or Mantri or Brigade.

if answer is yes for all then ask the following questions
1. What are the irritants.
2. List it out,
3.Write to Godrej and ask for written clarifications.
4. Tell them while you are very much interested, and for you to able to proceed further you want Godrej to revert to you in writing. Send your letter by Registered post with acknowledgement due by India post

I have the following concerns and major concerns

1. At the time of Booking, Generally we get excited and sign off. To my absolute shock found out that 20% of the flat cost will be forfeited if we choose to cancel I.E. THE EARNST MONEY OF BOOKING AMOUNT OF 5% PLUS THE REMAINING 15% ARE FORFEITED . This is shocking. Other prime builders like Prestige, or Purva or any other A class builder, levy only 1% of the total cost as penalty.THE SALES PEOPLE ALSO DO NOT EXPLAIN THIS CLAUSE CONVENIENTLY TO THEIR ADVANTAGE, BEING CUNNING.

Therefore please clarify this and if this is in conformity with the NEW REAL ESTATE ACT. Don’t you think that it is a rip off on unknowing buyers.SHOULD WE RAISE THIS TO THE CONCERNED AUTHORITY.

2. When 85% of the cost is being collected within 6 months from the date of booking, why does GODREJ require 4+1 years to complete the remaining 15%. There is no co relation on what is being collected vis a vis time of delivery. GODREJ policy is take it or leave it.

I am surprised.

Can you please clarify and clear our doubts on both counts

Actually there is no transparency or construction plan from Godrej. They are raising invoices showing already paid payments as “Outstanding Payment”. And they missed there January’17 construction plan is like by miles. Nobody from Godrej would tell you anything on Possession date. Totally confusing and unprofessional practices.

It is not as easy as everyone thinks. Clearly mentioning the payment schedule alone is not sufficient. This just helps to ensure that they get the payment as quickly as possible. A low rise building (as mentioned here) is easy to build and within 1 year you will be paying almost entire cost. Next 4 years for remaining work? Isn’t it too much far stretched? This might be a practice with builders, but I have seen many instances where buyers can not move in even after 5 years due to various reasons such as no permanent electricity/water connection, on going construction of the subsequent phases and many more. Builder surely would have mentioned in agreement that he is not responsible for these civic amenity(power / water) delays and squarely blame on BESCOM and others for this. So the actual possession might be delayed further for which builder is not liable to pay you any penalties!

If a person is bank financing his apartment, this 5 year long pre-construction period will be a big dis-advantage. You will loose much of the income tax benefits on interest as the pre-construction interest is allowed in 5 yearly installments post construction. Pre-construction interest + regular interest for any particular year can not exceed the maximum limit of 2 lakhs in case of self occupied house. Since the interest during initial years is higher, you will exhaust this limit and lose tax benefit on major part of interest.

Also if you observe the agreement carefully, it will be heavily loaded in favor of the builder. There will not be a single clause to protect the buyer or customer! People need to be educated.

Finally, BRAND NAME is only on paper. Consider it as history. I have the experience of dealing with so called reputed brands with a track record of centuries together!! Your queries / questions will not be answered. But you will get a payment reminder call even before you get a payment notice/invoice. Once you make the payment, you will have to struggle even to get a receipt. God save if you are opting for a bank other than those are tied up with builder! You will not get any documents bank asks for. All these because no one is accountable when you deal with a Corporate. Their responsibility ends where the sales guy takes the booking after showing you moon and stars on a cloudy night. A local builder will be far easier to work with. At least you can speak to owner / builder himself.

You can buy an under construction/ pre-launch property, if you have enough money to spare, you just don’t need that flat to stay, and just do not know how and on what to spend money. This is not for those who are looking to buy on loan. It is really worth even if you have to spend 20-25% more on ready to occupy property. You will not lose your peace of mind and also save lot of time!!!

Hi all..I am about to book an apartment in Eternity. But location is big disappointment. Brigade 7 Gardens is better option?? Although, the main entrance is not from 80 feet road plus amenities are a lot lesser when compared to Eternity. 7 Gardens seems a bit congested as well. Which one is better. Any suggestions?

I visited Brigade 7 . The main entry is from the Uttarahalli/Padmanabanagar side. A small entry is proposed adjacent to the current Brigade Meadows. How ever 3 blocks from here are on small strip. I was told that there could be an entry here at a later stage BUT no EXIT.

The is a BBMP order (EE/MR(S-E)PR/04/09-10 dated 03/08/2009 ) See item No 6 road widening to 24 m . If you google you can see this letter. ( type holiday village road widening or BBMP……)

But it is since 2009 …….and not sure when it will commence.

Like wise if one drives through Judicial layout II, pass through Maya Indradhanush, you can see a kutcha road, and some area with very wide roads with street lights. This comes behind vakil garden city/Nitesh Rio etc. You can see a small board of Godrej if you drive a little further after the BIG Tree. If this gate opens will be a great boon. You can see Sriram surabi back side.

Difficult to take decision.

MOST IMPORTANT; IS THE SPACE BETWEEN EACH BUILDING. WILL IT LOOK CRAMPED , CLUSTERED.

THERE IS A ROAD SHOW AT J.W. MARRIOT ON THE 13TH, 14TH AND 15TH. IT WOULD BE BETTER IF WE ATTEND EVEN IF WE HAD BOOKED. WE CAN ALWAYS GO AS NEW CUSTOMER AND BOMBARD THEM WITH QUESTIONS.

While G+3 is a welcome change to the eye soaring sky scrapers, this project certainly looses out on the location advantage. The entrance to holiday village road from kanakapura is a big bottleneck, if not now, certainly in the future. I can think of this road becoming similar to the entrance to hosa road from sarjapur road. That explains the huge pricing difference between godrej eternity and sobha park and plaza (which is teemendrously overpriced nevertheless). Brigade 7 garden is a much better option location wise.

Booked godrej eternity in pre launch. but they are collecting 85% for structure completion is not at all fair for low rise building. when i requested for payment plan to be changed considering some offers for new bookings that is Subvention scheme, they are not ready to change. Sometimes it would have been better to purchase ready available flat 3bhk is purva highland for 90 lakhs including taxes and finish it of.we are paying almost 10-12 lakh more than purva.
I think if we all join together we can work out change in payment structure. so that everyone will benefits.

Godrej have multiple approaches. Not sure as to why they have open car park, But should you ask may be it will be allotted. BUT on the whole are you convinced on the project, location etc…

Pros: Builder and amenities.

Cons:
For every “special” attributes like east facing, corner and the upper floors have different price. The two bhk compact has only open parking (they will allocate the space outside the block. what kind of approach is this?

…and as far as who is actually constructing, we should not bother much. For e.g. Prestige Falcon City, each tower is being built by different outsourced contractors. The prime builders just do the quality check.

I am told that the narrow entrance from Kankapura road is marked for expansion but when we do not know. If any of you are in Govt or any links with BBMP/BMRDA can you get some info.

There is one other entrance from Judicial layout phase II. But a small patch of land is under dispute for the road. May be we should inquire of this alternate route.

My own views of Godrej differs. Good brand. I have checked with some very seniors of other Top builders of Bangalore and they say good brand. They have their own funds to complete the project. This project it appears fully funded by APG Netherlands. This is their business model and hence they are able to complete in time. Kapil I paid only booking advance, Now they sent mail for the remaining 15%. I have sought some time. The demand came too soon. I think after Ashad month things will pick up

Hi. I have booked a flat in Godrej Eternity. Later i was doing some research about the quality of constructions that Godrej has given. I realized that Godrej e-city which is mostly in the same concept of Eternity is actually built by Universal builders. Godrej is the name just for marketing. Even their agreement is done with Universal builders and not Godrej. Is it the same for Godrej Eternity as well?

Hi Ajay,
I have booked 3BHK in Godrej Eternity and recently have got agreement documents. In that respect I would say agreement is with Godrej not any 3rd party.

I am little uncomfortable on how they have imposed service tax and VAT. Would appreciate if you could share how different tax are applied

Hi Harish, Can you please share your views on Godrej Eternity. Me and my husband visited the site location and liked the project as it is low rise and future metro station is nearby which will provide good connectivity to other locations in future.
Few concerns I have:
1. Regarding Cauvery water in future.
2.Also I need to know if it is developed by third party builder and just marketed by Godrej(Like Godrej Ecity).
3. What will be the appreciation of this property in another 5 – 6 years?.

Anyone interested in this property and planning to book a flat, I am open to have a discussion and share views on this project.

The approach road to Kanakapura is narrow but since it is less than 2 kms I think it is manageable. For residential purpose I prefer ‘off Kanakapura’ than ‘on Kanakapura’ because i think it will be peaceful. In 18 acres of land 800 units is not a bad offer. Since it G+3 I hope it will not take much time to handover first phase i.e. first 200 units. Prestige Falcon city for investment purpose is good and the location is much better than Godrej eternity. From residential point of view I do not prefer to stay in a complex with Forum mall and Metro station. Moreover Falcon city is charging much higher per square feet rate than Godrej.

I also agree with Rahul that both Godrej and Prestige Lake ridge are good for own use rather than Investment purpose.And buy at the early stage of the launch means now to get the price advantage after that builders will increase the price. Now a days Bangalore has plenty of not sold flats to choose and price appreciation is only on paper.2 yrs down the line Godrej will sell these unsold flats at Godrej eternity for 6000 per sqf but no one will buy because someone else or Godrej itself will launch another project with 4500 per sqf . So appreciation we can expect is around 8% which is same as Bank FD’s but having said that its not easy to sell the Flats now and going forward.

Thanks Rahul. BUT what about Prestige Falcon City. I have mixed feelings. so many are coming up for sale in Magic bricks. But when we ask the builder says all booked. Totally confused on Falcon City

I feel Godrej Eternity is a better option. As a builder at present Godrej is better than Prestige. Close proximity to Metro, 18 acres of land, G+3 all makes it more lucrative than PLR

How about the approach road of around 2 KMs to reach kanakapura road.Due to this it looses out on the location advantage?Any thoughts on this?

Dear all, Compared to Prestige Lake Ridge, which is better, Godrej Eternity or Prestige Lake Ridge . Pl advise /give opinion as builders generally increase the price every month. Thanks

Please let me know if you get more information on godrej eternity.I am also too keen on this project.I had a look at prestige lakeridge.Godrej seems to be less crowded with more greenery & more UDS.Also closer to metro & kanakapura road.

Locationwise Prestige Lake ridge is better than godrej eternity. Having said that, PLR good only for self use, than investment. Properties in off-kanakpura road have not appreciated much compared to similar properties in Whitefield, ORR where there is lot of employment generation.
Also rental income is not great on that area.
Also big projects even from tier-1 builders normally take 48 months from the launch date, 60 months from pre-launch date.
So realistic pocession date is not before 2021 June for PLR.

both are good,but Godrej eternity project looks better in terms of specification,facilities they are offering,price and quality which can be expected of from Godrej. Future Metro station will be nearer to this project as compared to Prestige which is in Subrahmanyapura

I would appreciate if some one can make a comparison between Godrej Eternity and Prestige Lake Ridge. It appears both are good builders, but unable to decide which one to go with. in terms of location accessibility, G+3 VS 12 floors, 18 acres vs 15 acres. etc

which will be more congested or which will have better living in terms of greenery etc

Dear Harish, We are staying abroad and plan to come on holiday in 10 days time to Bangalore. Can you please compare Godrej Eernity and Prestige Lake Ridge and give me honest opinion as to which is better. Its for living, self occupation post retirement in two years.

Projects looks good. But Ground level drinking water is a big problem in that area.

Please avoid this brand. I am their existing customer at Godraj E-City. The customer service is pathetic, they gave possession with permanent electricity connection, they are forcing customer to register property below Govt. defined Guidance value. With my experience Godrej is not the brand to be trusted

Please let me know is it advisable to go with this project for investment purpose.I liked the project a lot.But for couple of constraints :
1. I went to the site location,the road that leads to the project for 1.8 kms is very narrow & there is no scope of widening of road.Do you think there is a possibility for opening approach from judicial layout from kanakapura side
2. This project does not have BBMP approvals but have got BNIC[Nice infrastructure related].This could be an issue for getting cauvery water in the future.Is there a plan to get BBMp approval for the project.

How is the ground water level as this project will be purely on borewell till BBMP approvals are got?
