The project is ready and occupation certificate received. But, so far no flats are registered in the name of the buyer since some case is going on, it was told. E-kathas are yet to come because of the dispute? anybody have more information about the current status?

Heyy, That looks like an interesting project. There are other options too check out in the nearby areas. Have you checked the new project by Habitat Ventures ? It is situated near Hoodi cirlce and has great connectivity with the EPIP Zone, Shantiniketan IT Park, ITPB, Park Square Mall, Phoenix Market City, Marriot and many other schools hospital with in a 5km range its pretty good for investment.

Hearing more and more of this court case on this land. Court cases takes decades to settle. Is there a practice in puravankara to allocate alternate houses in other projects? Not sure if anyone would be interested in their doddaballapura project though. Welworth i feel is not worth.

Hi All,
I received a recent reply to my mail to Provident. As per the state government statutory requirements, now, every individual flat need to take the E-katha and the provident is getting it and it will take another month for completion. E-katha has to be recordrd in the registration deed. Once they are through with it, the registration and handing over will commence.

I am overseas and I am trying to get correct picture from Purvankara but not getting satisfactory answer. Is it going to be delayed if the matter goes to court?Any information in this regards is well appreciated

hi! I am not sure when the registration will start. In fact, I was expecting a call from them. From the letter that I received, nothing is mentioned about the court case. In fact, he said that no government agency has raised query regarding the land issue. Also, I keep a close watch of the bangalore based news papers and so far, no print media report has come about the issue. The issue was pertsining to the seller not obtaining proper re-grant before selling the rights and titles to Puravankara. He also confirm that their solicitor and other legal professionals has further confirmed about the title and other matters of dispute. Let us hope all is well

I have also booked a 3 bhk in this project and was a bit anxious by listening to these types of news. I did pursue the matter with the Puravankara and the Vice President has replied me that all the papers are in order and the statutory sanction is in place. In fact, they are planning to initiate legal recourse against the sources indulging in these type of false propaganda. Seems things are in order and need not press the panic button.

I have booked a 3BHK in Provident Sunworth. When my Son inspected the flat which is almost ready he noticed that the false ceiling finishing is bad, tiles provided in the Bathroom is of inferior quality and even the quality of the tiles and the way it is laid in the living area and other areas are far below the expectation and they have not even provided holders and the wires are just hanging. I have sent a mail to them and they have responded that it is forwarded to the concerned for corrective action. Foul smell of the Vrishabavathi River emanates when the balcony door is opened.

In would like your opinion on the following clause of the agreement for Provident Sunworth:

The 2 bhk will be provided with a geyser point in only one bathroom, and not in the other, and the buyer is prohibited from “addition of electric points in the walls”. Isn’t this a big disadvantage to be forced to live with only one geyser even when we have 2 bathrooms? This could be huge disadvantage from living experience point of view and could affect the rent potential of the 2 bhk apartment.

Many of them tell about the poor quality of construction eventhough the builder has in writing given us that the construction work is done by none other than L&T. It is high time that you should enlighten us with your valuable observations and quality guidance.

Greetings. Nice to see you here also. My budget range is 40L and I see 2BHK in Sunworth exactly fits my budget. My urgent concerns:

1. Resale value and rental returns of this as per the latest Bengaluru trends.
2. Vrishabhati river which everyone is talking about. Recently I visited the site, and I could feel the foul smell atleast by a distance of 100ft.
3. Since it is BDA approved, so Cauvery water provision can be dreamt of ?
4. Most importantly, when all of the apartments in all the towers are occupied, don’t you think it will be a heavily crowded area and in turn whatever amenities are being provided, will be sufficient to
cater the needs of such heavy demography in a single campus area?
5. Are they planning for any safe drinking water to the residents which is not mentioned in the agreement?

I’m bit confused between a 2_BHK flat in ‘MJR Clique Hydra’ (Electronic city phase-1) and a 3_BHK flat in ‘Provident Sunworth’. I’m looking at the prospect of staying and investment purpose as well. Dear Mr Harish,
I have booked two flats for my children in Sunworth and paying the part payments promptly. I received a Govt approval copy (scan) in Kannada from Provident. Since I could not read Kannada, I requested an English Transcript or Extract translated by their own lawyers, not from govt. Just for safety sake (post Campa cola appt – Mumbai effect) . The provident guys are refusing & non receptive. As a buyer, I think it is well with in my rights to ask for such a translation from Provident. Please confirm my views. Can I take this to legal forum if they refuse further ? Thanks Kris

I visited the project and found that the location is good. I am working at Whitefield. I know I cannot commute from here. But thought as an investment.
I have few questions.
1. Is it worth considering buying.
2. They’ve offered rates which seems to be hyped according to me. Yesterday I got different sheet and today I see an increase of INR 100. How is it possible.
3. They say lower floors are are all sold. And gave costing for 6th floor. I want lower floors for reasons of my parents.
I am confused please suggest.

I have shortlisted a few apartments in south Bangalore and i have a dilemna between this one and Nitesh British Columbia. I would like to know with respect to location,quality of builders and apartments, amenities offered and lastly also every day accesibility to the IT offices near Maratahalli. I am looking at these apartments as a place to live in, lets say 4-5 years later. In terms of appreciation it seems both would be quite similar if not equal.

Hi,

I have booked a 2BHK at Phase 1 in Provident Sunworth. I was concerned with the vrishabhavati river flowing to the south of the site.

The distance between the river and Building is good enough to avoid a stench issue (mostly in summers). There is a proposal too of getting it cleaned but wouldnt count much on it.

But just to make sure there would be no problem. I would suggest that you prefer the north or east facing flats

Hi harish, I had been to site and its far located from the drain, I measured the distanced from nearest point of nala to project site and it was coming nearly 500mts using google earth. it quite far to have any impact.
