As of today, both purva and L&T raintree olivia costs same, which is the best option ?
Mainly considering for self use, but may go for resale if moving abroad in 2 to 3 years.

Dear Harish,

I enquired regarding the UDS for a 3 BHK apartment here and I was told that the agreement will only mention ‘proportionate undivided interest in common areas of the project’ which implies UDS and the exact UDS will be decided by the society when formed. I was also told that this is common practice now and builders don’t declare UDS now after RERD.
Is it ok to purchase an apartment here without knowing the exact UDS? When the agreement just mentions ‘Proportionate undivided interest in the common areas of the project’.

At Purva atmosphere they do not declare the UDS for the apartments. I was told this is a common practice not and the UDS will be decided by the society when formed. Is this true and is it fine to buy an apartment without knowing the UDS?

Currently my aim is for investment but in future I might use the property for self-use as well. Also, what rental income could I expect from each project?

Dear Harish,

I hope you’re well and staying safe. I am quite interested in investing in Purva Atmosphere for self-use, but the long possession date makes me hesitant. Also, my thought is that if I do book a 3BHK there at the high costs that they are charging from right now itself, will I get a good appreciation by 2025, when the possession actually happens. What do you think will the appreciation rates be like for this project in 2025?


Possession is March 2025. With past experience, I would say a minimum of 2 years to complete the project post the date mentioned in all aspects. In Karnataka builder’s responsibility gets over after registration for which they will charge you a legal charge which is indicative and can vary at the time of possession. The builder will not do the Khata and meter transfer for you. You will have to run around for Khata and meter transfers yourselves. Some builders will help you with this by taking additional payment apart from the legal charge.
The Maintenance Deposit will be deducted from the date the OC is received irrespective of you taking possession of your flat though all the amenities are completed or not. There will be a withholding charge every month if you will not take possession of the apartment on a general intimation by mail. They will address you individually for all payments receivables and for possession they will send a general mail to all the buyers. BWSSB & BESCOM Charges are indicative and expect it to be more than double at the time of possession.
Investment in Under Construction Projects is a loss if buying for own use go for ready property and negotiate a discount.
You will have to pay GST for Under construction projects and Ready projects do not have GST which is saving.
See your flat and buy in a ready project
you will have to Imagine your flat and buy in an under-construction project ( don’t go by the mock apartment)

Just have a check on Road condition before investing in this or any of the Thanisandra Main Road. Daily there are around 3-4 accide ts. Residents are frustrated with paying high circle rate , Property Taxes and getting this in return: DO NOT INVEST IN NORTH BANGALORE!
