Hi Harish, which would be a better option Salarpuria Divinity or Purva Sunflower. 2 BHK is costing almost same price in both the projects. Looking for self use in the short run and may sell it off few years down the line.

2. Prestige Falcon city (2 BHK, cost is about 7 lakhs more than Divinity)
3. Concorde Nappa Valley ( villa, cost is about 2 lakhs more than Falcon City).

The vrishabawathi river channel is quite a distance away from the project/building footprint and is as per the norms of NGT so need not to worry you can consider this project and suggest you to choose on higher floors to avoid any kind of discomfort
Mr. Harish. Sorry to say this, this review is not at all correct. The edge of the property is sticking to Vrishabavathi river which is not any ordinary sewage or a small one, it is a main sewage /rajakaluve. We have visited the property and we are also well aware of the area. If people book a flat which is far away from the entrance, all the balconies facing opposite entrance will have the view of the Vrishabavathi only which is a main cause of concern when it comes to renting the property or sellling it off. Salarpuria is a A lister builder and we pay huge amount just for the facilities they offer. A buyer should evaluate all these before investing and not just look into the brand value. Also, comparing Melody with divinity is again a big mistake. Melody is at a distance from the Vrishabhavathi and Divinity sticks to the Vrsihabhavathi. Melody buyers would not experience any discomfort at all for the same reason. At times, there is severe froth due to the effluents on the sewage which will splash for a height considering this to be a Rajakaluve. Best way to verify what I am telling is to visit the property from the back side road from the exit of the NICE road on the PES college side which will directly lead you to this.

There is a ;ot of confusion w.r.t Vrishabhavathi Drain next to divinity. Is the distance adequate since i believe new regulations relted to rivers/lakes have come in Bangalore.
As per the plan and the documents shared by the builder, I see that the property does not belong to questionable area with respect to nala/lakes.

Hi Harish, I’m looking for a 2 BHK around Mysore Road (main road ) vicinity and have looked into Salarpuria Divinity ( when compared to Pride Enchanta, Birla Aspire and Prestige Temple bells) . My requirement is not immediate and can wait upto 2 years. Is Divinity a good choice ? Few of my concerns – Plan approval yet to come , JV on the Land ( heard some political involved) , Sewage running behind the project and more over the time of completion . Currently they are quoting at 5100 per sq ft – is it good to invest and what would be my returns at the end of the project or rent for a 2BHK (1209 sq ft) ?
