We have purchased Sobha Palladian 3 BHK (1972 sq ft). we had booked around April 2016.
What is the current resale price in case we want to sell it? Cleared the payment , handover is happening..

Hi Veena, have you retained the unit and moved in? If so, Please let me know how you like the stay there. We are considering a resale unit there but a bit worried about the loud noise from the test flights and the drain next door (read huge mosquito problem). Any comment from anyone who is a resident there is welcome! Thanks!


What about jet flight noise at yemalur, i heard from my friends in CGI the noise is very loud


HI Harish , I am also interested in buying apartment near Old airport road and Sobha is one of the good project that we have come across , but as said their current price is 9015 sq/ft which is way high considering the location . Would it give the ROI even after 5 years at this price ? What are the other projects in this area ?


I visited Sobha Palladian yesterday. Based on reviews from various folks on this site as well as propview etc. I am really surprised at what builders are charging for what they are offering in terms of quality of life. Unless one wants to lock their windows and doors — to avoid the noise of the frequent planes going so closer over your head at the HAL aerodrome and don’t want to smell fresh air — thanks the smell of the nallah..The nallah is actually a storm overflow drain from Doddanekundi lake up further north flowing into Bellandur lake. Sobha guy said they are working with BBMP to put a cover — well that will take 10 years. Considering how all the lakes get illegal sewage dump, I am 100% sure that communities along this drain will also be dumping stuff into this drain. Near the Mindtree campus on Mysore road, what looks like a sewage drain,turned out it was a once beautiful Vrishabhavati River. And this river (now a drain) did overflow in heavy rains and broke the side wall/embankement flooding the SEZ site. So both Sobha Palladian and Divyasree Projects are in very bad shaky ground — literally. And such is the sad state of our scarce water resources in context of urbanisation. Builders and investors together are spoiling this city for greed.

ive been mulling on sobha palladian vs 77 east for sometime now. though my budget is 2cr Im willing to stretch if there is the risk unsure if sobha will fetch a good return / rent. plz can u comment. also the rain water stream right behind the flat ia it of concern. is there any other good builder offering 4bhk super luxury like sobha ard there ??? im suprised with the price on sobha palladian..

Huh! i agree that shobha has got a brand name but apartments are not worth 2 crores….one could easily get a villa at such a price…in koramangala or HSR layout.

I find the plan for this sobha project to be too cramped and pricing much higher than what’s justified. Divyasree’s development next door is much more spacious, spread out and relatively attractively priced.



What is the potential you see for Sobha Palladian to appreciate over a few years? Would this area show development in the long run? What is your opinon on the current price point of 8216/Sq ft?

I have a budget of <1Cr and looking forward for a residential land or Independent house/villa…please suggest us some good options…our preference is J.P Nagar , Jayanagar, Whitefield, or Tumur road. We are not getting any good residential plot or independent house in this budget. Appreciate if you can guide us which locality to proceed further with. Thanks in advance
