We are planning to book a 500 sft space on 17th floor which is top floor and west facing, above it is cafeteria as per the plan. Thats the only availability we got for Total env team.
However we’ve couple of queries, request you to please help us out:
– Hows the future from 15-20 years perspective to keep this property and in general for workcations?
– For the moment they are mentioning that Mar 2023 onwards for 3 years you can expect a rent of 35000Rs/month and no maintenance for 3 years after that maintenance would be around 3000/month, is it feasible once the 3 year period is over to get the tenants there?
– If we have to sell the space back how we can do that? Will it be sold like a commercial space e.g. office etc?
– In RERA plan documents there is no mention about the commercial area on Karnataka government website so we are confused whether it’s approved or not?

If you have already booked, we can connect. I have already invested in it. Coming to the location in the building, it does not really matter, since total income will be distributed equally across all the investor. So in the case if 17th floor wont get the tenant and 16th floor had the tenant. You will get equal rent as the other investor irrespective of the floor you have booked.
I have heard the same that there are only 5-6 units left. but don’t really know if it is just sale strategy or real thing. I will let Harish sir to answer for the above queries.

Workcation dose not have separate RERA as its part of Pursuit of Radical Rhapsody & We call it as “Cash Cow” when it comes to Investing in Commercial spaces offered by Grade A Builders. Usually most of the Commercial Spaces offered by Grade A Developers are purchased & leased out by Investment Bankers / Private Equality Firms. Builders rarely open opportunity for retail investors; Considering the location & Specs its an easy job for Developer to get tenants for the commercial space. So, need not to worry much about the future yields as ROI is almost guaranteed & in-terms of selling the space its similar like selling commercial space, you need to inform builder about the new purchaser and execute the agreement. Builder will help you in paper works

How promising does it look like for investment purpose ? Heard there was huge discount on prelaunch for the commercial space. I have not seen other builder like Brigade selling any workspace. So it is just Total Environment which is selling there only Commercial Space Tower.
Is there some financial crisis for Total Environment because of which they have to launch this project at so competitive price to gather some fund ?
Have not heard a lot about Total Environment but seen their apartments and villas, I like it a lot but very expensive.
Also I was confused between investment in apartment on similar budget apartment like “Brigade Eldorado, Godrej Royal Woods, Prestige Finsbury Park and recent launch Adarsh Green” v/s “commercial space like Total Environment Workcation”.
What do you suggest ? Which one is better investment ? I am not looking for personal use, but pure investment.
