Thanks for the inputs and advise you put through. I have shortlisted this property but still have some factors in mind that i am evaluating. It would be great if you can add your inputs to few listed below –
1. This is Arvind’s 2nd project in bangalore. How is the reputation of this builder in terms of delivery, not deviating from project plan, providing OC on time etc.
2. Is the price worth for the 2bhk size they are offering. Lot is been added for amenities. 12% GST is such a burden i see in under construction project. It will get completed in next 2 years. And i don’t see price to appreciate that high as much as GSt we will pay now. Certainly availability of units will be concern but price and relative appreciation is still a big factor for me to consider.
3. Sales guys says all papers are clean and i need to get it verified. But are they okay?
4. When kaveri and sewage lines will come up in this area?
5. Any other alternative compared to this project you would recommend in north/east bangalore (10km manyata teck park radius)

I observed open area in this project is only 26% . Seems its very less as being high rise, normally high rises give open area of min of 60% in land of around 4.5 Acres..

Please suggest your opinion.


I strongly recommend this project due its proximity, amenities, quality of construction, rate and anticipated appreciation.

The property is very close to railway tracks. I have been to the site and luckily I could notice the train passing by. Vibration and train horn is unavoidable and can be headache if trains are scheduled at night although builders are promising noise free windows or something but closing the windows and all will be a job altogther.

Property i saw and bought. The railway track is not a busy line at all. I don’t think this is a issue. Property is good located and full of amenities and greens. i liked the location and moreover the brand and competitive price.

It is not a very busy railway line. Moreover club, park and other amenities are designed towards track and buildings are also designed appropriately. Not much of disturbance due to rail movement is anticipated. The site is in very good location and residential area. I recommend strongly

Skylands would be good bet as price is good and approval has already been obtained by builder. Good brand. you must go for it.

Apple has signed 50,000 sft just a km ..future is vertical. I have booked 2 bhk it’s good for investment.

Harish – How does Arvind Sky Lands fare in the comparison of SBU area to carpet area vis-a-vis other builders? I was told it is a 72% of carpet space. Is that a good percentage?
