Hi, we visited the Assetz 63 East today and liked the property but there are some disturbing allegations from the buyers that are scary. We also liked Godrej Park Retreat but again have gotten mixed reviews. Please help us. Which one between Godrej Park Retreat Phase 2 and Assetz 63 is better? Any other suggestions would be helpful as well.

Hi Subhayu, I have visited the Assetz 63 degree east and booked a flat last month. It walking distance to Harvest school where my kids study as well as my work place. I would personally recommend this project as it is the first time that a brand like Assetz is catering to the middle class incomes, and yet providing the same high end specifications as I had seen in their previous developments.

Assetz has been following illegal practices in its all projects. Sold land of east point project to adarsh developer despite disagreement and objection from buyers. In Lumos it took charges of 2 parking and giving mechanical parking one above another. Better to stay away from it.


Assetz is a cheat and shameless builder, they illegally sold 5400 sqft of their east point project to another builder Adarsh few weeks back without asking the buyers and is defiant when buyers objected. Stay away from this rat.


Even though Builder is reputed still it is worth to evaluate below thing before going ahead for booking ( very before to actual Agreement), Check for below things in written

– Cancellation charges (Before & after Agreement)

– Resale Charges

– Don’t be in pray of Agents who can tell it is last flat available and so many customers are asking for it :)

– Wait till this project get registered with real estate regulatory authority Karnataka (RERA) to protect yourself and your hard earned money specially in case of Project gets delayed or cancelled

– Read all the agreement copy and approvals very carefully

– Evaluate all offers/freebies offered by Agents with actual price in offered in current market/ vendor.. :)

– Payment schedule and late payment charges etc..


Please do proper due diligence with this project. I am an owner of East Point, already there is a shocking news for the owners, as they have done some deal with Adarsh in the name of easement right by giving away ~5500 sqft of land from the East Point site. They have concealed this deal, and only informed to customers only when people started protesting when there was a road being constructed by Adarsh on the southern boundary of East Point.


Pathy is one of disappointed buyer like me. Do not buy anything under construction from Assetz, they are fraud and a C grade builder.

Hi Nikhil, Assetz 63 Degree East is an ongoing project which offers 1,2 and 3 bhk apartments with size ranging from 685 sqft to 1349 sqft. This is a project by Assetz Lifestyle.. The project is spread over 17.75 acres and there will be a total of 1608 units. This is their 1st mid segment venture. They have other premium projects like Marq, East point,Lumos etc. in Bangalore. And I guess being a reputed builder they will defnitely keep there promises.

Assetz has already messed up their first project EastPoint by doing illegal deal with Adarsh. Same is the story for Lumos. 27 park avenue is not developed by assetz just bought from other builder to put their name plate so that they can easily fool new customers. My advice to stay away, better to buy from local builders then assetz.

Hi Sukumar, I own a 3BHK in East point and have been notified by Assetz Team that due to the non availblity of specialised labour for ongoing activities and the handover would be done by October 2016 . Understandable such delays happen with the size of the project. However i feel quality of the project is really good. Also, they have been helpful and accepted lot of changes customers have asked for. As i understand from them they are starting to wood work handover of block A from next week.


Dear CRM team stop fooling prospective buyers by commenting as owners in various post. @Buyers: Assetz has build a reputation of cheating and corner cutting in their projects. They are not a A class builder just fooling you by their marketing. Talk to actual buyer in one of their project to know the reality.

Hi Guddu, I have visited the Assetz 63 degree east and booked a flat last month. The construction work is yet to start . It’s a well planned development and a good choice of investment as its located very close to the upcoming RGA Tech park. Some good educational institutions around as well. I have also noticed considerable growth and progress which will make this location more convenient for people in the next 2-3 years.  This is their 1st mid segment venture. Sameer is a Assetz person posing himself as owner, there are many such post by Assetz people in various forums. Talk to buyers in their other projects to know real picture or identify real post from owners. I m buyer in East Point, my advise is to look elsewhere.

Assetz has further delayed their East Point Project delivery date to its owners.
They have been committing June 2016 as the possession date, and couple of days back the news came as a surprise. Until last week CRM team has been committing that the project was on track and it would be delivered by June end. They have now further pushed the dates to October 2016. They have removed the June date which was shown as AD on their East Point websites. Looking at the construction site, even Oct could be a false promise. New buyers should look at the final product at Assetz East Point to know the quality, project delivery lines, commitment from the builder before taking up any apartments from them in Marq , 63degree east etc.

I visited the site today. Block C is under construction and Block D construction is going to start soon. How an apartment from Block A is handed over to you?


Drove today via doddakkennalli road(very narrow patchy road) to 63* site. Horrible approach road and project is literally in no man’s land. Got frustrated by then, returned from entrance without visiting the marketing office.
Then drove back to sarjapur road via kodathu and this road is bearly 20ft wide and found absolutely no commercial spaces on the entire streach.

Overall not with investment or for living.
On the way back, saw ahad euphoria, lot better location comparison to 63*.

Relastste all about location. Not sure why this was give 4 stars!

Hi Manju, The roads have been partially developed by the builder itself. Assetz properties is in talks about the proposed 100 feet road. Once this falls in place, it will be easy fro commutters to travel. Also, the upcoming RGA tech park is a positive aspect in this area which will eventually lead to good commercial developments. By looking into all these positive aspects, 63 degree East is definitely a good choice to consider when investing.

4 star is manufactured by Assetz people, they are just marketing no substance. Will take 95% money in one year, then 3 year wait for possession. Talk to buyers in Lumos and East point, read forums related to these projects. I even got to know they gave land of east point to other builder to construct road thus reducing overall area of the project.


This is not a project from Assetz that we know, this is some new builder Assetz Lifestyle
