Where is LakeFront located in East Bangalore?
The Apartment project is located in Whitefield area. It is located right beside SAP Labs Campus and is a very well developed area.
Has anyone bought a flat on 11th floor or higher in any block? I checked the partial OC provided for Amber block is only till 10th floor. Would it be advisable to book on higher floors before a regular OC is provided?

Which would you suggest between at 3bkh @ Brigade Lakefront vs Brigade Metropolis? Assuming that there is no difference in price for the same floor space.
The former is under construction and handover will start in Feb 2018.
While Brigade metropolis is an 8-9year old well-established community.
How long will these high rise apartments last?
What is their life?
How long will it be before the appreciation of such high rises slow down (due to age and relatively older styles of construction)?

As per our view, it would be better to opt new project i.e. Brigade Lakefront reason latest specifications with improved construction technology matters when compared to older projects, but yes if your concern is not no the investment range then new project would be good.
Appx the durability of the apartments (not the structure of the building) would be in the range 70-80 years (considered the specification in the structure like Flooring tiles, windows, lifts, aluminium panels, sewage pipes etc..)
Appreciation of the land / location increases on continual basis where as the building value decreases over the period of time may be from 10th year of the building construction onwards. (this is purely because of latest innovation in the construction technology)
I am taking advice from a lawyer as well on this property and we are still working on if for verification. As of now we came to know that the land was allotted for industrial purpose but Brigade has converted it into residential land.This goes through various legal process but we were unable to find any supporting document. Has anyone gone for legal verification for this property ? Are there any issue with it ?

All the mentioned projects are at strategic locations to IT tech Parks and shall provide with almost the same rental and appreciation value on your investment. However, suggest you to choose the projects based on your investment criteria whether to look for an early possession or late possession. If early, then consider Prestige Ivy Terraces if not Brigade Lakefront.

We are looking for a 3 BHK apartment in whitefield area…Have seen some availability in Bridage lakefront . The property looks good but I am bit concerned on the following aspects – CDP road , pollution due to Graphite factory and if any lake encroachement is there.
Also if you can pls share your views on Godrej United and if that is a better option than Brigade Lakefront.

Brigade Lakefront is good option, as discussed in earlier thread, The project is not impacted by Raja Kaluve or lake encroachment & Pertaining to CDP issue – implementation of the same could be bit challenging as the CDP road passes through the lake as well, so cannot be determined as of now., and the zone is coming under residential area, so in future chances of relocating of the graphite factory might happen.
Godrej united is also good to opt for. only the difference would be possession period. Brigade Lakefront possession is earlier when compared to godrej united.
The CDP is definitely a concern to the buyers. I was about to invest, but held myself because of this particular fact. I also understand from other buyers that that Brigade has clarified that the project is not impacted by the Raja Kaluve or by lake encroachment, however Brigade is unable to provide a satisfactory response on the CDP. A portion of land has been relinquished to BDA (it’s the same place where they are showing Tennis court and other play area). If BDA decides to use this land for any other developmental use, the fate of these is better known to all of us. I feel that Republic of Whitefield will be a safe bet, considering these factors. It’s priced low, compared the Lakefront. The only disadvantage is that it’s comparatively far from the main road and approach to bus stand.

How is Brigade Lakefront placed with respect to the recent demolition chaos started by BBMP (Storm Water Drainage, Lake encroachments). I also understand that there is a CDP road that can get created by BDA which can affect the property amenities. What’s your thought on that?

The CDP issue mentioned by you still holds good and Brigade keeps silent about this to it’s customers. I have opted out of this investment, and going for another project in the same area. The CDP land is handed over to BDA and the same passes through Amber Block and Club house. I am not sure of the fate of the amenities that comes on the way of CDP.

Hence can’t comment right now. However suggest you to get vetted the legal papers with your lawyer and get opinion and be self satisfactory on the future developments of the project.

Its a temporary issue. Because , KSPCB has issued notice to Graphite India on the pollution factor. 75 % of carbon omission has come down. Besides, KIDBA & Graphite India are working together to relocate the unit.
