They are already RERA registered. But got to know that Commencement Certificate is still not received by this project, they are trying to get CC from last year.

i am actually confused between godrej air and godrej united. Which one would you suggest? Have been reading a lot of negative reviews on godrej united. For godrej united, i have almost finalised on 2.5bhk. However, i am just worried that the promoter is actually united oxygen. Will this have any impact on quality of construction etc.?? timelines? greenery??
However, going through your website, i am planning to see habitat eden heights and dnr casablanca.
Also, am looking for similar projects in mahadevpura, hoodi area? Any equivalent projects that you can suggest? in 1.2C range? Projects ongoing which are getting completed by 2019-21?

We are looking to buy an apartment near to Bagmane Technology Center, Mahadevapura and also Prestige Tech Park. We are debating between DNR Casblanca and Godrej Air projects. Can you please share your thoughts on which would be better w.r.t to investment and which is better for stay ? Also, we would want to know how to assess construction quality for prelaunch projects ? We do not want to run into seepage or other issues for at least 10 years.

Firstly, both the projects are good for investments. But when comes to livability seems Godrej Air makes a wise decision because of its upcoming metro connectivity and brand. Also, as per your comparison, the next criteria would be your availability of choice of units as per your preference matters, so suggest you to go with the one which suits to your requirement and budget range.
For assessing of construction quality for prelaunch projects you can check with their completed projects for eg. for DNR, you can visit DNR atmosphere project; as per our view, the projects from DNR are satisfactory.

I have shortlisted Godrej Air (2.5 bhk) and Prestige Song of the South (3 bhk) as the 2 options. I am unable to decide between them. Can you let me know which you think would be a wiser choice considering traffic,accessibility,amenities (both are similar, but more houses in prestige when compared to godrej, so probably the amenities listed will always be crowded for prestige. Not sure though!), transport facilities and development in the area ?

Godrej Air would make wise decision if compared between Air & PSS, because the location of the project is good as it is very close to ITPL and connectivity wise also makes good choice because of upcoming metro terminus opposite to the project and interms of appreciation godrej air will be at competitive edge than PSS in the long run

I am looking for 3 BHK for self use. Based on my budget, I have shortlisted 2 properties namely Godrej Air and Rohan Iksha. I am little concerned about Godrej Air as it is more prone to traffic congestion than Rohan Iksha. Secondly, I think possession of Godrej Air will be only in 2021 or so. On the flip side, I am not sure if Rohan is a good builder to consider although the location has good access to many schools and ORR. Does Rohan Iksha have good specs? Based on your experience, Please advise.

What’s your take on a ready to move-in 2BHK resale at Adarsh Palm Retreat (with immediate rental income of 30+ K) of 1320 sft @ 7200 INR all incl. vs the Godrej Air 2BHK large of 1196 sft @ almost same price perhaps little higher with possible possession only after 4-5 years.
Specially in terms of appreciation, I don’t think there will be huge appreciation @ Adarsh given it’s already completed with OC and not sure if any possibilities for major advancements like Metro, new malls etc in that area however there are quite a few office space projects still under progress and few new projects may come up like WIP Embassy Tech park.
At the same time reading your post below I don’t think Godrej Air is also a good bet for investment if it’s only expected to fetch around 10% return by the time of possession if I would like to resell. Not sure how much price advantage it will have with the vicinity of Metro and the fetch for Godrej Air.
I’m looking purely from investment perspective at Godrej where as Adarsh it will be for self use for an year or so and then rental afterwards.

No Doubt, Adarsh Palm Retreat can be considered because it is one of the suited project which is surrounded by all major IT companies and location also place important role; need not to get so much concern, if you are getting an option in adarsh, you can opt the same. The choice depends on the location because godrej air is in whitefield and make worth if anybody looking in that part of area.

I just calculated the price that Godrej Air is quoting today. All inclusive price, including amenities, car park, GST, PLC charges, Floor Raise Charges is coming around Rs.7295/- psf for a flat in 10th floor. I extrapolated the slab wise payment pattern they gave and calculated my interest cost at 8.5% p.a. (For example if I’m paying 10 lacs today, I’m calculating the interest for 48 months, if the 2nd installment is say Jan 2018 then I’m calculating the interest for 44 months for the 2nd installment ….). If I do that way, by 2021 September the all inclusive price paid would come around Rs.8765/- psf.
Assuming by the time of possession, if the prices escalate to that level, then my investment is worth it! What is your outlook on price psf in that area in the next 4 years based on your vast experience. Please advice.

The current base price is Rs. 5600 & 5700 psft, and yes if you go by the complete package it would cost you more; which is appx 25-30% additional charges and is same with almost all the developers; So need not to get concerned with the package price.
And mainly if you are looking for investment then there are other projects to be looked upon, here ( with godrej air) the demand for this project is more because of its brand. And as per your calculation, you would get the minimal return of 8 to 10% on your investment at the time of possession holistically.
Considering current base price of Rs. 5600 psft and appx CAGR of 8% (simple interest) then your resale base price at the time of possession would be appx 7300 + psft onwards

They are quoting 93lacs for 1430 sq ft area. Is this reasonable for a prelaunch.
Second will a metro station just in front will have a disadvantage like noice , may be possible railway vrossing or huge station structure just in front of main gate

The location holds the rate and more over the demand for the project has got good tractions hence the rate is bit high and however the surrounding locality projects has almost similar pricing.
And regarding the metro terminus, it is of personal choice of customers so we cannot comment on the same

The sales guys from Godrej told me that I need to deposit 1 lakh rupees inorder to get an allotment. If I dont like the apartment allotted, they will return the 1 lakh. Is this normal for builders to demand 1 lakh rupees to even confirm allotting an apartment?

As far we have noticed, there is huge demand for this project hence the builder is going as per the KYC with cheque confirmation; However regarding if incase of cancellation it is always better to take written communication confirmation on refund process from the builder Or you can provide them the Post dated cheque

1. As far as we know, it was the land belong to vizag steel and it is bought ( Out rate Purchase) by godrej management; so need not to worry the property shall be clear and will not be similar to godrej united project.
2. It is RERA approved project, so all the related information on approvals will be made available on RERA website (as per the Notification issued by RERA body) and as of now, Development Plan approval from BDA and Building Plan approval from BBMP have been obtained
3. Price is not yet disclosed, and the same shall be revealed soon (may be between appx Rs. 5700 psft to Rs 6000 psft and which is not accurate)
