Positives aside, I have queries.
1. What would you say could be realistically expected of appreciation in the next ten years.
2. In such gated communities, each owner has an opinion as to how to use their land. How is their construction/land use regulated?
3. I am interested only in investment. What kind of time frame should I look at for keeping this land?
4. If I bought it, could I install solar panels and send energy into the grid even though the land is not being used for anything else? Afterall, if I made a house on this land I’d still install solar panels on top of it.
5. Is it possible for maintenance of this land to be done by the builder as part of maintenance expenses?
6. If I buy two adjoining plots, can I use it at one single big plot?

Thanks for your feedback. Minimum projected appreciation in next 10 yrs would be 90 – 100 %. Construction of villas has to approved by BIAAPA and they will act as regulatory body. For Better ROI you should hold the plot for at least 7 yrs. You cant use any energy sources for commercial purpose at residential zone. Builder will maintain the community for certain period there after its association job. Yes, You can use 2 adjoining plots as one single only after Katha amalgamation.
