just wanted to check with your regards to club membership charges.

Firstly, the builder says that the club and other amenities will not be handed over to the society and will remain under their control.

Secondly, along with club membership charges collected at the time of purchase, the builder will also collect an annual charges of Rs 8k-9k for using the amenities and they have the right to increase these annual charges at their discretion.

Would you have knowledge about the same? Please let me know.

I have lived near Hebbal Lake for almost 5 years now and the Hiranandani projects are very close to my current home. Since I love the area and have been planning to buy a house of my own, these projects seem like a tempting place to invest in. Just yesterday I took a tour through the property and the units look beautiful. The surrounding area is wonderful too and amenities on offer a great. I am hoping to invest in a 2 BHK here, so I can live with my parents comfortably; my current home is a 1 BHK so sleeping on the living room couch every night.

After seeing so many projects, I finally booked an apartment in the Glen gate project in Hebbal area, Bangalore. I am quite well versed with Hebbal and its surrounding. There are a number of impressive constructions in this area, Glen Gate is one of them. The area nearby is in proximity to the Hebbal Lake, and thus offers bewitching views of the lake and the green surroundings nearby. I have been checking out luxury apartments in Bangalore city since a while. I finally found my dream apartment in Glen Gate by Hiranandani. I was amazed to see so many amenities offered. There is a three level car parking space. The windows are large enough to give ample light and ventilation. Besides this, there is a convenience store, covered swimming pool, badminton court, gym with aerobics, squash court, day care center, water bodies and landscape. I have a good feeling about this project.

I just explored Glen Gate apartments by House of Hiranandani and I must say that I am really impressed with all the amenities offered. They have a 24/7 video surveillance for safety, which is of foremost importance to me. Also, they offer a convenience store, squash court, billiards and snooker pool, day care center, covered snooker pool, gym with aerobics and water bodies. The home automation amenity is also great. One added benefit is that the surrounding location is peaceful and tranquil. I have shortlisted this project. I am waiting for my family to have a look at it once.

You are informing that all approvals are in place, but go through the DSK brought allotted land, Indian express 22nd feb 2014 rubbish your claim. When asked about link documents at Hirnandani office there is no response and we had paid token advance. Kindly let us know the true fact.

I follow your reviews and it is very helpful. I am planning to invest on a 1 BHK. I would rent it our for sometime and then occupy myself 10 years after my retirement. Being and NRI, I am not very familiar with Bangalore. My primary requirement is a very good connectivity to the CBD.( both road and metro). I like places like Malleswaram with an old Bangalore charm and budget is strictly below 50L. Can you suggest me the best possible options available for me right now? Thank you in advance.

Hi Harish, I’m looking at HoH Glen Classic from investment standpoint. Are you going to review it separately? Their base price as of now seems to be 6100 psft. Is it correctly priced/overpriced and is it going to increase shortly in line with Glen Gate? Also, what is the expected completion date for Glen Classic. Lastly if I invest in an 1BHK at Glen Classic, does that same YoY appreciation probability as 2 and 3 BHK apartments?

Hi Harish, Thanks for your advice, comments. After a lot of thought and some looking around in the area, I did not go for Hiranandani Glengate. I am not sure my reasoning was correct, but I felt the Hiranandani project even at 5700 with a project delivery date of end 2017 is overpriced, regadless how good the quality is. Kolte Patil Whispering Meadows “ready to move” property seems to be at 5K in its vicinity. Also, all properties closer to Manyata tech park and on Bellary Road seemed to be better located and priced compared to Hiranandani. I also saw in reply to some individual, you mentioned that Hiranandani was in the wrong location, not sure what you meant by that comment though. Do you think Hiranandani is overpriced at 5700?

Dear Harish, I am inclined to purchase a 3BHK apartment at Glen Gate, Devinagar Hebbal by Hiranandani. The objective of purchase would primarily be to reside and perhaps also view same as long term investment. I am not quite sure whether all statuatory approvals have been secured by the builder. Also as I have not visited this site (being an NRI) I am not aware of the surroundings around this complex. The quoted price is around Rs 1.3 crores with possession end 2017. I shall be grateful if you could advise me whether this would be a wise investment

Hello Harish,

I am interested purely in investment and HoH is offering an upfront discount of 300psft along with an assurance that price will be increasing by ~1,000psft post the launch after 31st May’14 (also mentioned on Homznspace) for Glengate project. I’m confused b/w Glengate and Queens Gate as you have highly recommended both of them. With Queens Gate, I believe HoH is running a easy payment scheme (20% booking amount followed by 10% in 2 months and 20 EMI’s of 3.5%). Also, would appreciate if you can compare roi for the above 2 projects vis-a-vis Pashmina Waterfront (I’m considering that as there also builder is offering a good payment option of 20% down payment with rest on possession and builder bears the interest cost for 80% loan during ocnstruction period). Your inputs are highly appreciated.

They are offering 300 Rs discount on current list price which is 6150.. which means effectively it would be 5850. They are promising increase of Rs 1000 by 31st May. Is this a good deal from investment point of view ? Please guide! Thanks!

Hiranandani Bannerghatta project was delayed, had land litigation issues. Its Electronic city project (Ashford) was scrapped after taking investor money.

Are you sure this will be started and completed on time? They say possession is post 2017, which is way too long for a developer with bad reputation in bangalore.

Have you also considered GCORP’s ‘The Icon’? it’s located adjacent to manyata tech park in north bangalore with superior quality of construction in previous projects, very good configuration and unit layout. I have a unit booked after considering other projects in north blr.
