I want to buy a 2 BHK in Bhartiya city. I am confused whether to buy in phase1 (re-sale) or 2. Phase 1 is ready to move with the same price as phase 2 which will be delivered in 2022. Whereas phase 2 is more spacious with more amenities.

Had a look at Nikko Homes Bharatiya city yesterday for 1st time. My take on this – not worth investing. Ph1. So many units jam packed into a small area. Clustrophobic . Not good for living. Location also very inside and not much activity around. It will be a wasted investment. Forget about any appreciation. One will have to sell at loss only. If someone is working nearby and feels convenient to go to work and is very keen on this project then fair value for a 1700 sft 3bhk (ready to move) would be max- 65-68 lacs all inclusive.
Personally, I would request potential buyers to go stand in the patio in one of the top floor.
Challenge you – You will feel like you are standing in a parachute. And god forbid, without retrospecting ,if you do purchase, you will not be able to use much of the outdoor.

Hi Harish, I read on Facebook and other forums that the number of elevators per tower (three elevators) in Phase 2 is insufficient. Someone quoted an article which I believe says one elevator for every 45,000 sq ft. which implies Phase 2 needs nine elevators per tower. I am not sure how authentic that source is. However, is elevators a real concern especially for apartments on higher floors (15+)?

Yes to some extent it is right; but which “make” of elevator used will make a difference; For phase I the elevator used is of Mistubishi brand and which is of high speed elevators with good durability. And more over, if more number of elevators are used then your carpet efficiency shall come down, hence the design made by the architect would sufficiently planned and managed accordingly.

However I am confused between the idea of investing on a plot or an apartment in the same locality. Although this project appears to be very catchy and fancy, I am not very sure if apartments in general really appreciate considering a total time span for investment for ~10 years. 1. Every builder takes land cost and building cost in sft calculation. With low UDS, price should be less.
2. Low UDS mean, more flats – more pepole living per sqm.
3. And in many cases builder keeps hold on portion of land share and comes up with construction at later stage on seeing appreciation.
i already won a apartment in white-filed of 300+ flats with UDS of 35%.. And see similar with other builders in this area.
Phase 1. Price might go up in couple of months. May be around 7500 to 9500.
Many projects are coming in thanisandra. It will better than koramangala.
All, I sent all the questions posed above in the forum to Bcity and they have responded back with convincing answers. I’m sure many of you would have sent as well and I guess you would have got the response back. So far, I’m finding a very reasonable team who is responding to all the queries promptly. I have dealt with many other builders, but I find bcity very professional until this point.. I think we should be ok..Any other thoughts here ??

Certainly this would be good buy., Rs. 4810 psft is the current base price, and 30 – 35k rental yield can be expected for bare shell. You can consider investing in this project.
They just revised the price to 4870.
Its not revision. It’s the price they are quoting for the remaining towers they launched on 5th Oct. Units in other towers are up for sale with price 4810/sqft. I recently booked my unit in the new towers they launched.
That was an info. Why do you think the new towers are priced different than old ones ??
delivery time could be one of the factors. you also get more options to buy in new tower. If they keep same price than buyers wont buy units in remaining towers and choose units only in new tower. FYI, tower J was opened for sale on oct 5.

Though very large townships like Bhartiya city with 4000+ Residential Apartments leaving BCIT working staff for now and big projects of SOBHA CITY, Purvankara, Brigade, Orchid Greens each with average 400 – 600+ Residential homes each of builder in this locality,
My Major concern is whether current Roads of Thanisandra including proposed PRR in future, whether all these are sufficient for loads of families joining/buying these apartments. I feel all families will have four wheelers and During peak office hours i am not able to imagine Traffic situation.

The BDA Approves the projects based on their future planning; According to Bangalore Development Authority, It is the Planning Authority for Bangalore Metropolitan area. As a Planning Authority, BDA has to prepare the Comprehensive Development Plan (CDP). CDP will be revised once in ten years as per section 25 of the Karnataka Town and Country Planning Act 1961. So In CDP all these concerns would be covered, and it states as – The Structured Plan – The Structure Plan is based on the governing principle of “Structured Continuity.” This principle directs that development in existing urbanized areas and new extensions must be “structured” spatially and functionally to avoid unmanaged urban sprawl.

As per the below link; The New NGT norms is Retrospective i.e is new NGT norms are applicable to upcoming projects., Not for the already sanctioned projects, As far as we know, we don’t think it would be objectionable because Bharitya city project has compelled accordingly with the old norms.

Can someone furnish the village map representing Bhartiya city outlining the Rajakaluve & Lake beds please. I am sure the builder will not do this.
Reply from Bhartiya city is very generic, there are several issues:
1. BBMP has razed buildings which have sanctioned plans and A khata, so just having plan sanctioned is not enough. If there plan is completely as per norm then why BBMP has mentioned these survey numbers as encroachment in their website.
2. As per approval plan, they have left 15 meter from center of tertiary swd, but within this 15 meter they have shown a road surrounding larger cluster of nikoo-2, Is having a road in catchment area of swd not an encroachment ? Need confirmation.
3. BC’s plan has left 15 meter for tertiary swd and 25 meter for secondary swd. But they have measured from center of swd, however national green tribunal has recently guided that these measurements should be done from edge of swd, need confirmation on it.
4. NGT has revised its guideline to leave 35 meter from secondary swd (BC has left 25 meter), and 25 meter from tertiary swd (BC has left 15 meter). Even though these are new guidelines and will not affect existing buildings but for those building which have not yet been constructed, they need to re-look into their designs. Is BC aware of this ?
The letter released by Bharathi Nikko homes regards to Storm water//Rajakaluve is very generic and just provides an assurance that everything is being done as per the approval. However there has been no mention of specific details of the land…And neither the storm water flow is shown on the Master plan.
Approval from BBMP on the building plan is in no way an assurance or approval on storm water plan..
I am not saying that Nikko homes is at fault..all I am saying is the letter that they have issued is just a eye wash.. We need to ask for more specific details to safegaurd our hard earned money.

3. The Master plan has no mention of the storm water chanell. Can we get a copy of Master plan which clearly shows the details of storm water land and how it flows through the Nikko homes
4. Storm water is nothing but a drainage..will this not cause any sanitation issue in future? And will it be open or closed through out the Nikko homes land
5. Does Nikko homes has any written approval of acceptance from concerned Revenue or BBMP department on the the storm water channel land issue

I’m a buyer in Nikoo 2 . Builder has sent a letter explaining this is not going to affect the project and all the necessary approvals are taken considering this fact. I don’t think this is a concern . Office can provide more details . I’m not sure if I can share the letter sent to me.

You may see details on bbmp website, go to http://bbmp.gov.in/encroachment-details and then click on ‘chokanahalli’ to download the pdf file having details. Ask questions to builder about it and ask them to tell you where it is passing in the plan, as of course, they will not refer to it as drainage or naala in their marketing material, it will be referred as water channel or river-view garden etc etc. Also try to see where exactly it is passing through on the ground, so that you may take an informed decision considering potential of bad smell etc.

Before I pay and block the flat, I need to know on few things. So please clarify below queries.
1. How many approach entrance is planned for the Bharthiya City. (ex: If you are coming from Nagarava, st towards Tanisandra road and then take right – is this the only entrance planned for the entire city)
If so, according to me it would be very crowded, specially over the weekends.
2. Does phase-II is having all legal approvals from BBMP and relevant documents. Once I book the flat what all documents I will be getting so that I can go for legal opinion.

Currently There is only one approach which has been planned. Phase II has all the legal approvals. by 2020 whole city should be ready.
Bhartiya city has done certain things extremely well like the concept, marketing, presentation, decision with partnering etc. They are pathetic in certain areas. I’m one of the their customer who is frustrated already. They are very bad at closing sales. The availability of flats are not transparent. They don’t give the flats which one needs, they only offer what they want to. There might be 100 different plans in their marketing and website but those are not something which you can buy if you try doing that. They take customer for granted by not responding to emails/calls. The sales folks at bhartiya city are not very supportive to their customers. I’m sure this is going to hurt them in a big way sometime. I have heard the same experience from many of my friends and they all have become negative in buying here. They are basically scared for the amount of time they might have to put with BC management down the lane to get things done. I feel this is a serious concern and BC higher management needs to give a thought.

Got email from BC management. BC IT park has got it’s first tenant. It is a MNC – CUMBERLAND GLOBAL SERVICES. They have already started operations in Block 1. More than 2000 people are expected to work there.
It often said that buying a property is a very time consuming and tedious process, but when I started looking for properties, after finalizing my budget, area and time of possession, there were only few projects I had on my list. We waited patiently awaiting to be attended, although we were observing that we are been skipped and those who came much much later are being attended. It was already one hour past and our patience was not much keeping good. Feeling humilated! the reason of not attending us is that we made a mistake of booking a flat in Phase I and thus thought that we are not potential buyers and thus they thought we will wait as far as they could make us wait. This is the way big first time builders are treating their customers.

Construction is going on as per schedule. Phase I is Expected by end of 2016 & Phase II by 2019.
