Nikoo Homes Phase 2 – This is a city. But more than that, it’s an environment. Children here can just be children – climbing up trees and chasing butterflies on the way to kindergarten. Neighbors here aren’t strangers.

Your one of a kind home is here. Look out of your window and what do you see? Wide-open spaces, traffic-free roads and landscapes awash with color. If you thought you were moving to a city, think again. This is more than a city. Take a village and turn it on its head, literally. Your new home belongs to a vertical village. A place where neighbors are more like friends and communal areas are just that. You’re part of a community. This is village life for modern times.

Personally, I would request potential buyers to go stand in the patio in one of the top floor.

Challenge you – You will feel like you are standing in a parachute. And god forbid, without retrospecting ,if you do purchase, you will not be able to use much of the outdoor.

Hi I’ve booked a 3bhk in nikoo.Im yet to sign the agreement,is there any issue with UDS which in some of the comments below
Kindly suggest

Hi Harish, I read on Facebook and other forums that the number of elevators per tower (three elevators) in Phase 2 is insufficient. Someone quoted an article which I believe says one elevator for every 45,000 sq ft. which implies Phase 2 needs nine elevators per tower. I am not sure how authentic that source is. However, is elevators a real concern especially for apartments on higher floors (15+)?

Hello Harsha
I am planning to buy a 3 bedroom either in Mantri energia or Nikoo Homes. What do you think is the better option

Vivek Krishnamurthy
Contributor

Hello Mr. Harish,

I am interested in buying a 2 or 2.5 BHK in thanisandra and Nikoo homes in particular and it is purely from an investment perspective and not for personal use. However I am confused between the idea of investing on a plot or an apartment in the same locality. Although this project appears to be very catchy and fancy, I am not very sure if apartments in general really appreciate considering a total time span for investment for ~10 years. Hoping to see an unbiased suggestion regarding this issue. Please suggest and thank you for your time in advance.

Hi Harish
I am looking for an east facing 2BHK (1106 SQFT) in Nikoo homes Phase 2. Based on the happenings like the GST implementation, new real estate law and potential decrease in interest of home loans would it be worth waiting for another 2 months. Also please let me know the availability of 2BHK in Nikoo homes phase 2 and the current price for SQFT.
Thanks
Vijay

Will the new NGT rules (May , 2016) announced on SWD and lake buffer zone affect nikoo homes? Have heard that SWD passes through bhartiya city

What are current price list of Nikoo homes? Is it the one published in the portal?

Hello Mr Harish ,
I am currently on a look out for a 2BHK appartment for own use near Manyatha. My Budget is around 60-70L. Is Nickoo Phase II worth the investment ?
Do you suggest any good property in and around Manyatha?
Can you please help me understand how the new rules came into effect form May 2017 will help the home buyers like me.
Thanks in advance !!

Hi, I was looking for 2.5 BHK availability (around 1288 SQFT) with N or N-W or W facing entrance. Is there any availability (preferably Tower E or F)?

praveen
Contributor

Hi,
Yesterday i visited and inquired about the project. It is told UDS is only 18%, i find it is too low being land value relatively low in that locality.

Kesh
Contributor

Please explain. How UdS usually matters and since you are stating low, what is the uds percentage of other similar projects ? Why is it low according to you. Our reviews should make sense and help others understand the concept. Please assist.

praveen
Contributor

Hi Kesh,

You can refer to below link to understand on UDS and why it matters.
http://www.moneycontrol.com/news/real-estate/importanceundivided-shareindian-flat-system_1133003.html

1. Every builder takes land cost and building cost in sft calculation. With low UDS, price should be less.
2. Low UDS mean, more flats – more pepole living per sqm.
3. And in many cases builder keeps hold on portion of land share and comes up with construction at later stage on seeing appreciation.

i already won a apartment in white-filed of 300+ flats with UDS of 35%.. And see similar with other builders in this area.

Hayward
Contributor

Phase 1. Price might go up in couple of months. May be around 7500 to 9500.

Many projects are coming in thanisandra. It will better than koramangala.

Kesh
Contributor

All, I sent all the questions posed above in the forum to Bcity and they have responded back with convincing answers. I’m sure many of you would have sent as well and I guess you would have got the response back. So far, I’m finding a very reasonable team who is responding to all the queries promptly. I have dealt with many other builders, but I find bcity very professional until this point.. I think we should be ok..Any other thoughts here ??

Atul

Hi Kesh

What is UDS % given in agreement?
Have you seen BBMP approved plan?

Ravi

What is the Number or Mail you are using to contact… For me response is not that great ….

Vijay

Yes I also completely agree. They have to stick to their plan and deliver. This will be a hot property in demand in the coming years..

Rakesh
Contributor

Harish
Is this a good buy for investment ?. I am interested in 3 BHK. What is the current asking proce?. What is the rental potential ?. It looks like a great return once the entire city is completed. What is your suggestion ?

Kesh
Contributor

They just revised the price to 4870.

Asesh
Contributor

Its not revision. It’s the price they are quoting for the remaining towers they launched on 5th Oct. Units in other towers are up for sale with price 4810/sqft. I recently booked my unit in the new towers they launched.

Kesh
Contributor

That was an info. Why do you think the new towers are priced different than old ones ??

Asesh
Contributor

delivery time could be one of the factors. you also get more options to buy in new tower. If they keep same price than buyers wont buy units in remaining towers and choose units only in new tower. FYI, tower J was opened for sale on oct 5.

Kesh
Contributor

Harish, thanks for the response. You answered one part of the many questions raised above. Overall what is your opinion . Is phase 2 not deviating from any rules ?? If everything is clear why is the current delay ?

Hi Harish

Though very large townships like Bhartiya city with 4000+ Residential Apartments leaving BCIT working staff for now and big projects of SOBHA CITY, Purvankara, Brigade, Orchid Greens each with average 400 – 600+ Residential homes each of builder in this locality,

My Major concern is whether current Roads of Thanisandra including proposed PRR in future, whether all these are sufficient for loads of families joining/buying these apartments. I feel all families will have four wheelers and During peak office hours i am not able to imagine Traffic situation.

Could you clarify me on this?? If i am wrong please post your reasoning/thoughts on this

Warm Regards

Kesh
Contributor

Harish, can you intervene here and clarify please since you claim you have verified the document and you are also a subject matter expert.

atiq
Contributor

Can someone furnish the village map representing Bhartiya city outlining the Rajakaluve & Lake beds please. I am sure the builder will not do this.

rakesh
Contributor

Reply from Bhartiya city is very generic, there are several issues:
1. BBMP has razed buildings which have sanctioned plans and A khata, so just having plan sanctioned is not enough. If there plan is completely as per norm then why BBMP has mentioned these survey numbers as encroachment in their website.
2. As per approval plan, they have left 15 meter from center of tertiary swd, but within this 15 meter they have shown a road surrounding larger cluster of nikoo-2, Is having a road in catchment area of swd not an encroachment ? Need confirmation.
3. BC’s plan has left 15 meter for tertiary swd and 25 meter for secondary swd. But they have measured from center of swd, however national green tribunal has recently guided that these measurements should be done from edge of swd, need confirmation on it.
4. NGT has revised its guideline to leave 35 meter from secondary swd (BC has left 25 meter), and 25 meter from tertiary swd (BC has left 15 meter). Even though these are new guidelines and will not affect existing buildings but for those building which have not yet been constructed, they need to re-look into their designs. Is BC aware of this ?

Pradeep
Contributor

The letter released by Bharathi Nikko homes regards to Storm water//Rajakaluve is very generic and just provides an assurance that everything is being done as per the approval. However there has been no mention of specific details of the land…And neither the storm water flow is shown on the Master plan.
Approval from BBMP on the building plan is in no way an assurance or approval on storm water plan..
I am not saying that Nikko homes is at fault..all I am saying is the letter that they have issued is just a eye wash.. We need to ask for more specific details to safegaurd our hard earned money.

I have posted following questions to Bharathi city…awaiting their response.
************
Thanks for your response, however your response looks to be very generic.
Could you please provide more specific information related to the Storm water issue like
1. The survey number in which the storm water will flow through
2. How much land is left in either side of the storm water channel
3. The Master plan has no mention of the storm water chanell. Can we get a copy of Master plan which clearly shows the details of storm water land and how it flows through the Nikko homes
4. Storm water is nothing but a drainage..will this not cause any sanitation issue in future? And will it be open or closed through out the Nikko homes land
5. Does Nikko homes has any written approval of acceptance from concerned Revenue or BBMP department on the the storm water channel land issue
Any further information related to this would be very helpful to further proceed with booking the appartment

Kesh

I’m a buyer in Nikoo 2 . Builder has sent a letter explaining this is not going to affect the project and all the necessary approvals are taken considering this fact. I don’t think this is a concern . Office can provide more details . I’m not sure if I can share the letter sent to me.

Potential owners, While booking in nikoo-2 homes in bhartiya city, Please be careful about survey number 35 and 38, which have been mentioned by BBMP as encroachment, a storm water drain is running through the nikoo-2 homes, please ask about these 2 issues and get as much details about them as possible before making a decision

Ali
Contributor

You may see details on bbmp website, go to http://bbmp.gov.in/encroachment-details and then click on ‘chokanahalli’ to download the pdf file having details. Ask questions to builder about it and ask them to tell you where it is passing in the plan, as of course, they will not refer to it as drainage or naala in their marketing material, it will be referred as water channel or river-view garden etc etc. Also try to see where exactly it is passing through on the ground, so that you may take an informed decision considering potential of bad smell etc.

Hi Harish,

It depends on when you need the flat and with what amenities. With phase 2 , more likely you will have the city more complete vs phase 1.

Hi Harish Achar,

When I make the initial booking, what document will I get, in addition to the “builder-Buyer Agreement”?

I am specifically interested in copies of:

(1) Copy of your A-Khata
(2) Approvals from various agencies
(3) Land use approval
(4) Layout Approval for the block
(5) Master Plan – Approved
(6) Commencement Certificate

(7) Allotment Letter

I have visited the site, identified the flat for purchase. However, copies of the above documents are necessary for me to pay the initial amount and proceed.

I look forward to your response

Hi Harish, I have seen in their project that PRR is going to cut the BC between Phase 1 and 2 , I dont know whether it’s going to disturb the people are staying over there and how about legal issue, whether government has agreed for this project by considering PRR… do you foresee any issues due to PRR for this project, as I am planning to buy 2 BHK here

Hi HArish, I am looking for investment in Bangalore and found that bharatiya city is one of good project with all the facilities they come up. But would like to understand what will be the base price during registration time, now they are quoting me with 4810 per sq ft. Also for my own purpose, I see hall and dining in same portion. What is your view on this? for 1623 sq ft 3 BHK flat, what will be min expected rent?

Harish, I understand that the ClubHouse in PhaseII is not owned by the owners association and will be maintained by some third party. And there will be a monthly usage charges for club house usage on top of the maintenance charges? How is it in the industry? do other apartments also charge subscription charges for clubhouse on top of maintenance of other facilities?

Hi,
I am planning to confirm a NIKOO homes in phase 2. Can any one confirm me about my queries below?
1. I heard that the property is of 99 years lease type, not a free hold. Is that true?
2. The 30% undivided land share as per the size of home we buy and not as per the total land of phase 2 (20 acres)? Eg : If I buy a 1000 sq area home then I get 300 sq feet of land(30 %). Is this true?

Thanks,

Hi,

I have decided to book 2 BHK + study in phase – II.
Before I pay and block the flat, I need to know on few things. So please clarify below queries.

1. How many approach entrance is planned for the Bharthiya City. (ex: If you are coming from Nagarava, st towards Tanisandra road and then take right – is this the only entrance planned for the entire city)
If so, according to me it would be very crowded, specially over the weekends.
2. Does phase-II is having all legal approvals from BBMP and relevant documents. Once I book the flat what all documents I will be getting so that I can go for legal opinion.
3. How long it would take for the entire city to get hoard with other projects in Bharthiya city to run in full fledge. (ex: Hospitals, Schools and other star hotels)

Bhartiya city has done certain things extremely well like the concept, marketing, presentation, decision with partnering etc. They are pathetic in certain areas. I’m one of the their customer who is frustrated already. They are very bad at closing sales. The availability of flats are not transparent. They don’t give the flats which one needs, they only offer what they want to. There might be 100 different plans in their marketing and website but those are not something which you can buy if you try doing that. They take customer for granted by not responding to emails/calls. The sales folks at bhartiya city are not very supportive to their customers. I’m sure this is going to hurt them in a big way sometime. I have heard the same experience from many of my friends and they all have become negative in buying here. They are basically scared for the amount of time they might have to put with BC management down the lane to get things done. I feel this is a serious concern and BC higher management needs to give a thought.

Harish,
Is there a way organization like yours send out the info directly to the higher management ??? you loose credibility if you promote a arrogant non transparent sales team.

Got email from BC management. BC IT park has got it’s first tenant. It is a MNC – CUMBERLAND GLOBAL SERVICES. They have already started operations in Block 1. More than 2000 people are expected to work there.

It often said that buying a property is a very time consuming and tedious process, but when I started looking for properties, after finalizing my budget, area and time of possession, there were only few projects I had on my list. That is when I met Shashi from Homz N Space to discuss the details of this project.
The enthusiasm and diligence in going over the nuances of the project was really admirable and it was a very big factor for me to finalize a flat in Nikoo homes phase 2. He was very prompt in helping me with the intricacies of payments, delivery and possession. The way he handled the whole conversation was assuring and I hope it would go a long way.
Just booked 🙂

With my family choose to book a flat in Bhartiya City in Nikoo homes Phase II on 29AUG15 and selected this date being auspicious being Onam and Raksha Bandhan. We waited patiently awaiting to be attended, although we were observing that we are been skipped and those who came much much later are being attended. It was already one hour past and our patience was not much keeping good. Feeling humilated! the reason of not attending us is that we made a mistake of booking a flat in Phase I and thus thought that we are not potential buyers and thus they thought we will wait as far as they could make us wait. This is the way big first time builders are treating their customers.

Hi Harsh,

I already have 1.5 bhk from first phase and I have been very happy the way BhartiyaCity folks have dealt. I am thinking of buying another 1.5 bhk from the newer phase. But I need your help before I make decision please

a) When will Phase 1 complete , I mean realistically ?

b) What could be the rent for 1.5 BHK ?

c) What will be the price for Phase II ?

d) When do you think they will complete Phase II ?

e) Are there any challenges in terms of legal etc ?

f) Instead of buying the second apartment too from Bhartiya do you suggest any other venture ? (for pure investment purposes)

Thanks much for your time
