I understand that the phase 2 ground breaking and excavation started early in 2016 but till today work not completed yet and come to a stop because they have hit a rock bed. At this rate it is very uncertain if this project will be completed timely. I am contemplating whether I should invest in B.C now. Please share your view.

Got email from BC management. BC IT park has got it’s first tenant. It is a MNC – CUMBERLAND GLOBAL SERVICES. They have already started operations in Block 1. More than 2000 people are expected to work there.

at the current pace think the overall project will only be completed by 2025. if residencies are completed by 2019 cannot wait for 4 years after booking in phase 2. would like to know experiences of phase 1 and if any 3BHK apartments are on sale.

Nikoo homes and Sobha city(resale) for both 3 BHK comes around 95 lacs onwards.
Which one do you prefer? or do you have any other project in mind? (considering quality, peace of mind of buying, appreciation and completion)

Anjali, don’t ever go with Prisha Orchards as it is promoted by Golden Gate Properties who never complete any project properly. You need to see their project “Golden Palms” in the nearby area where they haven’t completed the clubhouse and common area even after 8-9 years of project start. My guess is that they launched newer properties with Prisha brand only to avoid using an infamous “Golden” brand so new buyers can be fleeced easily. Story is the same for some of their other projects. Just search for Golden Blossom (http://bangalore.citizenmatters.in/articles/3907-kadugodi-residents-file-a-case-against-builders-for-lack-of-amenities) which has similar problem and the court case as well. This group is cheat and is best avoided!

I visited Bartiya city a couple of weeks back. But there were no availability for the phase 1. O n the way back I visited another project called Prisha Orchods. Specification looks good. But They said the Peripheral ring road is coming adjacent to it.
1) Can you please give your opinion on this project
2)How the Peripheral ring road is going tho affect this property?
3)Is it nearby the crematorium?

Hi Harish, I am thinking of investing in Sky Villa for prospective move-in and also rental income considering an IT park and financial district coming up within the township. But however, the rate for sky villa is much higher than the other flats. I am convinced that it will make a good home for me to move-in as it has all the features and facilities my family needs. What do you think about rental and resale prospects for a sky villa ? What kind of rent can I expect from a 2700 Sqft pent house 3 years from now ? Could you please share your insights ?

Hi Harish, as mentioned above current price in BC is 4720 and when I called BC people they said only premium view flats are available and they are charging 4920 for those. I think this project is good but was in confusion if there will be any raise in future as this project is already quoting more and the time for possession is 3 or more years from now.
Now a days we are listening roomers on IT market as well as it will go down. Please suggest if this is a best choice for getting returns. Thanks, Anil.

I have booked a 2 BHK flat in Bhartiya City, For SA they need 25 % advance but is it possible if builder can agree for 15 % at the time of agreement and rest 10% at the time of loan sanction? As 25 % approx 12 lacs is a big amount so cant arrange in short time. Please let me know the other options also.

Hi Harish,
I was really impressed with sobha city and was planning to invest there. today I visited sobha city and found that there is burial ground and cremation ground joining walls with sobha city.
can you tell me how will this impact sobha city as an investment. and if sobha is doing something to avoid them. seems like even some public roads are going through SC property.
Seems like a lot of users are moving away from SC due to this.

I checked BC and found it promising, but still construction quality of SC is much better and free space is more when it comes to residential block only.

Please suggest which one to choose from in terms of investment and living.

if there are any other better projects in north bangalore which are on the same lines as BC and SC please share.

Hi Harsh, I have just decided to buy a 3 bhk (1595 sft) in Nikoo homes. But I still have a few concerns on the BC project and request your views :
1. Completion of project in time. They say end 2016, but with the huge infrastructure whether it is possible ?
2. The builder is new though the concept is extremely good. Whether quality/execution is a question ?
3. Why Shobha city is priced higher than Bhartiya city though it is is a larger integrated township with more value ?
4. What will be the price increase by end 2016 during possession ?
