Even though there is a leela palace coming inside the project, companies cant depend on availability of rooms as it keeps varying from season to season, so these companies look for long term tenancies of products like leela residencies. Upto Studio and 1 BHK are purely for investments, 2 BHK are good for self use and investment, 3 & 4 BHK are good for self use. Product is designed after lot of research by Bharatiya City.
We have bought a 2Bhk in Nikko Homes in Bhartiya City which we are thinking to re-sell on posession to buy a little bigger configuration later.
We invested around 60L on the 2bhk, possession is around last quarter of 2016, do you think next to Leela’s big sale point, Nikoo Homes re-sell value would be pretty higher than expected or it might be affected in negative way ?

Most of the branded residencies get sold only by invitation For ex: Four Seasons, Trump Tower etc.., But for the first time in Bangalore, Leela Residencies are open for retail and its special and unique demand along with Leela brand remains highly perpetual. From an investment perspective, you may consider 1BHk in Leela residencies rather than opting unit in Nikoo homes as internal competition in Leela is much limited in scope.
