I am planning to sell my 3BHK corner premium apartment on 8th floor in Raaga Phase2 which is under construction and has an excellent view to swimming pool, Club house and the greenish landscape, ATM, Super Market. Now with the RERA in force (PR/KN/170731/000856), any builder has to go by the mentioned ( in Agreement) possession date otherwise builder has to pay penalty to the respective unit owners till they give possession.
Builder base is from Pune and possess good credibility and it is of a public limited company so need not to worry.

I read that kolte Patil they used cheap material, once the buyer enters in flats team does not listen their concerns also they have some case regarding the amenities that they have promised and not completed yet.

Yes, the legal issue was cleared from lower court, we foresee the same will be settled even in the higher court, because one of the land owner who was then a minor at the time of sale of his ancestral property had raised a concern on his part of share, which was cleared with the consent of their family then.
But since it may take time to get clear and satisfactory appeal from court, suggest you to also check with other ongoing project in the surrounding vicinity, for more details on other projects contact our team at 9590144144.
BEWARE ! Do not buy a property at Kolte Patil Raaga!
GIVEN 1 STAR AS NO STARS ISN’T AN OPTION.
I have bought apartment D104 last May from this builder & it has been a nightmare ever since.
They are very unprofessional & rude – be ready to be treated like shit incase you are planning on buying a property here.
To get the facts right –
1) This property was under litigation & had a case filed which was not informed to us. I found out when it was too late. ( Unethical)
2) There is still an open cases against the property OS 605/15 which is painted on the outside of the building & on electric poles around the property. Supposedly as informed by the builder the person lost the claim in the local court & now it is in high court. ( Still excusable giving the builder the benefit of the doubt.)
3) Their original page was deleted & re-crated as there were so many negative reviews about this project. I am in touch with a group of people through whatsapp who are on the same boat as me.)
( I myself have written reviews on the google page, facebook & other social media)
4) Their “Customer Service” team speaks to you in the below manner when you ask about delay in project.
” Are you paying for all the apartments or only your’s? Talk about only your apartment”.

Escalating this to the management was useless as they do not care either.
5) I was promised a gold coin upon booking ( which was May 2016) its almost May 2017 & no news about it. Upon following up they keep saying we will get back.
7) Construction is going on in snail pace & if you are planning for 2nd phase then i pity you because by their track record you can expect a couple of years delay. ( Personally i feel it will go over 2020)
