I am planning to sell my 3BHK corner premium apartment on 8th floor in Raaga Phase2 which is under construction and has an excellent view to swimming pool, Club house and the greenish landscape, ATM, Super Market. I bet you will not get a much better view than this in this property. I am moving out of Bangalore and would like to sell this ASAP. We are planning to book in Kolte Patil Raaga Phase 1 but the legal case which was sorted out in lower court has been presented again in higher court . Can you suggest if we should still go for this property or can you suggest any other project .



BEWARE ! Do not buy a property at Kolte Patil Raaga!


I have bought apartment D104 last May from this builder & it has been a nightmare ever since.

They are very unprofessional & rude – be ready to be treated like shit incase you are planning on buying a property here.

To get the facts right –

1) This property was under litigation & had a case filed which was not informed to us. I found out when it was too late. ( Unethical)

2) There is still an open cases against the property OS 605/15 which is painted on the outside of the building & on electric poles around the property. Supposedly as informed by the builder the person lost the claim in the local court & now it is in high court. ( Still excusable giving the builder the benefit of the doubt.)

3) Their original page was deleted & re-crated as there were so many negative reviews about this project. I am in touch with a group of people through whatsapp who are on the same boat as me.)
( I myself have written reviews on the google page, facebook & other social media)

4) Their “Customer Service” team speaks to you in the below manner when you ask about delay in project.

” Are you paying for all the apartments or only your’s? Talk about only your apartment”.

Escalating this to the management was useless as they do not care either.

5) I was promised a gold coin upon booking ( which was May 2016) its almost May 2017 & no news about it. Upon following up they keep saying we will get back.

7) Construction is going on in snail pace & if you are planning for 2nd phase then i pity you because by their track record you can expect a couple of years delay. ( Personally i feel it will go over 2020)

Hi Harish..what is the location advantages currently as the airexpo-2017 route to airport is currently passing in the vicinity..the project has already delayed by 2 years and as a branded builder there is no professionalism as they are not committing to their deadline. I am the buyer in this project and i am totally disappointed with the builder

I went through your site and the Raaga project of Kolte Patil Builders caught my interest. I decided to visit the project last week and found it very decent and well-managed. I booked a 3-BHK in the project and I am looking forward to move in by the end of 2016, as promised by the builder.

I also understand from some of the above mentioned comments that there are still concerns making rounds regarding some of the legal issues that the project was facing. But, I want to inform all that I got it thoroughly checked by my lawyer. The project has obtained all the necessary approvals required as per the Indian law and is progressing smoothly. The first phase is complete and looks good. Regarding the quarry, Supreme Court has issued notice to stop all the activates related in the area.

Regarding loans, I understand that SBI has been approached by the builder and has agreed to grant the loans for the project, which is another notable factor about the project.


Hello, I recently talked to the sales team of the builder. The price, although I understand that it’s been hiked from the launch quote, is quite reasonable as per the location and amenities. Based on your requirement, I believe it will be a good decision to invest in Mirabilis for its:
1. ideal location
2. rising land value
3. builder goodwill
4. amenities/ facilities in offer

Price rise is confirmed and already applied in last weekend sale, You can have a better price expectation now if you considering resale. No property comes in less price it has a market price that needs to be paid by buyer.


Raaga price has been increased to 4200 Rs for phase 1 overnight from 3820 Rs, SBI approval is in place. The litigation is almost sorted out and that is the reason I could find the price revised around 400 Rs/sqft in one shot.

Hi Harish , I have done the booking with Kolte Patil Raaga. I have asked them for all the legal documents and I got it verified with my lawyer . He told me , a small litigation is still pending , but the case is in favour of the builders , so he told me that I can go ahead with the project.
Hope this information will be useful for other buyers also.

Hi Harish. Thank you for your insights. Require your help in picking or refraining from this property. While the builder’s reputed and the rates are affordable, it is the legal complexities I have repeatedly found on the net that puts a serious hurdle. Even the builder seems to be on the back foot. At the current rate, is it still a huge gamble if I choose this project? While the builder says that the project’s been funded by SBI but neither SBI nor HDFC are willing to provide home loans for it. What are your suggestions and take on this project and are there any more projects from reputed builders that are affordable? My budget’s 60-65 lakhs for a 2.5-3BHK and I am not stringent about the location. Thanks.


Hi Harish,I am interested in raga homes,despite the legal issues i want to go ahead,but the quarry is worrying me,as one of my friend ,a civil engineer told me that the blasts will be affecting the construction adversely and the effects will be realised 5-10 years down the line.
Illegally mining is still happening as I was told by the localites.
The brokers are telling prestige is also coming up with a project in the vicinity,so quarry activities will be completely stopped.
Came to know all other builders including bhartiya city approached the authority to ensure the complete ban of the quarry but nothing helped.
Please suggest.

I am interested investing in a 2BHK flat in the range of 50-60 Lacs. I have heard a lot about Bangalore North region and the potential what it has. Also check out some projects in Banerghatta Road, Whitefield and Electronic City.

After speaking to a lot of them I have almost decided to go for North Bangalore. I wanted to know how is Ozone Urbana to invest. Need your feedback on this project. Is there any other renowned projects in this part which u suggest I can look at in the range of 50-60 Lacs. I wont even mind spending 5-7 Lacs more if the project is worth it.

Thanks harish saw kolte patil mirabilis and skylark ithaca today , felt ithaca is much interior really bad roads even 5 km seemed longer due to bad roads and costlier than mirabilis and personally felt mirabilis is is more liveable location than ithaca but couldnt understand why ithaca is so costly , do you feel the same , which would you pick Ithaca or mirabilis

Hi I enquired with SBI & HDFC, both of them are saying KOLTE PATIL RAAGA is NOT amongst their Approoved list.
Exec @ Site is claiming they have all approvals in place.
