Dear Harish, please do not encourage buyers to go for Ozone Urbana. I listened to your comments, invested, now there are multiple complaints FIR RERA cases against the group for not handing over flats. Our hard earned money and curses to Ozone. At least others don’t fall prey to them through your respected website.

Delays are common across all the projects irrespective of brands. It’s better to keep 6 – 8 months buffer time from the promised date of delivery. You will not find much information about ozone platina because of its just a tower name in Ozone Urbana but not a separate project. You will be able to find more information about ozone Urbana.

Pl find our views to your queries –
1. Ozone Urbana is of a self-sustained township which has all the facilities be it like schools, Hospitals, Hotels, entertainment zones etc.. and no doubt it is good for self-use, Brigade orchards is more often a resort living concept and it quite a distance away when compared to International Airport.
2. Embassy Springs is of a landmark project of Embassy, and since it is larger than Ozone project area and density is less we didn’t find it any conjusted.
3. Quality is good and worth the value which is been proposed.
4. As per RERA, the completion date is within 2022 and we hope it will be completed a bit early as mentioned
5. The crowd will be of Professionals, also doctors have purchased and Currently, you can expect dwellers from Shell and other surrounding companies, because as it is already operative., so going forward once the other SEZ opens, so more often the crowd will be of working professionals residing in the township
6. Yes, the connectivity is good and you can notice the kind of infrastructure developed there; further to it upcoming Metro will be an added advantage
7. yes the maximum size in prime tower is of 1561 sqft
8. We recommend it will be worth the investment for self-use

Yes, this seems to be quite a drawback for the project, but the structure and windows are made of soundproof, so will not be a major issue.
The government is planning to fetch good water resources from surrounding water bodies by making reservoirs at intervals. And majorly the projects are being approved by BWSSB so it is their responsibility to manage, and we hope it will be managed over the period of time because Bangalore being a silicon capital of India, the basic necessity shall be measured accordingly and the facility will be provided!
Devanahalli area is going to be well-planned city and is going to be considered as greater Bangalore in the coming future, so need not to be worried about the basic needs., latest technology will be used to counter the crisis if any ( hope so)

The price of this project has not increased since a year. In Aug 2016 it was the same price as now- Rs. 5340/-. Could you please help me in understanding if there are some concerns in the overall market or they had over priced it a year back? At the current state, not only Ozone all other most developers projects’ the price is stagnant, this is due to correction in the real estate market like implementation of RERA ( Most of the developers are awaiting their respective project registration numbers from RERA), to some extent GST and other factors like demonetisation etc.. has caused slow down in demand, so need not to worry, this effect is temporary and over the couple of months you could see the changes in price

It is better if you can hold on, since the prices have not increased since May 2016. The prices have been stagnated at 5240/sqft. and never increased from then.

Yes, As discussed in earlier threads the project is recorded an appreciation on YOY basis is in between 10 to 12% and even the development has come up very nice, you can consider the project as an investment perspective. As per their earlier scheme of Assured rental returns – Rs. 18.75/sqft is been quoted by the developer, so as per our knowledge appx 20 – 22k can be expected after completion of the project.
If you are looking towards electronics city side, then you can consider investing in Prestige Sunrise Park, Address Makers Lake View Plots, Shriram Summit, Concorde Tech Turf and others.
