But it’s been applied for Tower 1, 1a & 2 and the same is expected in another 2 months time
Any chance of Haralur road getting expanded? Heard there are major traffic bottlenecks on this road.

I am looking to but a 2.5 bhk in PRF. But I have read that there is a drain that passes near the 23rd block inside the premises but a bridge is built above it. should I be concerned about that drain? for smell and other hazards?

Then rental value would fetch in between 25k – 30k pm. The appreciation trend shows in between 8-10% YOY basis.
Hi Shreya, I have too booked a 2.5 bhk flat in Phase 2 of the project. Yesterday I got to know that earlier Tower1 and Tower2 were part of Phase 1 but these towers did not got approval due to army land to the other side of the road. I have heard we can`t construct high rise building infront of army ground(due to sniper problem). Have you heard something like this or verified the docs from your lawyer? What your lawyer suggested?

Wanted to check if Prestige Fern Residency is safe bit to buy. Its 3.5 and 4 BHK towers are just 35m from the lake and as per the latest direction from BBMP min 75m from lake needs to be maintained. Though builder claims they have approval for 35m. Anyone has idea about this please share your thoughts.

Arjun, We always hear people talking about issues with projects but no one gives exact issues with legal papers. Do you have details as it would help the existing buyers to clarify with prestige.
There are some legal issues with the project. I booked a 3 BHK way back in 2012 when they launched the project. I was concerned about the SBI not approving the project and somehow managed to contact the advocate who was part of the SBI panel to vet the papers. She told me that there are serious issues and advised me not to go ahead. By this time, I had already paid 20% of the money and I confronted Prestige Sales guys with the above fact. They acknowledged that they had legal issues, but tried to convince me that nothing will happen, as there are 800+ flats that are being sold.
Costing around 80L, this would be a lifetime investment for me. So, I pulled out and so did at least 30 others. Prestige delayed the refund of money by 7-8 months on some pretext or other. After lot of pressure, they finally gave the money back deducting around 85,000 bucks.
Few months back, I happened to meet an old friend who works in Prestige. I did not know that he worked in Prestige all along. I told him about the above story and he said that it is a good decision as there are some major issues on the project which are being camouflaged. Not just this one, but quite a few projects have got issues – but due to money and muscle power, they manage to sell them somehow.
