You can consider Shriram Chirping woods. NGT issue is resolved – There is no litigation against the property now.
I am also planning to buy a flat in tower 5. Is it safe to book it. Does NGT approval means that there are no issues with the property?
Is it possible that in future there may be some kind of action taken by BBMP against the property such as demolishing etc? I got to know that there was once such activity done by bbmp in shubh enclave few years back

What is your feedback on Chirping Woods apartments? They have not received approvals for one of the towers. If the tower never comes up what will happen to the land. I am looking to buy a 3 BHK and considering Chirping woods, ROW and Prestige Ferns Residency. I am looking for resale options as not much options are available from builder. I liked the floor plan and location of SCW compared to other two. Is it safe to buy in Chirping woods? Which project will you suggest me for self use?

As far as i know, Because of NGT issue approvals for new Tower are not in place & case is still running in the court. If Shriram wins the case. New Tower will shape up. If not, nothing will come in that land. Other towers does’t have any issue. If you are worried about New Tower you can consider Prestige Ferns Residency / ROW.
Will there be any problem in getting OC for other towers in Shriram Chirping woods project?

of Shriam chirping wood and Bren Imperia , which one will you recommend . Brem imperis is just next to Shriram chirpng wood .
But i see that Chirping wood has a primary raj kaluve passing thorugh it (enroached ) . Bren imperia has tertiary kaluve and well covered . So wondering if imperia will be better choice .
further imperia price wise for 3 BHK unit is approx 1.2 CR ,
I also wonder if these 2 projects in wetlands between 2 large lakes will see flooding issues in excessive rains ?

These projects if you would have considered 3-4 years back, the situation was unpredictable whether it comes to NGT radar or not, but now it is fine and clear and more over the drain is being properly layed without disturbing the layout
Units in Chirping woods are almost sold, so you may check and consider Bren Imperia if it is falling under your suitable criteria (however, we have not reviewed bren projects)

Do you mean is adheres to NGT 2016 guidelines for primary /secondary kaluve ?
i am seeing resale option in chirping woods .
But i am still not sure if NGT 2016 guidelines will come to haunt in future ?

As far as we know, The new NGT norms will not come into force with this project as new NGT norms are applicable for the projects which are developing post Aug 2016 (applied for project sanction with BDA); however, the builder has made several changes to the master plan and left the area as per the existing norms; For more clarity suggest you to pl refer the link –
Also major financial institutions like SBI, HDFC, ICICI etc.. have approved the project for home loan facilities; However it is safe to take the legal set along with the supreme court / NGT clearance order from the builder and proceed for the transaction once your lawyer clarifies.
