Hi Harish, Now that the NGT has cancelled the approval/permission, what is your take on this project (reflections)? Also, are we expecting any new project from good builders in this vicinity with low density and high quality?

Godrej has followed all the NGT norms & developing this project as per the govt sanctioned approvals. Company has also counter appealed on this issue at the supreme court and waiting for the final verdict & as far as I know, there is no low-density project from the good builder that has been planned in the vicinity.

As per our latest discussion with Godrej Team. There was an issue created by landlord Relation & was asking for some money from Godrej & which is sorted & Everything is legally clear now. Construction should being with in Oct 20th 2018. Need not to worry.
Hi Harish, I am confused between Godrej Reflections and Godrej United. Both are good projects. From an investment point of view which project do you think will appreciate more in 10 years? Also which one do you think would fetch more rent?
Godrej Reflections has good posh locality near HSR layout and Koramangala but wouldn’t have metro till 2025 (that too would 1.5km away)
Godrej United has prime location in Whitefield and also has Metro at doorstep. But Whitefield market is too crowded with Top builders.

Your answer lies in your question, Godrej Reflection is more of self-living residence when compared to Godrej United because of its serene location and yet a bit away from offices and entertainment zones when compared to United project and also the connectivity of metro would be late and that too the terminus would be at least a 1.5 km away from the project.
So if your preference is for Only Investment then we would recommend Godrej United would fetch quite decent appreciation than Godrej Reflection

What’s your take on the penthouses in this property. Again they are priced same or even more as compared to ready to move in villa if I compare it with RBD stillwater.
What do you think will be the appreciation on the penthouses and their resale value after 4 years. I found few projects like salarpuria sanorita where penthouses are not sold even after few years.

Penthouses are usually for self use than for investment purpose. Godrej reflections can’t be compared with RBD Stillwater because of density, specs & brand value. Projected appreciation trend for Godrej Reflections is between 8 – 12 % pen annum. Salarpuria released their pent houses to the retail market at very later stage, Probably that would be the reason for the availability.
Hello Harish sir.. we are looking to buy an apartment for end us but are confused whether to buy Mahindra windchimes or Godrej Reflections.. we loved the layout,location of project and the open space in Godrej, but the 4 year wait to get possession is making it unable to just go ahead with the booking.. could we trust Godrej to give us possession on time??is it worth the wait?? We loved windchimes till we saw Godrej.. the closeness to metro, the possession in 1.5- 2 years makes us feel more secure to invest in this project… but we feel there would be too much pollution.. and the commute to my husband’s office which is in Domlur (needs to go to Whitefield and e-city at times) would be hectic now that metro construction is going to start… please could you suggest which project is good for end use as we are confused…

No doubt both are equally good projects.If you are ready to wait, I would suggest you to consider Godrej Reflections & 4 years waiting period will be worth. Yes, As you said – I do agree; Pollution & Metro Work will be a major Pain point for Mahindra Windchimes, but post Metro Work project holds Location + Connectivity advantage. See, both the projects has its own pain points & Advantage. You wont regret by choosing either of the project.
The price mentioned above or the price that you mention for all properties – does it include GST and Infrastructure charges (Power, water) etc. Or is it only base price ?
What would you recommend as a good investment / self-use option between Godrej Air and Godrej Reflections? Is the price premium for reflections justified? Which would possibly be appreciating more from a 4 – 5 year perspective? Is the Metro and connectivity advantage the main factor to decide? Will the rent outlay be similar for a 1650-1750 sq.ft 3BHK in both properties?

As per our view, The project Godrej Reflections is purely considered for self-use, because of its low density the price is high and which is justifiable the project will yield good return only in the long run but not immediate. If your purpose is for only ROI, then Godrej air can be considered.
The open space in this magnificent project by Godrej Developers is like no other, top notch builders might give it at a slightly lower price but, in-terms of open space and the lake-view that you and your loved ones will receive will be un-paralled by any. This brilliant project located on the Harlur Road, Sarjapur.

I have been following this project for quite long. What is your opinion on this project? No doubt it has very good open area, however i feel it is very heavily priced. for a basic 3bhk – 1,26 + GST will make it to 1.42.
Dont you think it is too high for a pre-launch? In the same stretch for Sobha property we will get almost ready to move in the similar price range. And the both the project are equally good.

Since the density is less and lot of more open space with latest finishings and lake facing is the USP of the project. And it is worth the price, maybe at the current scenario, it might seem on the higher side but in the long run, this could be called as a class apart project due to its low density.

Other than low density and lake side i am not able to justify myself on this project.
Just saw the floor plans and on the 1st look i felt it is not as good as the asking rate.
Narrow corridors/balcony for 3 bhk is crushed between walls… Only they have given big windows, but this will be benefit only for 4 bhk or higher config units. If i need to consider 2.5 or smaller 3 bhk, it is actually not giving much benefit. May be considering the land parcel they could have planned much better.
I may not be 100% right or not able foresee the things as you are seeing.

Price mentioned is of basic with car parking, other charges are applicable (Deposits, GST and registration etc.. are extra)
