We recently did our Sale Agreement with Arvind Skylands. However, we have got the Encumbrance Certificate for only last two years. Is it necessary to get even the certificates from previous years, our lawyer is insisting on the same. We have requested them for ECs since 1990. How long can it take to get the certificates? They told that they have requested the Registrar for the same.
Just wondering that is it possible that a builder may not be having the ECs of previous years, even when the construction is close to completion and is requesting for it now.
Please respond, as we are bit concerned about our deal.

Need not to worry, a lawyer usually asks for 30 Yrs EC when you go for legal verification because – it’s one of their standard lists of documents for them to give clearance. If everything is clear from the lawyer on the first go itself, People might think the lawyer has not worked properly. Builders usually take 15 – 20 Years EC before executing any projects. They will not start the construction If it’s not clear & It consumes a lot of time to obtain EC extract for 30 Yrs from register office. I would say 30 Yrs of EC for a customer is not really required for CAT A projects & which are near to completion.

I visited the site …. for 1013 sqft size I don’t think its worth paying almost 58-60 L .. If any one planning to buy there better negotiate on car parking (2.5L),east facing and garden view(130[30+100]/-sqft. almost 1.3L )… basic price 4190/-sqft this you can still negotiate ….. they say we have lot of amenities (funny do u think we sit in our apartments and enjoy amenities..)
This is my view …. decide is it worth paying that much for other charges ….. quality is OK not that good (for price what we are paying)

North Bangalore location has become hot property destination as it is being closer to Int Air Port., Getting branded developers with your investment range is quite challenging, nevertheless there are new project coming up and which may suit your requirement, Project you can consider Assetz Here & Now, Century Saras, Arvind Skylands etc..
The pricing is very confusing online. 60+ Lakh being set as Base price and when i went to enquire, they say it is 90+ Lakhs for 3BHK apartment. This is not the way to market your apartments. Other prices shown for other apartments made sense as Base price, but this one was way off the hook. This is enough for me to shy away from a construction company like this one. If they want to be in the long run game, then they better stick to the pricing they quote online everywhere.
