I am looking for 3.5 or 4 bhk apartment/villa in East Bangalore for end use. After doing so much search found that I have very limited options. Based on that I have shortlisted below properties-
1) Assetz marq 3.0 ->
Pros –
Mixed development with in campus school and retail space which is planned in future.
Property is on main road which has good connectivity of transport.
Very specious 4 bhk with good floor plan and separate studio room configuration.
Cons-
Assetz is second class builder who has bad name for their East point and Marq 1.0 (Lot of delay and lazy
CRM team)
Little far from outer ring road.
2) Sobha windsor ->
Pros-
Sobha brand name with this project hence assuming better quality
British themed project with standing balcony provision in each room.
Comparatively better connected to outer ring road.
Cons-
Clumsy floor plan with less carpet area.
Only 2 bedrooms have attached toilets out of 4 bedrooms.
Two public roads inside the project.
Bit higher on price and units are available only in lower floors.
3) Birla Alokya -> Recently started analyzing this project. Don’t know much pros and cons. Please add your inputs.
Please correct me if I had added any wrong fact as I am not an expert in this area. I am bit inclined with Assetz marq 3.0 after analyzing all this but bit concern about their quality and time lines. Please add your thoughts and suggest if Sobha windsor or Birla Alokya will be the better choice.

Yes, you are right with your points. I would suggest you to consider Birla Alokya. Reason being; the pleasure of staying in the spacious villment is totally different when compared living in compromised space of apartment. Birla Alokya has an excellent connectivity with better project configuration when compared to Sobha or Assetz.

Is it worth taking risk by investing close to 2Cr. with Birla Alokya knowing that they are new in Bangalore and this is their second residential project overall?
Also are there any projects in Whitefield for the same cost we can purchase for self use purpose? Am ok with Apartment, Villa or Villament.

Its worth investing in Birla Alokya, even though they are new entrants to bangalore their legacy wont disappoint when it comes to quality. You can even look at Sobha Windsor or Prestige Waterford for Self use purpose. But My suggestion would be Birla Alokya.
