I’m interested in purchasing a 3BHK in Karle for own. Are there any units still available, or have they all been sold? Alternatively, are there any other properties that you could recommend like Karle with good future return?
Hi Harish – please advice if these concerns are genuine. We want to invest in vario and liked the concept.
1. The construction activity seems a little slow compared to L&T etc . What is the reason for it? The approvals from the air port authority etc seems to suggest that they may have planned for an earlier start and completion by 2021. With such prime location should we not expect the developer would be eager to finish the project before L&T ? Old interviews of the builder show the completion of town ship by 2025.
2. Raja kalubve and distance from lake bed are they compliant? Will this issue resurface … with the flooding of the manyata area now becoming a regular feature ?articles on internet show delays and hardships faced in obtaining OC for Zenith.
3. This seems a co development though it seems Karle has put every efforts to get a clean title to the land. Land parcel brought in by co developer seems to have a number of GPA & HUF dealings. Do you for see any risk ? Is this piece of land denotified by BDA ? And impacted by the Arkavathi layout verdict?

Karle Team wanted to start both residential and commercial sez construction activity together; hence there was a delay in completion.
Builder has taken all the necessary precautions pertaining to rajakaluve. Besides, the lake bed is almost 300 mts from the project boundary, so need not worry and the reason for delay in issuing OC was due to the NGT regulatory norms which was entailed during that time & which is cleared now.
Property possesses the clear title and does not have any land issues nor impact from arkavathy layout., you can consider owning a property in the project !
What would you recommend between Karle Vario and LnT Raintree Boulevard for a 3BhK in terms of living and investment?
Both are equally good for living/investment. I would suggest you to consider based on floor plans.
