How does this project compare to phoenix one and mantri pinnacle?

Agree with Harish, its difficult to compare projects. Phoenix One West has an excellent campus, with great landscaping and amenities. And I loved their unit specs and floor plans with a Y shape. Mantri Pinnacle is perhaps the most iconic project in South BLR, and I have mentioned Clermont’s +ves before. finally depends on the location preference of the buyer really.
Phoenix One is perhaps one of the best projects in the CBD area.
But maybe in terms of a Return on your investment ( since Phoenix and Mantri seem to be priced to stagnation ) and because its in the growing North BLR market, perhaps I’d say Clermont on that front.

SNN CLERMONT ( Previously Equinox Water’s Edge )
I was looking for a 3 BHK in the now affluent Hebbal neighbourhood but everything looked way out of range. ( although I admit I have looked at >25 projects across Bangalore )
I came across this project in the pre-launch phase where the managements were changing , I was anxious since it felt like a big risk back then but had a great warm experience with SNN Builders. Sharing my exp of this project so far.

Builder reputation: Very open and transparent approach, give delivery on promised time in other projects, no fake charges etc. you will not find many bad reviews for this builder online as well. Although it is perhaps not yet considered in the same league as the Sobha’s and Prestige’s of Bangalore, but I have found from my exp with very big builders that they are not very transparent with communication ( as you can check online )

The project has what you call “WOW” factors; which not many projects in Bangalore have. Noting some below which made me take the decision.

Situated bang on the outer ring road ( a big plus ) , bus stops, metro station which is under construction now, Elements mall , Manyata Tech Park are all within 1-2 kms.

The VIEW: A significant WOW factor, situated right opposite the beautiful Lumbini Gardens ( Nagavara Lake ) . all apartments have wide views of the lake from the living and bedrooms. Its a 40 floor tower ( and doesn’t look like the usual box looking towers ), which makes it stand out even when you are driving along hebbal/ORR

APARTMENT PLAN: Unit sizes start at 2600 sft, so m guessing carpet area is ~1900, they are one the best unit plans I have seen in my cross Bangalore Apt search. Spacious and cleanly done. Oh and my mother got a vastu expert before booking and he said among apartments , this is as close to perfect as you will get. ( SNN claims Vastu compliance for all units, I cannot assure you if this is infact true )

PROJECT PLAN: Breathe in a bit of luxury at the Club house (4k square feet ) + the Sports zone extra. Only an Infinity pool or amenities on the 40th floor arent there ( bummer! )

Price Appreciation: Hebbal is turning into a luxury hub and with all the Govt spending in the North corridor, appreciation is quite definite, Also the Manyata Tech Park is walking distance, so expect a lot of IT Heads buying homes here .

LUXURY ( has no limits ) : Apart from living with the who’s who with all the luxury around, the campus wall is shared with a Marriott hotel next door, enough said!

PRICE : Definitely on the higher side, also since the unit is 2600sft + , expect to pay 2.3Cr +, perhaps not very appealing to spend crores on a house in this market. Although the per square feet price is lower than most peers in the hebbal neighbourhood ( Karle was charging 10,000/sft +)
